    $1900 of our security deposit was deducted over "black marks"  We earned back $1400 out of $1900.

    Dear Sabet Management, 1) you cannot "kill" black mold on the ceiling with paint 2) you can't barge into our apartment to harass us for "scaring away open house visitors" (my roommate told clients that there are roaches and maintenance take too long to be dispatched) 3) you can't take $1900 out of our security deposit for normal wear and tear. 4) you can't generate fake invoices for the wall repaints and attach your maintenance hotline number onto the top left corner of the receipt 5) you can't threaten us over the phone three days before your small claims trial I have nothing good to say about Sabet Management, and I advise people to not let real estate agents rush you to sign a lease without you knowing that it's managed by Sabet. There are a lot of fishes in the sea, but 133 Peterborough was not it.

    This is how the room was presented to me on move-in.

    Several people from Sabet Management illegally entered my home on move-out day, between the times of 9 am and 12 pm. The move out time was 5pm. One of those times they entered while I was in the shower. One on occasion a man entered who did not knock, ask for permission, nor introduce himself. He then harassed me about not moving out soon enough. I was in the middle of working and he proceeded to take pictures of the place as I was working, presumably to lie about the move-out condition. He did not leave when I told him to leave. Sabet Management provided me a filthy, uncleaned apartment full of the previous tenants possessions. They left two of their laundry machines broken all summer. Do not rent at 20 Hemenway St. in Boston.

    This was behind the stove when I first moved in. Also the back of the bottom cabinets were all open and exposed to the piping.

    When I lived there for a year from 2019-2020, it was the worst apartment I have ever lived in. The front door of the building didn't lock for half the year, my own mailbox didn't close (I notified them about this multiple times) and to top it all off, they came into my apartment while I was sleeping once COVID-19 was around, without a mask on. Happy Apartment hunting, try not to choose any apartments managed by Sabet. They aren't hard to spot because they look okay on the outside, but the apartments themselves are dirty and grimey. Look very hard in the bathrooms and kitchens too because there's usually dirt behind the appliances or Crusty mold in the sink.

    Their customer service is bad. And whoever is answering the phone is very rude. It's hard to get helpful and clear answers from them

    WORST property management ever. constant construction. it never stops. they dont answer the phone. they actually suck so much i cant explain

    Worst manager ever. They stole our deposit for no reason. In addition, Leor Sabet was extremely rude. Never hire them.

    Do not fall for the renovated look of 11 Queensberry St. The building is literally falling apart…read more The management is even more horrendous. - Cockroaches from the 1st week of move-in. The exterminator comes once in a while to clean up traps full of cockroaches and set up new ones - the problem will never, ever be fixed, trust me. They live in the walls and pipes. They run around the kitchen and bathroom at night. My mental health during this period, wow. - Water shut down for 8+hours at a time (during the day) with NO notice. This happens almost weekly. One time, it happened 3 days straight. - Washers/dryers are so dirty - I wash my whites separately and they turned brown the first time I washed them here. - Management entered my apartment without notice to "check" my fire alarm "quick just 10 minutes." They then proceeded to drill holes in my closet for 4 hours (I was kicked out of my own apt during work hours). All my clothes got dirty and there were crumbs/particles on my bed. - Walls are super thin. You can hear every conversation, cough, footstep. - You will run into rats daily in the hallways, trash area, entrance, etc. - There are people going through the trash every night. You will wake up to hearing bottles clinking together and being dragged on the floor. The Copley Group has no respect for tenants. They will never pick up your calls. They will change the lock on you without notice (I was locked out of my apartment when I got home at 9pm so had to stay at a friend's.) PLEASE RUN AWAY FROM THE COPLEY GROUP. SAVE YOURSELVES.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

Because the house was a fixer upper with significant work to be done, Christian, a licensed builder, provided incredibly helpful insight into the cost and the nature of the work necessary to bring the house up to date. Since closing, both he and Nate, continue to be very helpful as the renovations get under way. I provide a very high level of service to my clients and I expect that from other professionals.
