They have been frequently late on making payments. Also, they did not do a proper background check on tenant. Due to numerous mistakes, this office would do well to have one property manager assigned to one residence. On the plus side, they have tried to fix problems when they are brought to thier attention. Also, they handle everything for you...unfortunately, even when you've asked them in writing to inform you first, they won't; such as notifying you about lawn care, repairs, evictions, etc,. In this economy it was nice to have someone take care of the property. However, I wish it felt more like they were working for me, instead of my renter. read more

Been with Rylan almost a year and they are worst. They don't address livable or habitatable or plumbing issues. All they care about is rent. Office people don't return emails, and they scan calls. Stay away from this management company, they are the WORST! They managed my property for 10 years and every year I promised myself that I would fire them but managed to forgive them for their non stop mistakes. Here are just a few problems i had with them. It would take them over 2 months to get my property rented whenever it was vacant. Sometimes 3 months! Simple repairs such as replacing blinds would take a month or two to complete. Especially if I requested to get another bid when I decided to not use their over priced in-house maintenance crew of 1. Getting them to reply to emails or phone calls was like pulling teeth. Not to mentioned their high turnover rate at their office, I never knew who i'd be dealing with. They forgot about paying what was due to me 3 times. Their monthly account statements never made any sense and every time I reached out to get an explanation, nobody in the office knew how to read or explain the statements to me. Thats IF I was able to get a hold of them on the phone. It was as if a 3rd grader was responsible for account statements and management. (no offense to 3rd graders). When they found out that I was selling my investment property through another brokerage they just stopped replying to me all together. I was ghosted by a company simply because I did not feel comfortable in their skills, or should I say lack of skills. Finally, I received a collection notice from the City that my utility bill was never paid. NEVER PAID! And I ended up going to collections because of them. Despite them having received multiple notices from the city that payment was overdue, they did not bother reaching out to me. I sold my property last year and I'm still dealing with shitty business practices. Ryan, you can blow it out of your a$$. Your team and company suck! This company is by far the worst rental company in the city! They are very terrible with communicating back. I notified them that I had no electricity in the back part of my apartment- which is a hazard to me and my young children, and nothing is being done about it. I was told to go downstairs and tell my neighbor to flick a switch, which is not my job to do!! The repair man never comes to my home when I put work orders in! My toilet is running with hot water and its killing my gas bill!!!! I don't have adequate hot water in my sink or bathtub!!! This is insane! I will be looking to get out of this apartment and lease because my life and children's life is at risk here with this slum-lord!!!! DO NOT RENT FROM THIS COMPANY!!! read more

I had been having a very hard time selling my house in Lyons, OH for over a year. Then one day I got sick of dealing with it and decided to try and rent my property out. After firing my old Realtor I started my search for a property management company. This turned out to be a very complicated thing in this part of the country and with me not living anywhere near Ohio. It is very important to me to be able to have someone that I know will have my interests in mind when renting out my property and will check on it since I am in the military and don't live anywhere near my rental house. After a week of searching and calling around I found Rylan Realty. From the get go Rylan has impressed me. All of my other experiences in the past made me feel like no one up in Ohio really liked to work all that much or hard in the Real Estate industry. Thankfully Rylan Realty proved to me that this was not the case. After hearing how they worked my agent sent me the paper work and I began listing my house for rent. The very next day my agent made the long drive from Maumee to Lyons to check out my house and get the keys from my old Realtor. After seeing some issues and sending me some pictures she set up appointments to get contractors over to get estimates. After I received the quotes and decided what I wanted to get fixed everything was paid for and fixed in less than a week. At no time did I feel like I was being led a stray or that the wool was being pulled over my eyes. Just in case you were wondering how it all works with this place here you go: You give them a call and fill out some paperwork about your place and who you would like to rent to. They list and show your place. There is a 100$ initial start up fee and then a 25$ monthly advertising fee. Oh and also there is a 250$ fee so that if any small repairs come up then they can take care of it . If they don't have your place rented out then the only thing you pay is the 25$ advertising fee every month. However once your property is rented out then they only charge 10% of the rent as their fee for managing your property, which from what I have seen is great. All and all a grrrreat company to go with if you have ever thought about renting out your property in the NW Ohio area. read more

in april i asked what Rylan thought about renewals. renter was month to month after and i never advised i wanted it otherwise. the so called owner in Nov 2014 decided to give them a yr renewal because inquired on their opinion 6 months prior. By then i was in agreement to give the property as a gift and only aware it was month to month...how i wanted it. the lease was never uploaded for me to view until 3/9/15 --10 days after i advised i was changing owner ship. his response it is your problem you signed a agreement with us. I am reading it and don't see where they get to make that specific decision on my behalf.. but I know who can review it again. His last 3 emailed stated I never responded to an emailed asking about the lease so they made the assumption they could do what they want. They have been month to month for 6 months and suddenly you change it. So lack of consent means it is ok... ? odd I don't think so. Pay a family member 60 bucks a month to list as managing property for you if you need to but avoid them like the plague. the think if yo in a different state they have the advantage. truth is you don't need them and should never use them. read more

I have rented homes in the past and currently rent through Rylan, and am a property owner who rents out my other home. I can say, without reservation, that Rylan Realty is the bottom of the barrel. Please do yourself a favor and find another property management company. I have rented through them for over 5 months and am still amazed by their total apathy and lack of communication. Repairs have been necessary for 5 months and they still have not touched anything. Their "maintenance man" simply isn't. I'm not sure what his qualifications are, but he's been here a few times and hasn't fixed anything. They have been given legal notice, and now I am forced to pursue legal means to remedy this situation. As for the other posts, Cheryl Y's post sounds like a plant. If not, I am glad (and surprised) you are happy with them, but the services you and the Jimmy M describe are standard throughout the business, hardly rating 5 stars. I have yet to see service that warrants a single star. So I say again. FIND ANOTHER PROPERTY MANAGEMENT COMPANY!!!! If not, you will most likely regret your decision. read more

I used this firm to manage my home. They did little to care for it or provide service. I ended my contract with them when my tenant wanted out of his lease to purchase a home. They took him to mediation & agreed to let him out without any consequence. I had phone calls from the neighbors complaining the tenant did not mow the lawn or take care of any of the landscaping as stated in the lease. When I got in the house, it had never been cleaned in the 10 months he was there. I had to replace carpeting & ceiling tiles. Rylan tried to keep the security deposit for their own use. They never could provide accurate bookkeeping records. They charged me for sending a locksmith to the house when the tenant locked his keys in the house. It was a completely negative experience. If it were possible to indicate no stars, that would be my choice. read more

Where to start, first house we rented turned out to be in foreclosure. hmm they do background on tenants but not supposed property owners. Dealt with it got past it, then we liked this house they have in Delta Oh, only asked 2 things, 1, how much it was going to cost us to find out how much to fill the cistern up when it needs it, almost a month later still no answer,... 2 after being burned with the first house my wife asked for them to have the land owner to call so we can get a feel about them. After a month of NO answers from them we decided to look elsewhere found something we like called them to get our deposit money back and was told NO! Had a good experience with this company for the first few years, but something changed and I have been very dissatisfied recently. Charged me 7,900 for rehab after a move out and property had not been painted and flooring is still in bad shape. We rented from Rylan Realty for a year. I would absolutely never rent from them again. When we moved in the home was not clean, the window frames had dog bites all over them, the dishwasher did not work, and there were piles of garbage in the backyard. We shared all of this with them and the only thing they did was remove some of the garbage from the backyard. When we moved out they actually charged us for fixing the dog bites on the window frames even though we sent photos of the damage when we first moved in. The owner never once returned our calls and the person who worked for him said they did not have our complaint on record even though we produced a copy of the email. They NEVER fixed the dishwasher, though they sent repair guys out a couple of times. At one point, we called because the air coming from the furnace smelled horrible. The guys who came out to change the furnace filter noted that it had not been changed in 3 years (there was a date on the furnace filter). They are horrible! I know it is hard to find homes to rent in the Toledo area, but if you can avoid this company, I would highly recommend it. read more

I had a horrible experience with Ryan realty group.This management company does nothing in a timely manner, such as maintenance and keeping the grounds maintained. I had the pleasure of renting from them for about a year and a half. I loved my apartment but disliked the management company,It was like pulling teeth to get anything done like getting grass cut or to have the apartment hallway cleaned on a regular basis.Not to mention how the try to rip people out of there deposit.They wanted to charge 250 for cleaning when everything was clean and 170 for steam carpet cleaning and I was told that they are not responsible for carpet cleaning between tenants.However I must say after I showed them them the video of how clean I left my apartment and threatened to sue they gave me 90 percent of my deposit back.I would not recommend this company to any potential renter or property owners looking for a management company. read more

As a renter I love that you can easily go on-line and make your payment, see all yourpayment history, request service - which is handled promptly, (and i know that the owner was notified), and lastly all documents are there for the viewing. I would highly recommendd any landlord thinking about going to a property management to consider Rylan Realty as it makes it so much easier for the landlord as well as the tenant. read more

My husband and I moved to Colorado and decided to rent our house out, due to the economy/real estate market. We now have two years of experiences with this organization, most of which are negative. We met one of the owners, who put us at ease by assuring us that Rylan would be working in our best interests. He even agreed to complete monthly check-ins on the tenants. However, the idea of "monthly" was turned into "regular" in the contract. Our naivety and trust in Rylan prevented us from requesting a change. The first year went reasonably smoothly. Payments were made on time and no major troubles arose, although we were disappointed in how quickly verbal promises were neglected or forgotten. When we contacted the property manager, she failed to respond in a timely manner and she treated us like an inconvenience. Unfortunately, the most recent tenants were a nightmare and Rylan did nothing to fix their mistakes. Despite Rylan's claim that they do a thorough background check on all potential renters, Rylan neglected a six-page criminal history, obtained by the neighbors at the Toledo Police Department. By the time the neighbors retrieved this information, the tenants had already signed the lease and began making payments and we were left without recourse. I was contacted regularly by the neighbors about loud music, dozens of cars on the lawn, and other offenses. Because of the frequency of complaints, I had them contact Rylan. At first, the owner was receptive to the correspondence, but after only three or four emails, he accused the neighbors of harassing the tenants and threatened legal action. Of course, my husband and I were irate about spending hundreds of dollars for their so-called "management" and contacted Rylan ourselves. There were other infractions made by Rylan, but I want to warn anyone that wants to sell their house after working with this company to run. Once the tenants vacated the property, Rylan completed a walk-through to assess damages. We were told that everything looked good. When our realtor began the listing process, on the other hand, we heard a very different story. There were numerous bags of garbage in the garage, rust rings in the sink, ceiling light fixtures that were removed and needed to be replaced, gouged hardwood that isn't fixable, walls that were painted sloppily and without permission, broken plumbing and electrical fixtures, and more! My realtor sent several pictures of the damaged house as evidence and called upon a handyman to fix the biggest problems. All in all, the money we spend to get the house back in order will be approximately $600. The amount of stress and money we put forth in working with this company is completely unreasonable. We would never recommend Rylan as a property management company. read more

I have dealt with them when I was looking for a house in Toledo to rent. It was a bad experience because after applying all the necessary documents they requested for background check I did not hear from them if I will rent the house or not and after calling several times that I need to know that I am in a hurry I had a respond that the owner is the one who is delaying the process and they will call me when they will know any thing. After 10 days I called and they said that it was rented to someone else. I think that was dishonesty and careless about the client. read more

We rented a unit for just over a year from this company. We had a terrible experience. As Ron R. posted, this house was also not clean when we moved in despite us having signed the lease 5 weeks before our requested move in date. Our first few electric bills were super expensive and the electrician they sent noticed that the filter in our furnace also has not been replaced in 2 years and the company still never put a new one in. When we moved out the owner tried to charge me $275 for carpet cleaning in two rooms due to our pets, I found two different companies in Toledo that both charged $89 to clean two rooms with pet steins. The owner also tried to get us to fill out forms with our financial information to get government assistance to replace the windows even though he is the owner of the property. If you like a having a corrupt landlord then this is the company for you to rent from. read more

They are horrible at returning phone calls and just customer service alone. Do not work with them! This place has been nothing but a nightmare. If you mess up on a application, boom you're done. We make more that 4.5 times the rent for the place we put in for but had the income backwards for us (it was late when filling out the application) and they denied us because of that and credit (we just purchased 2 new cars). Go through and check out the other reviews, they always have an excuse for why something happened/bad review. This place is a crock. read more

This company has been very difficult to deal with. I moved across the country and did not arrive to the rental that was listed. I was charged a cleaning deposit and pet deposit. There was filth all over the house. By filth, I mean, hair and urine all over the bathroom and food in the kitchen cabinets and fridge. There was actually urine on the toilet seat. I cleaned a mystery substance out of the bathtub. There were piles of garbage in the backyard. The laundry room was saturated with cat urine. I sent a detailed list with photos within hours and was completely ignored. The sewer did not work properly and was coming up in the kitchen. It took them two days to address the sewer issue. The laundry hookups were not functional, and though they were "fixed," the area that allowed the appliances was not big enough for a stackable washer and dryer. I was promised reimbursement for laundry services during the time of the repair and was never reimbursed. The owner of the home contacted me to ask about the performance of this company, and assured me that he would handle things for the remainder of my lease. read more
