They are by far the WORST property management company I have employed. I have properties across the Midwest, and I will ADVISE you IF YOU ARE A PROPERTY OWNER/ INVESTOR - STAY AWAY FROM THEM. OK you have been warned. It was alway something that cost extra and was deducted from the rent.. They let my property go to sh*t all time charging and over charging me for who know what. For months I was billed for landscaping, there is no lawn at the house. Broken windows, locks, pumps, electrical... It was always something to eat away at the rent, then found out the tenant moved out after not receiving any money for months and the property manager never told me. I had to call them on it. They do not answer questions directly, it always your fault as the owner, they require you to give them a $550. Free spending account without letting you know what it is being spent on or approving the fix. When I did go to Toledo from CA to see what was going on, they never offered to meet with me. It was a TOTAL SCAM. When the tenant moved out, they hit me for $450. To "clean" out the house. When I asked for pictures of what was done, they would not provide any, I had to pay an additional $250 to build a from step handrail, $200 to install a new bathroom mirror and light (the other what half way in the shower, they never fixed an interior window that they could not get anyone come and fix because of Covid, I got it fixed in 2 days) $300 to a cleaning service to clean up the house, $1000 for a dividing fence, $500 to a lawn company to come cut the vines and over growth on the driveway. When I confronted Jim (the owner) about it he told me that was the condition of the house when I bought it a year earlier, when I asked then why I did I pay for monthly landscaping services, he had no answer and got upset at me. WARNING, don't walk RUN FROM THIESE PEOPLE! Check the before (how they had it) and after (I cleaned it up and fixed it) pictures... I can't believe these people let my house run into the ground like this. Oh yah, they said we don't really manage houses on that side of town, you may want to sell it, I will have our real estate agent call you, yah right like I would use anyone they work with. Regarding Janis response.. Of course ALWAYS AN EXCUSE.... These people are SCAMMERS, check other real reviews, all bad WE DON'T HAVE THESE ISSUES/PROBLEM WITH ANY OF OUR OTHER PROPERTY MANAGMENT COMPANIES.....

True to their word, they have made real estate investing as turnkey as it could possibly get. They found the property I purchased, offered it at a great price, renovated it (included with the purchase), and found a tenant. My experience with all of the staff has been excellent, Laarne in particular has been extremely helpful and responsive, keeping me updated on the process and responding to my questions promptly. Engelo has also been really great, he has so much experience / knowledge in real estate - and unlike others I've met in this business he really tells you the unvarnished truth - what works, what doesn't, and the best strategies to consider if you're going to get into this arena.     1 bedroom apartment 2nd floor:…read more Size is about 600sq ft, decent space for one person or a couple. Our peephole was covered by the apt # during construction and took months to be put back in place and it doesn't work properly. Foggy and can't see through. Walls are paper thin and it sounds like people walking into the building are in your apartment. Window slightly ajar means anyone outside sounds like they're right next to you. You can hear people below us very well especially in the bathroom, and the next door neighbor in the kitchen. Storage is good, closet in the bedroom, outside the bathroom and a walk in closet near the entrance. No smoking is allowed indoors but people do not follow these rules and the building smells horrible. Two apartments in our building smoke weed all the time and it leaks into our apartment and you can't stop it. Management does nothing and says call the cops. There are people that smoke weed freely outside the building next to us and listen to terrible music on their Dr Dre pill speaker. Water bill is not included in rent and depends on the entire building so your bill is not solely dependent on your usage and must be paid through an outside company. You can't fill the tub for a bath without running out of hot water. Bathtub needs to repainted (or replaced). Central air is nice and the bill is fair. Heat was having issues reading the correct temperature as of late. My Wife didn't feel safe taking out the trash. She got cat called at the "lake" (which is a pond). Kids run wild and scream (not yell, scream) outside and inside the building. On our floor the parents would lock their kids out and they would scream "let me in". This was reported and nothing was done. Parking is okay but the lot has a lot of issues that are patched with tar/gravel. Buildings aren't locked. Most of the outside lights need new light bulbs (they're off). Pay extra for car ports. Floors squeak. ATT does not service this area for internet. Cigarette butts are everywhere. Found an NaCl syringe on top of our mail box. Door to the apartment is thin and weak, feels like anyone could break in with ease. Would not recommend.

We had to relocate out of state before our lease was up and she worked with us to make it as painless as possible. After a year of dealing with a horrible management company in Boston, we are actually planning to move back to Lake of the Woods this spring. Our apartment was a remodeled unit. The kitchen was large, clean, and functional. Large master bedroom. The whole unit was very clean. It looked brand new. Whenever we had a maintenance issue, it was taken care of in a reasonable amount of time. I believe all of ours were resolved the same day. After experiencing horrid management elsewhere, I'm wondering why we ever left Lake of the Woods!
