The worst management company. They allow tow truck company to terrorize tenants. My car was left in front of my garage not even a minute long and the tow truck was already under my car and lifted up right when I approached him. My son was right behind my car the entire time. If you rent through royal management just know you will not get any of your security deposit back. It's a joke honestly. I lived in kings arms for 4 months alone and was hardly ever there. Getting next to nothing back on my security deposit and then them charging me to replace the bathroom faucets when the apartment manager said I would get new ones before I moved in but then never done it and now they charge it on me. Lazy and uptight. I have never had an issue with scheduling or maintenance but all of the sudden Claudia won't speak with me because it is just my husband in the lease. They mark my requests as complete on Appfolio even though they never were. We're good tenets who pay our rent on time or at least 3 days into the new month. And from what I'm seeing in their reviews I am not the only one experiencing their utter incompetence. I took over the lease in this apartment and have been here for two years, the prior tenants had also been here for two years, we both had the same maintenance issues, multiple maintenance men coming not properly fixing issus( there has been atleast 4. These people are strangers to us & we dont even know if they have a license), they would say things like, we need to order a part but would never come back, the air conditioner constantly runs and does not satisfy itself( only if I press the arrow up)our PG& E bills have been extremely high this summer and last. The shower peels( I was told by a visiting maneger that I had to pay to get it resurfaced, while the current onsite tells me it happens in all the apartments and continues to give the false hope that it will be done) the last week spoke, I was told that they kinda went over budget & would hopefully get to it next month along with the door. This has been going on for about a year. When I asked if I coukd paint the cabinets n visiting maneger said no it could be considered damaging the property and I could get charged, while the onsite says they'll do it, im confused. ( i made a big deal of it last thanksgiving because i was having company & its still not done)The property has spiders & is not effectively sprayed, I shouldn't hv to ask each week to hv it sprayed when they know its a problem with multiple tenants. I live by the mailbox and a walk way in which there is no privacy, I don't have an exhaust fan in the restroom so I leave the windows cracked/ partially open and so​meetings make eye contact with people walking by. The windows are old and don't prevent heat or cold from coming in or escaping, you can hear very loud traffic all day & scaring out of your sleep at night. Everytime I run water I can hear it through the walls in the master fairly loud to me. The floors are partially waxed & look bad and haven't been done in years and are well over 12 years old. I paid to get the carpet changed but the carpet was also over 10 years old, rt after I got a notice raising my rent to $1420 at Glenbrook( originally I was told my rent would be set at the amount i moved in on). The last maintenance man was the 5th and he actually fixed some things properly and I appriciate him and everything he fixed is still working. How ever the items that were out of his scope of practice were reported and still haven't been done, like my back doorknob is completely not working properly and feels like its gonna fall off. I had a leak in the shower the entire time I lived here that was fixed 2mnths ago. I keep to myself and don't bother anyone. We are very quite and stay in doors. The only time we use the pool are when my GBabes come. About 3 weeks ago my daughter & Gbabes were in the pool area along with 2 other visitors from another apartment when a Hispanic family ( between 12- 15 people)came into the pool intimidating my family and the visitors, the adult man walk in the personal space of the visitor whom was 9/10 and made made racial comments, and intimidated the child. they also made derogatory and racial comments towards my daughter and scared my grandchildren to the point they wanted to leave the pool. The 2 other visitors left aswell. These comments were made in spanish. This adult man was prtending to play with a ball in the pool but purposly splashing water on my daughter( his son kept telling him no dad, stop and shaking his head no to his dad)This large family clearly wanted the pool area to themselves. I called the maneger and all I wanted was for her to tell them to leave the pool (this would hv been, if you ruin someone else's fun your should be over aswell, but no) the onsite said it was after hours and it wasn't an emergency and your texting my personal phone, keep in mind I text 2 numbers looking for after hours representative to deal with the issue, one was a maintenance line & her line but she responded back on the personal line saying she was the after hours ​( racial bias and prejudice is an emergency in this world and has to stop). This is a pool for the residents and this should not be allowed or tolerated. I later found out by talking to the 2 other visitors parents they are not black at all and the older one spoke Spanish and was able to tell me what was being said. There has been no apology or reprimand, and no reassurance that this will not happen again. There are maybe 3 black families that live here. Many time people who are not black don't see the prejudice that is happening because its not happening to them or they just don't care. Clearly there is a bias. After I spoke my mind and made this complaint: I recieved a notice on my door which I don't understand because the onsite told me a while back they dnt do that any more, plus things they think I don't notice. Why would the government allow rent raises with no stipulations to protect the tenant. I am paying what tenants are pay that move into remodeled apartments. read more

Do not rent at their apartment complex Plaza Del Real. They have a horrible landlord there and the units are not worth the price with all of its maintenance issues. This is my review about Plaza Del Real (And yes I did contact Royal T Management, but they didn't do anything to help) "Let me start off by saying this was my first apartment experience and I should have never moved in here. I lived here for over a year and had to deal with so many negatives. To start when I first moved in the carpet of my loft was disgusting. You could see they just had it steamed but not changed because the stains started coming up soon after walking on it. Big dark stains! Things in the apartment slowly started breaking or messing up. The circulation of the AC is horrid, it stays super hot in there and the AC was horribly loud! Almost like a water cooler. The blinds were those cheap blinds that fall apart as soon as you open them. The shower doors stopped sliding open! The toilet broke on me multiple times. I had to deal with neighbors fighting. One night there was two girls fist fighting on the lawn! I got to say that was extremely ghetto. The security was good for nothing because I had my recyclables trash can that was on my porch stolen! I woke up one morning and it was gone! The maintenance people are horrible, they would come and even mess with stuff I had on my porch! And one time when someone was on the roof doing who knows what, he was letting water drain over the sides of the roof and it went straight onto my porch where my plants were and other things I had there! To top it all off, the landlord Lori, was fine in the beginning, I was always super respectful and nice to her, but in the end she turned out to be a completely different person than what I originally thought. First off she was the most nosy person I've ever come in contact with. She was always starring and even bothering my company I would have come over asking them who they were here to see! I'm sorry, but if you pay rent you have the right to your own privacy and not have to deal with greeting the landlord all the time, that's not in the contract. She ended up terminating my tenancy for NO REASON AT ALL. I even called and asked her, there was zero reason, probably because I didn't kiss her you know what all the time. And she had ZERO heart about terminating my tenancy. Overall it was a really negative and creepy experience having to deal with all of that and her. It was a blessing in disguise to be out of there that's for sure. I was warned by someone else that lived there previously to not live there because of Lori, I should have listened." read more

Worst place I have ever lived in. I got lied to and about by the manager Anthony. I called the main management company the receptionist has an attitude and no one is ever there. There is cockroaches all over that place. I have pictures. The neighbors have a ring camera on the doorbell and take video and pictures of everyone that walks by. I expressed my concerns and they told me I can move apartments but they allowed this person to keep the ring because it makes the person who has the ring feel safe, but no one else matters. Hello, in lieu of COVID-19 most citizens are not working. I began reaching out to to my Apartments management since late March with regards to working out a Rental Assistant Agreement Plan. As a loyal tenant I figured they would offer us options to make payments on our rent since most of us are having to file for temporary unemployment. One month & third manager later I finally got information with our options. The property managements way of handling a PANDEMIC was the following: if you cannot make the next months rent or can only make partial we would "suggest" you put in a 30 day notice to "save money and not allow your bills don't add up" (mind you legally tenants cannot forcefully evicted due to Governor Newsom's Order) in return the property management will waive the tenants fee's. It's extremely unfortunate for those who have a family, no support in this city and have no place to go! For those loyal tenants who are willing to pay a portion of the rent and break down the rest into payments. ROYAL T MANAGEMENT I am disappointed in you! We are in a nationwide pandemic and helping out your loyal tenants who help you bring a paycheck home is the least you can do. Stressing them out and having them scramble to not only find another deposit or no place to live during a pandemic is heartless. **Attached are photos I have sent the office managers of what other properties are doing in hopes to help the organization put in place a process. For roughly two years, I have been living in Westcourte Apts through Royal T Management. My property manager, Lily, is AMAZING. She does everything she can to answer any questions I may have. I understand that for most issues, she needs to go through the management and through her, I haven't had any issues. I had an in-house transfer and the transition went well. I didn't see anything to dispute over. All in all, I can say I'm happy with my service from both parties. read more

Horrible management company left twice the deposit since I had no rental history well prior to moving in carpet had a couple yellow stains and when it came down to moving out I still paid the prorated rate and cleaned well they kept all my deposit and said yellow stains were from Pet urine never did I have any pets and to top it off I was actually never home at all I worked third shift so I would be gone and usually would go home to my mothers and sleep there hardly there the mesa creek apartments are actually pretty nice never had issues always paid my rent on time or even ahead of time had a 6 month lease and the fan went out in the restroom didn't get fixed until the last month So prior to moving in yellow stains that the manger did mark down and dirty dishwasher that never got cleaned out never will rent from then again and I will be taking this to court as I have pictures before and after Since they went ahead and sent into collections I will be making the next move very unprofessional and money hungry company rent else where because they will take all ur deposit and add more charges to get more money read more

Extremely rude and unprofessional !!!!! If I can give them 0 stars I would. I applied to the cedarwood property I qualified in many of their areas, when applying the property manager never told me about a conditional acceptance or an additional deposit, when asked why I was conditionally accepted she was very broad and did not want to give me details. When approached about why I wasn't told this in the beginning she replied with " I don't have to tell you, we don't tell anyone" how does this even make sense ? I asked to speak to a supervisor and she told me she can not do that. I walked into the Royal T Management office on California and the receptionist was really sweet and left a note for a supervisor to get back to me, a supervisor never got in touch with me claiming she was busy but had time to contact the property manager in regards to my application. This company is extremely unprofessional and rude !! Monique (which I was told was new to the company) was extremely rude to me. I asked questions that she obviously did not know the answers to, and she would just go around it. The office staff told me " My application had not been returned to her by her boss but she is sure her boss will deny the application she knows what type of people she rents to " excuse me what type of people are we . We are a interracial couple with no evictions judgements or criminal background . Because of the age difference I believe we were labeled as " a different type of people " which is a horrible feeling . She was quick to pass judgement on what type of people we are which is sickening . DISCRIMINATION ! This was the ultimate disrespect . I'm appalled at the words she poorly used to deny our application before she even got it returned . I was contacting Stockdale garden villas from my phone they would not answer or return my calls , called from a friends phone she answered ! It's sick they are really as horrible as the reviews I read ! So then I head over to her main office "Royal T management " Walk in greeted by the desk clerk which I'm sure the women from Stockdale gardens called them and told them I was coming . And she says they don't talk to people in their office she could only take my number . Hmm this is a property management you guys don't talk to people in your office if I was coming to you as a property owner needing management you wouldn't speak to me ? yes they would they just didn't want to have to handle my complaint in person ! My boyfriend and I were applying for a one bedroom apartment, but we were denied due to certain reasons. That's fine; however, our deposit was NOT refunded like we were told it was going to be if we were denied. Instead, they submitted our deposit for approval and "accidentally" sent back someone else's deposit. So now we're waiting for this check to come in the mail but it has been WEEKS. This corporation scammed us out $500 for our deposit and has not shown any concern or any sense of urgency to fix this situation. I am beyond frustrated. I do not recommend working with this company. Based off the previous reviews I've read and now my own personal experience, I see that their management has no professionalism and Jasmin, the one who made this mistake, should be let go for this huge mix up. An issue like this is very concerning and if it isn't resolved soon I have no issue taking legal action and suing for fraud. read more

The only reason they get 2 stars is because of the manager on site Cynthia, she has done everything possible to assist in resolving the issue, if not for her it would have been 1 star! I have been a resident at Norwest Apartments for a year and a month, but every hot day makes me regret my choice of residence. I've worked directly with the main decision maker at the local office on California Ave regarding this issue but everything seemed to be my fault (ex: temp I was setting thermostat too , not setting thermostat low enough, the positioning of the apartment) not the fact the air conditioner unit is outdated and doesn't function properly.On a 100 degree days consecutively, my children I must prepare for an 80 degree apartment regardless the temp I set the thermostat too. Example today it is 103 and the temp in the apartment will note drop past 80 degrees regardless the time the unit exchanges air!! I didn't know a residence isn't able to cook in their own residence because the air conditioner is unable to keep up! read more

This has to be the most stressful experience we have had with this company. No complaints on Tammy or Alicia the complex Managment team they have been great in getting us the proper updates. But in regards to the supervisor of the complex ( Mesa Creek ) We moved in on October 12, 2016. Everything was fine up until my Birthday October 31,2016. That night the fridge stopped working. It was a Sunday night which the office was closed I texted the management team through google text and let them know so they could see it in the morning. The fridge didn't get taken care of until Tuesday. The tech came to see what was wrong and then said had to come out again the next day. The first tech advised my fiancé to put bags of ice in the fridge so the food wouldn't go bad. It's now Wednesday and the tech finally is back to fix the fridge. He fixes it and advises me to throw away all the food since it was 60 degrees in my fridge. So I did as he told me. I had just gone grocery shopping 2 days prior to my birthday! It's Thursday night and the fridge which was supposed to be fixed stopped working once again. At this point I have nothing in my fridge and we're a bit tight on cash right now since we just moved in. Now it's Friday, I got a call from the Managment team that they are coming in to install the new fridge as of today. HOWEVER! I contacted the supervisor Harvey at the corp office and he's only willing to credit me $60 of rent for the "2" days and $75 for food that's crazy! It's the holidays I had to throw out my turkey and ham I had bought for thanksgiving! There was literally no empathy torwards us. He right away shunned me off to sherry which I left a voicemail for. And we are now stuck with no food. What a great company, really. Do yourself a favor a keep looking. read more

This management company is terrible and has hired the rudest office manager at their location I was living in for 2 years. There was a domestic violence case involving a kid and her baby daddy and the apartments didn't do much. Then later that night there was a SHOOTING right outside my window, same guy living next door. Police came out, but the office didn't make it that big of a deal. This guy was wanted for arrested, but they disappeared. They need to do better background checks. Anyways, HERES WHERE THINGS GET EXTRA MESSY, I decide to move out, feeling unsafe now because of the way the shooting was handled and hushed up by the staff. But my roommates stupidly decide to stay. Since my parents were the co signers I talked to AMELIA at the office, and she had me and my mom come in and sign a 30 day document releasing me from contract and my mom from being the cosigner. Long story short, Amelia basically made up that bs document - which I watched her put it in the file and scan - because 3 months later, my parents get a bill saying rent hasn't been paid all summer and they are the cosigners and are responsible and will have their attorney contact us, even though I didn't live there all summer. But they shouldn't have been the responsible party. Amelia handled this INCREDIBLY RUDELY!!! She refused to give me and my parents any information about whether or not rent money was being paid and she just goes to both me and my mom "oh well you signed the 30 day notice so I can't give you any information." She just didn't give a shit. She was so incredible rude or as my mom said a "total bitch" (and my mom does not cuss or call names ever!!). Also knew a previous and current tenant that both said said Amelia is a "b---- and was rude." Anyways T Management, control your rude and lying young manager. ALSO she supposedly flirted with my other roommates and let them get away with whatever they wanted which is highly unprofessional. She should be fired for special treatment alone. This girl wasted my mom and my time and gave us the wrong, madeup information and then just plain ignored us. DON'T MOVE TO BRIDGEWOOD NORTH IF YOU DON'T WANT TO DEAL WITH AMELIA. I personally have lived at three complexes that are run by Royal T and I love the consistency you get with this company. You will always have a manager you can talk to on site and they are really nice. I rented from another company once and will never go back. They tell you at the beginning what they will charge during move out so you aren't surprised. And they way they give you a nice and clean apartment shows that it is worth it! read more

This management company is awful. The watermark apartment I live in is supposed to be cable ready but the wiring in the building is damaged and they refuse to fix it trying to say it is not their responsibility. I pay $1230 for rent and another $70 for internet that cuts out all the time and makes it impossible for my son to do his homework and me to do my work. Also the painting in the apartment is all cracked and nasty looking and if you try to wipe a small mark off the wall the paint just comes off, their landscaping is full of weeds and dying plants, the pool area has broken worn out chairs, and trash is left everywhere for days. Not to mention the rudeness of the staff. Will be moving ASAP. I would post pictures of how messed up everything is but don't see an option to add any. read more

This place was very old and the apartment was always smell very bad,and we couldent do anything to change the smell of the apartment. The carpet was wet when we first arived and the manager told us that they washed the carpet. When the carpet gets dry, all the stain pops up.So we asked them to come and see then they send someone to washed again and again the same thing happened. They should change the carpet before they rented, but they dont do that. The balcony was not painted and it was very bad. The paint of the balcony was piled all over the balcony so I asked them to send somerone to painted for us. The Manager (Tammy Rice) said ok she never send anyone. Then at the end she did not give us our deposit back in full. Out of $550 they send us $100 and she send us a list of all things that I just mention that was not taking car of. They charge me for the storage in side the balcony that I was even not aware of.I was so mad of them and I should of read the review befor I rent. I did it when it was to late. Peaple said that the manager of the Mesa creek is a big scam. She scam your deposit. She made up things to not give your deposit back. Never get an apartment with this property mgmt company. They will rip you off when you move out. They painted the apartment I moved out of with two different colors of paint, replaced kitchen cabinets and put in new marble top counters. Then they gave me an $1100.00 bill for their improvements. I paid the amount to the collection agency only so that my credit wouldn't get ruined but when I was looking for an apartment two years later they reported that they had never been paid. People are always quick to complain, so I thought I should leave a compliment! I have had nothing but great experiences through Royal T management. I did not have an issue at all when it comes to my deposit. I expected the charges for carpets and cleaning as it is explained when moving in that the carpets are always professionally steam cleaned...so of course should be steam cleaned when you leave. Other management companies won't even do that since it's not required to do so. (Google it). We were very thorough with the walk through when we moved in so We had no issues with being charged for something we should not have. I did have a maintenance issue with my AC but management had just changed so it took a little longer than expected but The new manager took care of it right away as soon as I told her and she gave us movie tickets for the inconvenience. Overall everyone I have encountered seemed to genuinely want to make sure we were happy as residents. Complaints on here seem pretty petty in my opinion. Theft being one...There is theft EVERYWHERE, my house doesn't have an after hours security guy patrol around or I don't have someone to call to take care of my maintenance issues, nobody pays my water bill for me. Dumpster divers can be bothersome but at least the manager cares enough to walk out and ask them to leave every time she saw them. I think Apartment living is luxury living with the right management company. RoyalT is definitely it. People really should just pay attention to what they are doing when they are renting. House or apartment, READ what you sign. I have read people complain about paying a fee for an apartment they didn't live in... All places have cancelation fees...ask about what they are and READ everything it's always written on the forms. If you don't understand then don't sign or ask someone to explain. I learned the hard way with my first car lol! Anyway I have lived in 5 different rental properties/ apartments and Royal T has been by far the best. This place very unprofessional. The color of the appliances do not match, and most of the appliances are made in the 70's, which leads me to believe that they never replaced them. The walls are extremely thin, to the point where you can easily hear tenants urinating. The apartments are infested with roaches and ants and no matter how many times they spray, it will not last long. The rent drastically raises every 6 - 8 months, along with a gas fee for using the heater that is added to your rent during winter (that is what we were told by management) It is too expensive, given the quality of the complex. Management is very lazy as well as the on call security and very uncooperative. The complex is hardly kept up (it took up to three days for them to remove a dead cat on the lawn, they only knew of it due to us notifying them about it.) What's worst, is that some of the neighbors are engaging in suspicious activity, enough to cause me and my family to be alarmed and report it to management, but unfortunately, they seem unwilling to investigate the manner. I would not recommend this company to my worst enemy. please, avoid Royal T Management at all costs. read more

When my boyfriend and I decided to move in together we decided to drive around and look at apartments. We came across several managed by Royal T and I must say it was the best apartment searching experience I could ask for. All of there properties (there are 20 in Bakersfield!) went above and beyond. The managers are all friendly and they even send you a thank you card! We ended up renting from them a year late and have lived at 3 Royal T properties since then! We have no regrets in the choice we have made to rent with this company! read more
