He and the team were professional, knowledgeable about the EBB requirements, and handled the process smoothly from start to finish. I was awarded the Earthquake Brace & Bolt (EB&B) grant for up to $3,000 for a seismic retrofit. I own a 1950's home with a crawl space style foundation running around the perimeter of the house with traditional wood stick framing. During the EB&B grant process, you must select an approved contractor. As part of the search process, I found Ricardo Lima from RSL Structural. He came over to the home to do an estimate, and took detailed notes and photos of the crawl space foundation. He then explained how the EB&B grant application process worked, and I found him very professional and knowledgeable. He even pointed out a plumbing leak under the kitchen I was not aware of. I had other contractors out to give an estimate that never mentioned that, which made me question their thoroughness. Once I decided I wanted to work with Ricardo, he booked me into his calendar for 2.5 days of work. He was able to complete the actual installation of the braces & bolts over 2 days. And he returned the 3rd day for the city inspector to inspect and sign off on his work. In total I spent $6,500 before the $3,000 grant, and I only had to be inconvenienced by 2 days of loud construction noise. I appreciated his constant communication and knowledge throughout the process. He is very aware of how the EB&B grant program works, and was able to do the majority of the paperwork himself, since he does it so often. Highly recommended! In a landscape of specialty contractors who were too busy to call back or found my earthquake brace & bolt project too small to bother with, Ricardo promptly called back and scheduled a walk-through to provide an estimate. He showed up at the time scheduled, ready to measure my home's footprint and crawl beneath it to see what work needed to be done. He explained the process, which was complicated documentation-wise because work was partially funded by a State Brace & Bolt homeowner's grant, how he would get the necessary approvals and building permit, what the progress payment schedule would be, and possible choke-points and holdups; he then promptly followed up with a quote for the work. After I gave him the green light I could see he was promptly submitting the required photos and drawings to the State (there's a program portal where you can see uploads and submissions); after approval came in he scheduled the work and on the start day he was on site on time, again ready to go. Following work, which included handling the City inspection without me needing to be there, he again promptly submitted documentation to the state which allowed me to file for my grant reimbursement. Throughout the process Ricardo kept me apprised by texts, emails, and phone calls, leaving me with the feeling that I was dealing with a pro who knew his stuff. He's the prime example of doing it right once and doing it well, which can be hard to come by in the industry nowadays. He was very communicative, descriptive, and informative with the design, the costs, and the procedures of the programs itself. During the execution, it was clear he cut no corners and he left the job site exceptionally clean. Although he wasn't the lowest bid, I'm glad I went with him and I'd choose him again if I were to repeat the Earthquake Brace and Bolt program.
