We sold a house and had this company as the buyer's inspector. They left four exterior doors completely open or unlocked while we were at work, and left the back gate completely open as well. The inspection itself went well, the fact that our house with all of our stuff in it was left unsecured was unacceptable. read more

Unfortunately, I had a big problem with my inspection, and I cannot recommend this company to anyone. In short, the inspector could not fit through a crawlspace constriction that just beyond it had a bad water leak in a PEX pipe and mold. This damage was not hidden; it was readily visible while crawling through the area. The discovery was incidental, not even part of the planned work. While I'm fortunate the repairs were within my contractor's capability, the incident has caused considerable disruption, delaying our move-in indefinitely and incurring unexpected costs. I understand that not every issue can be found, especially with legitimate access limitations. However, when an inspector claims a space is inaccessible yet it's easily navigable by an average person, it points to a critical failure in the inspection process. I believe a more diligent inspection would have uncovered this problem, and as a result, I cannot recommend this company. The significant oversight has caused a lot of stress and financial burden. update: As I've lived in the home for a little while now, I have found more issues that were not documented in my inspection. While this company is dismissing my leak/mold concern as being in an area they were not able to inspect, there are other misses I wanted to update the review with: 1. Deck missing ALL handrail fasteners, like 150 of them! Deck was unsafe and should not have passed inspection in that state! 2. Fireplace refractory panels severely damaged and in need of replacement 3. Multiple gutter issues with incorrect pitch or missing flashing 4. Another deck that is missing additional reinforcing fasteners, including a bolt that was sheared. In this case, at least it's a simple fix but should have been caught in a visual inspection. 5. Roof line missing drip edge flashing. This could rot the roof in a few years, and I need to make an urgent repair. 6. Roof vents have degraded sealant on rubber boots. This should have been visible even from a ladder (not walking the roof). These were all apparent upon visual inspection and should be issues existing at time of inspection. While nothing on this list is a deal-breaker in and of itself, the cumulative list of issues I've spent the past months working through and discovering more of is tiring. I have missed out on many thousands in seller concessions in addition to my personal time trying to fix these problems myself, or hiring contractors when it's out of my league. read more

4 years after TRAVIS HAND's inspection company of our home, we discovered toxic black mold in our attic. Allstate insurance inspector stated it was because of insulation clogging all the attic vents at the time of construction. They predicted mold was there a few years after construction A roofing and mold mediation company also inspected and extended the exact report Rogue Inspection Services originally pledged to work with us, as their very own inspection report stated they did indeed inspect all the vents (plural) in the attic, and there were no issues. According to the experts, that would have been impossible, as they were all hidden and clogged with the original attic insulation, at the time of construction Travis, the owner, was very kind at first on the phone, and pledged he would work with us, which he did not honor. Except to offer us our money back on the inspection. A fraction of the cost we are now looking at I was given an estimate of 15-30K regarding resolution. In addition, once you know of mold, you must disclose it prior to selling in the State of Oregon. That translates to a 20% loss on average, when put back on the market Rogue inspection services did not do their job, and now they are "ghosting" us, as they say. We have been nothing but patient and kind. In fact what I consider fair was significantly less, but not a few hundred dollars. We are disabled senior citizens, and I am terribly allergic to mold, as I am 4th stage, and terminal. Not complaining here, just stating facts. If you need an inspection service, my suggestion is...Keep looking! read more

Travis is newer to the area, but not new to inspection. His fee was reasonable and I was lucky enough to be able to schedule him to come out within 2 days of my initial call. He showed up on time and got the job done in a reasonable amount of time while doing a thorough job. His report is detailed and prepared well, easy to read and understand. He was able to bill me on site and also took the time to walk me through a review of his findings. Given that I don't normally 5 Star until after a return visit, it's kinda hard to do that with a service that is a once over per property. His punctuality, ability to schedule quickly, thoroughness and preparing/presenting the report less than 24 hours from time of inspection are all reasons why he has earned the 5 Star. I received a call on a Friday that the company booked to inspect a house I was in contract for could not provide a sewer inspection. I immediately started phoning plumbers. Either they didn't have scopes or they were booked for a month or more. I was getting desparate. Then I called RIS. I had read a impressive report they submitted in 2020 on a property. Amber was so pleasant and helpful. She booked me an appointment within 3 business days to perform the complete inspection. Even when the invoice was 150.00 more than quoted, it wasn't a problem. We just texted until she figured out she had an error in the square footage. A new invoice was rendered within moments. The inspector, Nate, was pleasant, knowledgeable and friendly. He took the time to review his findings, show me areas of concern, explain what and why items needed attention. Nate also looked at items which concerned me. I received my email report that evening, about 2 hours after the inspection! The report was comprehensive and easy to understand. It included a summary, a detail view complete with photos and description of work to be done and why. These items were sorted into 3 categories: Minor maintenance, recommended and significant safety issues. Plus there was a valuable tool to easily create a credit or repair request addendum which can be seamlessly emailed or texted to your realtor! Not only is this a time saver, it guarntees you won't overlook anything when you are frantic and excited when purchasing a home. I highly recommend Rogues Inspection Service. read more
