Moss remained on portions of the roof, a shingle was knocked loose, the roof treatment was insufficient, and the gutters were not cleaned as agreed. What disappointed me most was that there was no quality review or follow-up by management to confirm the work had been completed properly or to obtain my approval before considering the project finished. A-1 offered to return and redo the work. However, when a service falls this far short of the agreed scope, I believe either a different crew should be assigned or a refund should be offered. I was no longer comfortable having A-1 continue with the project. I hired another company to complete the same scope of work. They performed the work thoroughly and professionally. After seeing the condition of my roof, they commented that A-1 should not have charged me for work that was not completed. If you choose to hire A-1, I recommend requesting a thorough quality inspection at the conclusion of the job and providing final approval only after verifying that all work in the proposal has been completed. I also recommend questioning the requirement for a 50% down payment, as the company appears to have minimal upfront material costs for this type of service.

There was a concrete section adjacent to a garage that was left concrete. Well, the results were so pleasing. The surface is smooth, not a speck of asphalt on the concrete, regular edges. They were professional, worked very hard. We left for the day, as the equipment and process is quite noisy. Now, this kind of work is not cheap, but the results make such an appearance difference to the property.

He came out relatively quickly and did a site visit to give me a bid although the day after he said he would initially be out which caused me to change plans and use two days to get bid. The bid was very reasonable - about an acre for 120 + grass removal. I accepted and he said he would be back Thursday or Friday the next week. Both days came and went then I got a message that he would be there Saturday... I was supposed to be off the 2 days he told me to expect him but was working on Saturday. When I came home the lawn still was not mowed. I then got a text and he said I hadn't accepted the invoice he had sent me via text. I told him I didn't know I needed to and asked about some extra charges on the invoice - as it turns out he accidentally added taxes for a few different locales on my bill. The bill was corrected and I accepted the invoice. He (or an employee) showed up to mow - almost 2 weeks after the initial bid and a week after the first scheduled time - but didn't bring their riding lawn mower and only finished about a third of the yard due to grass height. He notified me of the issue, told me he would be out the next day with his rider to finish. He did finish mowing the yard but since he was charging extra for grass removal he sent me a message saying he got all the grass up that his rider would pull up. I thought that was odd... I waited to pay until I saw the yard - and his assessment that he got everything up that could be was not true. There were sections of the lawn that looked almost raked and other sections that were thick with grass and without tire tracks through it. It obviously had NOT been driven over. I messaged him with pictures and said either to remove the grass removal fee or come back out and finish the job. He sent me a new invoice with a reduced amount and no further communication. I saw the other reviews, I understand the nature of the work and how things may need to be fluid as far as dates/times. I even would have been fine if he had simply said that he would come back out and finish picking up the grass... and I would have given him another shot. But collectively the missed dates for the bid, missed dates for the mowing, the first trip out being unprepared - despite having seen and bid the job, failing to finish picking up the grass and finally not coming out and finishing the grass removal - I just cannot do business with this kind of performance.. and I really wanted to. He did remove the grass removal fee, that was a positive...I regretfully cannot recommend this company and will be looking again.

I just bought a large mobile home that had a newer (8-year old) roof. The inspection report stated that there "might be leaks" around the vents and I decided to be safe rather than sorry. I took 3 bids to tear entire thing down, replace plywood as needed, replace the 2 skylights and 12 vents and install a 40-year roof. I ended up going with Pacific Capital Construction and could not be happier. Sean, the owner, and I struck up a rapport pretty much from the get-go and I feel more like a neighbor took good care of my home rather than just a company slapping a roof on the place. His crew manager, Joel, was great, too. There'd been some rot in the plywood, as expected, where the vents had let in the elements. The crew showed up on time, worked a solid day, and entire job was completed in less than 2! Even with 6 boards replaced, it was still cost-effective. Especially for a 40-year roof and a 10-year workmanship guarantee! Note that the three bids I received were all from the same supply manufacturer, so all offered the same materials. Despite being a small business, Pacific Capital still underbid the 2 larger roofers by $2k and $4k. I made the right choice in going with Pacific Capital Construction!
