RP Lee was great before Orkin bought them. Now, they are mind-bogglingy incompetent. They use personnel from as far away as Houston to perform services, and their support staff are incredibly rude and dense. My last straw with them was when I received an automated robo-call in the evening TELLING me, not asking, rather, but TELLING me that my once a year inspection to keep my 10 year warrantee up to date would occur the next morning. Their national big business, once size fits all large dumbification is so profoundly out of touch that they don't even realize that you're supposed to call a homeowner to MAKE AN APPOINTMENT before gaining entry to do a termite inspection so that the homeowner might be home. I was out of the US when I began receiving phone calls from Cletus who just drove in from Houston in his monster truck wondering why I wasn't home. When I called the local office in BCS a few days later, Darlin', who no doubt is a Texas A&M rocket scientist when she's not on a date with Cletus in his monster truck, didn't take kindly to me splainin' to her the necessity of SCHEDULING AN APPOINTMENT with a homeowner before arriving for a once a year inspection. So, Darlin' was going to learn me a thing or two as she went passive agressive and the phone transfers and put-on-holds forever began. Furthermore, this once a warrantee inspection had previously been going on for years like clockwork and was normally an easy, pleasing experience. For the record, I am a real estate investor and developer in the area and this particular home is a rental property. I had to re-ex splain' and re-connect the dots and re-invent the wheel all over again with Darlin' what had been occurring every year for the past five years- Step 1) You notify me its time for the annual inspection. Step 2) I remind you that it's a rental property, that the tenants need notification before entering the property. Step 3) I remind you that the property is managed by BVPM and I give your their number, address, and contact info so that they can notify the tenants and give you a key. ALL of this info is in their notes for my account, and this process had been functioning like a well oiled machine for years. That is until they became a one size fits all national brand. Steps 1-3 entailed far too much complexity for Darlin' and her one size fits all national large company ultra low quality client management system, so she simply ignored me and never took the steps necessary to get the inspection accomplished. The only way any of this process could get completed would be if I physically did every single task for them, literally attaching puppet strings to their arms and doing all their work and talking and phone calls and thinking and management tasks for them. So after a month when it became apparent that RP Lee / Orkin was not ever going to do any of what I PAID THEM TO DO, I called back to Bubba headquarters in BCS. I was immediately identified by their notes as a "problem" and the endless phone transfers and forever-holds began. It was only after endlessly calling back to Darlin' to break the cycle of endless forever holds that I managed to get her to listen. I 'splained to her that I was a real estate investor and developer with a portfolio homes right there in her Bubbaville town and I have a real estate attorney AND a consumer protection attorney on retainer who I use for exactly the kind of stuck on stoopid Honey Boo Boo game show she was forcing me to endure. Their 10 year warrantee, which I paid a lot for, is worthless. They cannot even manage to do the once per year inspection to keep it up to date. They are a completely worthless, garbagy company. DO NOT use RP LEE!!!! AVOID at any cost. They were bought by Orkin, and Orkin is on a nationwide acquisition spree to buy up all the nation's small, local pest control companies who they in turn destroy. The Orkin executives in Georgia are getting rich, but their service is HORRIBLE. It is IMPOSSIBLE to get personalized, local service from them. AVOID AVOID AVOID!! read more
