While there are your occasional negative experiences (leaky sink, closet doors sliding off guide rail, & online rent pay being buggy), I cant complain about the integrity of the apartment. This complex is pet friendly and quiet. I often like being left alone while doing schoolwork or studying and this place ticked that box. The landlord and maintenance man are welcoming and kind people who make it their life's work to make sure the apartments are up to snuff and gave me a unit that was undeniably the cleanest rental space I have experienced to date. The neighbors are friendly and non-intrusive which is all I could ask for. I would advise saving for wear and tear caused by you or your pet prior to moving out as there is no security deposit, this complex runs on a fee based system for damages which is billed after move out. Some number I would have liked to know in preparation for living here: -~$200 move in/reservation fee -1 Bedroom costs $641/mo -$30 pet fee for every month you have a pet in the apt. -$200 first time pet fee -Bills in addition to rent are electric (avg. $50-135/mo based on month), & internet (spectrum 100mb runs around $65) -$30 for mailbox keys (2) which is refunded if both are returned at end of lease Some tips for living here: -Get a washer/dryer: Laundromat in The Plains is closed permanently and there is a hookup in the back room of the apt. Closest is Ambassador Laundry in Athens -Bring furniture movers/sliders, or some carpeting to protect to floor -Buy a bulk of doggie bags to help pick up after your pet -ALWAYS place something beneath the dog cage that is expendable (Carpet, Piece of Plywood) in case the cage shifts and causes small abrasions in the vinyl wrap flooring -Only fast food options are McDonalds or prepare to hop on 33 towards Nelsonville or State St. Athens Overall I will give this complex a 5 star rating as it is in close proximity to OU, free parking, close to the bike trail, accommodating staff, pet friendly, unfurnished, secluded, extremely clean, and all electric appliances (plus in my opinion) Drawbacks are the easily scuffed floors and paint, and having to drive to campus in bad weather however this is offset by the proximity to the bike trail which is cost effective and a pleasant workout/bike ride. Do not regret living here in my first year, and the only reason I am moving is that I've found a buddy in my cohort who doesn't like the proximity to campus and so we compromised to move closer. Would happily recommend Beckford Place Apartments to prospective upperclassmen or graduate students.

When I received the apartment, the carpet was so dirty it filled half my vacuum cleaner. After 6 months of authentic shed-experience - squeaky floors, paper-thin walls and a cranky old fridge that wakes you up at night as well as ants and roaches come summertime - I move out after thoroughly cleaning the apartment with Clorox everywhere and vacuum cleaning the spotless carpet, in fact the place was in much better shape when I left it. You can imagine the shock when I was forwarded a 169$ fee for "apartment and carpet cleaning". Outrageous, these people scam their tenants for money...

Capstone, namely Bob, was amazing to rent from. Problems were always addressed promptly and business was always handled fairly. The rent is reasonable, and I was treated very well when it came to my deposit. Bob even went back to the property I rented after I moved out and found a little ceramic cat that was sentimental to me that got left behind and mailed it to me. I always had good house-neighbors, also. Best rental company in the area by far!!! I would recommend Capstone to anyone renting in the Athens area.

The Summit at Coates run is possibly one of the worst experiences I have had with an apartment…read morecomplex. First, they have a monopoly on the Athens area. If you don't resign your lease within a day, they increase the rent. Rent is cheaper the sooner you sign a lease, and they continually increase rent until it becomes upwards of $800 per month by December. Second, when I moved into my apartment it was absolutely disgusting. There were stains everywhere, mold in the bathrooms, mold on our HVAC system, grime and soap scum on all of my faucets. To top it off, our apartment had FLEAS when we moved in and no one informed us. We found out when we all had red bites all over our ankles. Maintenance sprayed for our fleas, but no rent concession or apology was made about the state of our apartment. Third, the wifi and power goes out often. When the wifi or internet does go out, it is out for HOURS and you have to make your way to campus to complete any work. For $625 per month EACH we shouldn't be experiencing issues like this frequently. Fourth, The Summit is money hungry and will attempt to get anyone who is subleasing to sign a new lease so they can make commission, screwing you over. The Summit at Coates Run would be a great place for you to live if you enjoy supporting money hungry companies, rarely having internet, rarely having power, having a disgusting apartment that smells like smoke, and if you want pay expensive rent for subpar amenities.

When the pandemic hit and we were not able to do the volume of business we had previously done, they gave us a break on our rent, which was much appreciated and has helped us stay in business.
