Ask for an itemized receipt for your unreturned security deposit, it worked for me! I suspect they got in legal trouble for withholding security deposits for no reason, because I keep hearing their names dragged through the mud on college parent Facebook groups. The management company sent over maintenance to ILLEGALLY spray bug termination chemicals in response to a complaint about bedbugs given to us through the hallway carpet despite attempts to keep them out. In the state of Massachusetts, tenants have the right for licensed exterminators to be brought in by the management company. We did not know this, so the man sprayed our apartment with our consent. He asked if we wanted him to spray our beds and we said yes, thinking it was meant for that. We asked if we should open the windows or leave for any amount of time after, and he said no you can stay, you're fine. 30 minutes later, an exterminator shows up looking concerned. I don't know how this happened, maybe Sabet management is separate from the maintenance company. But either way, this exterminator shows up asking why it smells like it's already been exterminated. We tell him what happened, and he tells us he has no idea what these guys sprayed and that they weren't supposed to do that. He told us to open our windows and stay out of the apartment for at least 4 hours. We texted the maintenance company asking what they sprayed. I regretfully don't have the pictures as this was years ago and documented in my unsaved WhatsApp group chat. But they used a type of bug spray that stated on the bottle that 1. It was ILLEGAL to spray on bedsheets, mattresses, and linens (I bet to protect us in this situation?), and 2. That it did require ventilation for a few hours and to leave. So yeah, I definitely do not recommend these guys. I proudly admit I figured out how to make the overpriced washers and dryers to run for free and stole a ton of money through it. Frustrating Lack of Support and Communication The app itself works, but if you have sign-in issues, you have to resolve them via email. If that doesn't work (which has been an issue and it is how you pay your rent), the app tells you to call a number for help. However, when you call, you get no real assistance--just a rep directing you back to the app that you can't access. To summarize... Their office doesn't answer, and their 24/7 service is useless. It's an endless loop with no real way to get help. If you need a responsive property management company when you rent an apartment, this isn't it. Sidenote... They do not update, paint or repair anything in the apartment before you move in - the prior tenant moves out at midnight and you move in 12 hours later. They offer nothing and overcharge. When I lived there for a year from 2019-2020, it was the worst apartment I have ever lived in. The front door of the building didn't lock for half the year, my own mailbox didn't close (I notified them about this multiple times) and to top it all off, they came into my apartment while I was sleeping once COVID-19 was around, without a mask on. We've had major dust issues from construction, faulty renovations/cheap renovations, people who they won't send lease renewals to, people they are bullying by saying they owe money they don't owe - it's really awful. Home is supposed to be a place you can feel safe and comfortable. Moved in less than one week ago. My apartment was filled with trash on move-in date and I merely asked them to clean it. After four days, I received a response from the Property Manager (Charlet): "First off, you have a brand new unit- literally it was used for 6 months and than you entered , so it baffles be how you describe it to be less than stunning. You got a real deal on rent from my communication with the brokers , yet you are acting as if this is the Ritz Carlton. I wish I had done my research before moving into a Sabet-managed building. They are extremely unresponsive and impossible to get in touch with. They stole our deposit because they claimed they needed to repaint, even though we left the apartment spotless upon our departure. When we tried to get our full deposit back, they screened our calls and ignored our emails. They refused to fix the lock on our building's front door (I lived on a busy street in Manhattan in front of a bus stop) - this led to strangers waiting for the bus inside our building. On numerous occasions, I came home to homeless people sitting in our hallway for shelter due to an unlocked front door. One time, someone defecated in the hallway and Sabet took three days to return our calls and clean it up. I had to send pictures of the mess to the NYC Housing Authority to get Sabet to come deal with it. On the off chance you do get to speak to a human being when you call Sabet's "emergency number," you are speaking with someone who works at a call center (not someone from the Sabet office), and they're not allowed to take messages. Folks, if you see this review, please believe that if every single review of a company is a one-star, you really need to avoid it. Here's a summary of things that I've encountered over the years living in a Sabet building: The manager appears very nice and is the only one who speaks English that you can get in touch with for fixes. He will appear to try to get things done but the reality is he won't. He probably knows the buildings are beyond repair and just wants to get by. Supers: these guys don't speak English. None of them does. You need things fixed? You're lucky if they don't break a few things of yours in the process of trying to do the repairs. Jennifer: The rudest and second most incompetent person I've seen in my life. No matter what you ask of her, expect her to get it wrong, and expect her to blame it on you. Victus: Wondering who is the most incompetent now? This guy. He doesn't know anything when you ask him, and will pretend raising $300 per month of rent is Sabet showing you mercy. Sabet Management has been so far the absolute worse management I ever had to deal with. 3 months to get a clogged sink fixed! An extremely dirty appartment when we moved in! Elevator always broken and never fixed! Very dirty common areas! Not to say gross! They did not do anything even after we called them several time to complain about the noise from other tenants ( @ 3am every single night of the year) so we had to call the police. We did not have heat for a month at the end of the winter ( 40-50°F outside) and had to call the Boston Mayor office social services to force them to put the heat back on. In a word, absolutely scandalous! Not to mention that we had to wait for a month and a half to get our security deposit back and they billed us for cleaning/painting! 310 for cleaning a place that we return in a better state than what we found!! Quite amazing isn't it!! Finally,it is very hard to get an hold on them: calling or emailing seem to be worthless!! We never get answers or if we get finally someone to talk to, it was never the same person, always someone new who did not know about us or even where the building was. The management for the building is a dick. His name is Mohsen, he acts nice and smiling, saying he will help you if you need anything. But if you go to him with any problems with your apartment, he doesn't ever show concerns or willingness to help you. Maintenance is great and kind, Mohsen is just the worst tho and he is their boss... 1. My apartment was under CONSTRUCTION when my roommate and I moved in, and when we brought this up to Mohsen, he told us to SHARE ROOMS while the other room is under construction. That was NOT what we signed for, as we were supposed to have TWO rooms ready by the time our contract started. He kept saying that we are lucky they're building us a new room, and we should be thankful instead of complaining to him. Under normal circumstance where we move in and the apartment is new, sure. But on the day we move in, expecting to find a place ready for us to move in to and sleep??? NOT OKAY. Also, it was the property's decision to invest in the reconstruction of this room for THEIR future profit, still not our price to pay or for us to be taken advantage of. It wasn't our decision. 2.With no other choice, we stayed. The construction lasted over a month and a half, and openings in the floors/walls meant that there were mice and roaches crawling in. There was no bathroom for one of the weeks during. 3. We caught 3 roaches just within the first week of being there. Even when construction was finished, we kept hearing mice in our kitchen; that was when discovered a hole behind our oven that wasn't filled in properly, and it was literally the size of a hot dog bun. Any creatures could have crawled in honestly... 4. We scheduled to meet him in his office to discuss our options, and he had a huge attitude, calling us ungrateful and other names. The entire time when we are trying to talk to him in his office, he was jerk and seemed like he never really planned to listen. He was cussing at us, starting with "who the F*** is this?" as he refers to my roommate. 5. Throughout the course of our conversation, he picked up 2 phone calls. He was stubborn and kept telling us to leave. Some new tenants came to his office with questions, and he dismissed us, saying, "no, you guys don't know what you're talking about." Then he turned around, tended to the people who just walked in, and completely ignored us. Given the fact that the ones who entered his office after us were male, and he treated them completely differently than how he treated my roommate and I, who are both female, I dare to add sexist and condescending to the list of how to describe him. 6. At the end of the contract, we cleaned out the apartment completely, broom swept the floors, mopped the floors, repainted the walls, anything we could do to minimize the security fee deduction. A month later, we got our security deposit back only to find out that they actually had the audacity to charge us $1300.00 for CLEANING FEES. Any other places in Boston will charge at most a few hundred. We got charged THIRTEEN HUNDRED DOLLARS!? From my point of view, he gets off of taking advantage of college students and their money, and is totally loving it. TL;DR Mohsen the manager was very unprofessional, rude, wasn't willing to listen/difficult to talk to, didn't care about anything we had to say, never resolved any of our concerns, charged us unnecessarily high for security deposit, 10 out of 10 wouldn't recommend anyone to stay anywhere this manager runs. read more

I've spent three years under Sabet Management across two different properties (like any good slumlords, it seems like there's practically a district under their slimy grasp). Really, really horrible. First apartment, on Hemenway Street, had a hole in the floor through which I was regularly visited by mice; the stove's pilot light was spotty and spewed noxious fumes through the closet-sized "one-bedroom split" (that's a laugh, but for $2200 a student can't handle it alone) until I called in an engineer, no recycling of any kind, chipped paint everywhere, a busted refrigerator, the list goes on. I send an email to them with this list of complaints, and receive zero reply for two months. I send another email, no reply for another month. My roommate and I decide to exercise our state-given tenant rights and withhold half of our rent until our issues are addressed - eviction notice. I confront management with threat of legal repercussions for violating our tenant rights, suddenly the email gets a reply and the crook of an owner personally shows up at my door begging us to pay! Alrighty then. They cranked the rent up by $500, so I moved. Second apartment - I know, I know, I'm a glutton for punishment - the radiator lacks any kind of valve to regulate heat, so heat spews endlessly and makes my room a sauna. Phone calls, emails, no reply for a month. The heat starts to result in health issues for occupants, so I place a message bringing this to their attention and that they're at fault... suddenly the phone call gets a reply! Later events included management employees and handymen strolling right in and walking around the apartment at all hours of the day to their heart's content, a painter meant to paint the bathroom ceiling (chipped from leaks, of course) who painted everything but the ceiling, got paint all over the floors and kitchen appliances, and then left the door unlocked as he went (through which his friend came in later yelling for him, that was fun). To top it all off, that "last month's rent" only seems to go so far - we're supposed to be out midday on the 31st. Because nothing makes moving day in Boston easier than the last month I paid for suddenly becoming a month minus half a day! I know there's so much hyperbole about management companies and real estate offices, but PLEASE, PLEASE, PLEASE never give these creeps a dime. read more

Last year was my first year in Boston and I rent an apartment in 109 Peterborough St remotely, so I didn't know it is Sabet Management and that was the start of my horrible experience. 1. The building was old and there are rat showing up at the third day I move in, so I have to buy some rat sticker online to catch them. And there are also cockroach inside the building 2. The heat come very late during the last winter, and during some of the winter time they didn't provide heat. Like the thanksgiving day, for god sake it was under 50F outside, and the single layer window can not prevent the cold come into the room. I have to call 311(public service) to seek for help. Luckily a nice officer came to verify the situation and called the management office to warn them, five minutes later they turned on the heat. But it seems that management office weren't afraid of the government and they stopped heating supply several times after that. 3. The elevator is also another thing that I can bear with, through the move in and move out day the elevator was not working, and the license of the elevator expire almost one year. It also broke down through the daily usage. 4. After moving out about one month they start sending out the deposit check, and my apartment was charged more that $2000, for the so called "wall damage", it is totally unreasonable and unacceptable as we live carefully through out the whole year and they didn't gave me a checklist when I was moving out. I am ready to see them in the court for the charge. I cannot speak less of Sabet after 1 year of living there. It's the worst experience of my renter's life ever. I should've looked it up in Yelp before I moved in, but every bit of review in this page is correct. Stay away from them! 1. Elevator conveniently broke when people are moving in and out. Even in regular days, it was constantly out of order. The inspection expired for 2 years and no one from the management seems to care. 2. You can't find management staff in the office whenever you want to talk to them. You almost always have to call and wait. 3. They didn't turn on the heat until December last year, after several calls to maintenance and requested them to turn it on in November when it started to get cold. There was one guy saying s/he would complain it to city inspector, the next day the heart started and the letter s/he left to management was shown in the lobby w/ "What's your apartment #" on the letter. 4. The heat didn't work sometimes in winter. For example, in Super Bowl LI, there was no heat for the whole day! That was in freaking February. 5. They lowered the heat starting from early March and shut it off later in the month. For God's sake it was still 40-50F outside. 6. If you think you can use space heater in the apartment, you are wrong. The whole apartment is using the same circuit, aka the whole load on the circuit can be no more than 1500W, good luck using your 1500W space heater and try to do anything else using electricity (like Microwave) or your roommate needs to warm up as well. 7. The hot water was not even lukewarm for two weeks in late March after 9:00 pm-ish. Plus there was no heat.. Good job at freezing students. 8. They wanted to paint our apartment in early September, claiming that if we didn't accept, then later we needed to be responsible for paining after we moved out. Guess what, we were still charged for paining after all (more than half of the security deposit). They seem to paint every year and deduct it from your security deposit. 9. They only return your deposit after about 1 month after moving out, making it hard to justify and argue their deductions. Why not just do it fair and square on the moving-out day? 10. Constant packages stealth. I've lost 5 or 6 packages in total and every time I had something delivered to my place I was so nervous to find it was gone. There was one time that I thought my package was stolen and later discovered it was left on the folding table in the basement, with cardboard box thrown in the waste bin nearby.. I don't know if the thief is from inside or what. And the management has done nothing about it. 11. I didn't even receive a letter from them to ask if I want to renew my lease and not, and suddenly people were showing up in the apartment. I definitely wouldn't renew my lease but where was your courtesy to ask? Once again, stay away from these buildings under Sabet as far as possible. read more

Like other reviewers have stated, they took a chunk out of our security deposit for painting for no reason at all, the apartment is in complete shambles, and they are always incredibly unhelpful when it comes to security concernss. This management company is as corrupt as it comes - please try not to rent from them under any circumstances. They make it near-impossible to contact them too.
