They are by far the WORST property management company I have employed. I have properties across the Midwest, and I will ADVISE you IF YOU ARE A PROPERTY OWNER/ INVESTOR - STAY AWAY FROM THEM. OK you have been warned. It was alway something that cost extra and was deducted from the rent.. They let my property go to sh*t all time charging and over charging me for who know what. For months I was billed for landscaping, there is no lawn at the house. Broken windows, locks, pumps, electrical... It was always something to eat away at the rent, then found out the tenant moved out after not receiving any money for months and the property manager never told me. I had to call them on it. They do not answer questions directly, it always your fault as the owner, they require you to give them a $550. Free spending account without letting you know what it is being spent on or approving the fix. When I did go to Toledo from CA to see what was going on, they never offered to meet with me. It was a TOTAL SCAM. When the tenant moved out, they hit me for $450. To "clean" out the house. When I asked for pictures of what was done, they would not provide any, I had to pay an additional $250 to build a from step handrail, $200 to install a new bathroom mirror and light (the other what half way in the shower, they never fixed an interior window that they could not get anyone come and fix because of Covid, I got it fixed in 2 days) $300 to a cleaning service to clean up the house, $1000 for a dividing fence, $500 to a lawn company to come cut the vines and over growth on the driveway. When I confronted Jim (the owner) about it he told me that was the condition of the house when I bought it a year earlier, when I asked then why I did I pay for monthly landscaping services, he had no answer and got upset at me. WARNING, don't walk RUN FROM THIESE PEOPLE! Check the before (how they had it) and after (I cleaned it up and fixed it) pictures... I can't believe these people let my house run into the ground like this. Oh yah, they said we don't really manage houses on that side of town, you may want to sell it, I will have our real estate agent call you, yah right like I would use anyone they work with. Regarding Janis response.. Of course ALWAYS AN EXCUSE.... These people are SCAMMERS, check other real reviews, all bad WE DON'T HAVE THESE ISSUES/PROBLEM WITH ANY OF OUR OTHER PROPERTY MANAGMENT COMPANIES.....

True to their word, they have made real estate investing as turnkey as it could possibly get. They found the property I purchased, offered it at a great price, renovated it (included with the purchase), and found a tenant. My experience with all of the staff has been excellent, Laarne in particular has been extremely helpful and responsive, keeping me updated on the process and responding to my questions promptly. Engelo has also been really great, he has so much experience / knowledge in real estate - and unlike others I've met in this business he really tells you the unvarnished truth - what works, what doesn't, and the best strategies to consider if you're going to get into this arena. That way you can make a sound informed decision. I'm really impressed with the comprehensiveness of OCF and definitely recommend having a conversation with Engelo if you're considering getting into real estate, or if you need property management services in Ohio.

ROACHES! ROACHES! ROACHES! Where do I begin, I moved into one of their properties on the 5th of…read moreMay 2026. I have been living with roaches ever since. Me and my daughter literally had to repack the few items like dishes, pictures, etc and are living out of laundry sacs and boxes. My daughter and I moved in after 8 p.m. on the 5th, I noticed a dead roach and thought nothing of it because the property had been vacant, the next day when we came home in the evening, the lights went on and we were killing roaches every night. I contacted LPG and it took 8 days to schedule an exterminator, in the meantime, ii had to repack dishes, put some clothing back in bags, and hold off. So 8 days later is the repair date, im given a window between 2 and 4 for the arrival. I work 3 jobs, so I had to miss my first one, low and behold the exterminator didn't show until after 4 at which time I had to be at my 2nd job by 5. Iii had to prepare to go to work, drop off my daughter and our cat. I called LPG, they were apathetic, didn't care that I was missing work, awaiting 8 days while living with roaches. I had to throw food away, refrain from buying food, roaches would get into. My cat began chasing and eating roaches, yet LPG when complained about these incidents, took no accountability. The Property Manager Jennifer was rude and tried to blame me by stating I should give the exterminator grace, when I already gave an 8-day grace, then an additional 2 hrs., and loss of wages. After correspondence with the exterminator, he was told not to be there until 4. LPG was disorganized, lacked accountability, and will try to blame the tenant for literally anything so that they can evict you and charge you. My advice to prospective buyers is to invest your rent money somewhere else! This apartment cost $1100 and I cant even invite people over, unpack fully, or enjoy it. I lost money while going through the process of renting, it took 2 weeks after my inspection for me to move in. Tea, is a liar, she was oblivious to the reinspection being passed, she lied on LMHA, and couldn't comprehend that it was a inconvenience, when I arrived at the office the day after we spoke and brought exactly the amount that she stated over the phone. She took no accountability for the miscommunication. After disclosing my dissatisfaction for the exterminator not being there, Jennifer tried to blame me and stated Ii should basically have missed going to my 2nd job. LPG posted a intent to enter notice for the 13th and a 2 window, yet when the exterminator doesn't show and i have been waiting, its now fault. I received another intent to enter a 10-hour window, so now I'm missing work again. I tried to forward my concerns to Jackelyn yet was referred back to the rude property manager Jennifer in which she hung up on me and cuts me off when I tried to speak and told me I was being recorded. Now LPG refuses to communicate with me unless its via email or text. Previously I was asked to be transferred to the owners voicemail, but Tea was playing a sadistic trick, by just sitting on the phone. To anyone considering this management company, do yourself, your health and peace of mind a favor and search for a management company that understand communication and consumer relations. These people are over liars, gas lighters and doesn't care about me and my daughter staying in a safe healthy non roach infested apartment for $1100. They didn't care that I missed work the first time, nor the second time. I wonder if the exterminator will show up today. I strongly believe if that much is charged along with a security deposit, $65.00 administrative fee, and mandatory $300,000 insurance policy in which it only protects the landlord, a tenant shouldn't be spoken to rudely. You have been warned. They are nice at first but are deceptive. I caught the staff in multiple lies, please do your research.
