I decided to go with Joe after meeting with a few agents because he had reached out to me a few times before I decided to list with an agent to sell my home. The first issue arose when I received a message from a neighbor who informed me they called the police because someone was in my home at 10:30 at night with a flashlight and the door was left open, this was also the same day of an inspection. I tried and failed to get ahold of Joe for three days who's phone was off. I called the office to find out what was going on and was put in touch with Dan. Dan informed me that Joe would not be working due to personal reasons and he would be taking care of my listing. Days went by and I had heard nothing so I called Dan to request to be released from my contract since Joe was gone, no one thought to inform me of this, and they were scrambling to cover everything (which Dan had expressed), he was incredibly rude and disrespectful to me raising his voice and yelling the details of the personal issues going on in their family, which I will not detail because it was very unprofessional of Dan to tell me, they are personal and I should have never been involved (I have never been spoken to this way by a "professional" or felt more disrespected) after repeatedly asking to be released from the contract he refused. Joe eventually came back to work and time after time I was unable to get ahold of him. After asking him the week prior twice to make sure there were not any appointments at the house on a certain weekend that we would be in town we were surprised by the buyer, their agent, and their whole family. We had another emergency issue the week before closing that I was also unable to get ahold of Joe for. To top off this experience Joe did not attend the closing for the full time but stopped by. I cannot imagine a worse experience.

True to their word, they have made real estate investing as turnkey as it could possibly get. They found the property I purchased, offered it at a great price, renovated it (included with the purchase), and found a tenant. My experience with all of the staff has been excellent, Laarne in particular has been extremely helpful and responsive, keeping me updated on the process and responding to my questions promptly. Engelo has also been really great, he has so much experience / knowledge in real estate - and unlike others I've met in this business he really tells you the unvarnished truth - what works, what doesn't, and the best strategies to consider if you're going to get into this arena. That way you can make a sound informed decision. I'm really impressed with the comprehensiveness of OCF and definitely recommend having a conversation with Engelo if you're considering getting into real estate, or if you need property management services in Ohio.

They are by far the WORST property management company I have employed. I have properties across the Midwest, and I will ADVISE you IF YOU ARE A PROPERTY OWNER/ INVESTOR - STAY AWAY FROM THEM. OK you have been warned. It was alway something that cost extra and was deducted from the rent.. They let my property go to sh*t all time charging and over charging me for who know what. For months I was billed for landscaping, there is no lawn at the house. Broken windows, locks, pumps, electrical... It was always something to eat away at the rent, then found out the tenant moved out after not receiving any money for months and the property manager never told me. I had to call them on it. They do not answer questions directly, it always your fault as the owner, they require you to give them a $550. Free spending account without letting you know what it is being spent on or approving the fix. When I did go to Toledo from CA to see what was going on, they never offered to meet with me. It was a TOTAL SCAM. When the tenant moved out, they hit me for $450. To "clean" out the house. When I asked for pictures of what was done, they would not provide any, I had to pay an additional $250 to build a from step handrail, $200 to install a new bathroom mirror and light (the other what half way in the shower, they never fixed an interior window that they could not get anyone come and fix because of Covid, I got it fixed in 2 days) $300 to a cleaning service to clean up the house, $1000 for a dividing fence, $500 to a lawn company to come cut the vines and over growth on the driveway. When I confronted Jim (the owner) about it he told me that was the condition of the house when I bought it a year earlier, when I asked then why I did I pay for monthly landscaping services, he had no answer and got upset at me. WARNING, don't walk RUN FROM THIESE PEOPLE! Check the before (how they had it) and after (I cleaned it up and fixed it) pictures... I can't believe these people let my house run into the ground like this. Oh yah, they said we don't really manage houses on that side of town, you may want to sell it, I will have our real estate agent call you, yah right like I would use anyone they work with. Regarding Janis response.. Of course ALWAYS AN EXCUSE.... These people are SCAMMERS, check other real reviews, all bad WE DON'T HAVE THESE ISSUES/PROBLEM WITH ANY OF OUR OTHER PROPERTY MANAGMENT COMPANIES.....

    I left her Google review. Because I had a horrible response from this company. Yelling and…read morescreaming at me. So the owner responds back with her personal phone number. And it's been 3 phone calls. Still no response, and now she's changed your voicemail with her name off it. This company is horrible, this is the most unprofessional company I've ever had to deal with my whole life. I would never rent from them. I would never deal with them on any type of business level. Here it was her response that was a lie. Because the phone line is not correct. What she is saying and everything that she said in her response was a lie. a week ago Thank you for your feedback and an opportunity to review your interaction. You do not show as a tenant or an applicant, so we cannot specifically review your situation. We do often get multiple calls at once, so our call queue let's you leave a voicemail after 10 minutes on hold. Today's max wait time was 3:18, and an average of 59 seconds. In reviewing today's calls, there were no issues reported aside from one unknown person yelling and cussing as soon as the call was answered. This probably wasn't you, so if you would give the manager a call to see where we went wrong and what to improve we would appreciate it. Their direct number (no call queue) is 419-208-9384. They don't return phones calls at all and there the most unprofessional property management and slum lords. I was in the queue for 20 minutes before the voicemail finally just answered so I could leave a message. Everything she said about the queue is a lie. And everything else has been alive. Her response was horrible.
