Although they did not find any mold or mildew (nor did two other inspectors), they recommended that I spent over $4,200 to tear out all the downstairs walls and ceiling. Regardless of the contract's language we were pressured to not have inspections, especially the chimney, until after the close of escow. Finding Mr. Huckins provided us with clarity and facts so we could set our own agenda, and budget, based on the home facts he professionally presented while meeting the contract requirements. He also performed a thermal imaging which, if we continue with the home purchase, will be useful for saving money and energy. We live in a condo and look forward to buying our final home, not flipping for a profit. We sincerely appreciate the independent report Mr. Huckins provided resulting in the confidence to protect our own interests. If you need a truly independent home inspection please consider Mr. Huckins. The only negative I can say is that he isn't the easiest person reach on the phone!

We sold a house and had this company as the buyer's inspector. The inspection itself went well, the fact that our house with all of our stuff in it was left unsecured was unacceptable.

Unfortunately, I had a big problem with my inspection, and I cannot recommend this company to…read moreanyone. In short, the inspector could not fit through a crawlspace constriction that just beyond it had a bad water leak in a PEX pipe and mold. This damage was not hidden; it was readily visible while crawling through the area. The discovery was incidental, not even part of the planned work. While I'm fortunate the repairs were within my contractor's capability, the incident has caused considerable disruption, delaying our move-in indefinitely and incurring unexpected costs. I understand that not every issue can be found, especially with legitimate access limitations. However, when an inspector claims a space is inaccessible yet it's easily navigable by an average person, it points to a critical failure in the inspection process. I believe a more diligent inspection would have uncovered this problem, and as a result, I cannot recommend this company. The significant oversight has caused a lot of stress and financial burden. update: As I've lived in the home for a little while now, I have found more issues that were not documented in my inspection. While this company is dismissing my leak/mold concern as being in an area they were not able to inspect, there are other misses I wanted to update the review with: 1. Deck missing ALL handrail fasteners, like 150 of them! Deck was unsafe and should not have passed inspection in that state! 2. Fireplace refractory panels severely damaged and in need of replacement 3. Multiple gutter issues with incorrect pitch or missing flashing 4. Another deck that is missing additional reinforcing fasteners, including a bolt that was sheared. In this case, at least it's a simple fix but should have been caught in a visual inspection. 5. Roof line missing drip edge flashing. This could rot the roof in a few years, and I need to make an urgent repair. 6. Roof vents have degraded sealant on rubber boots. This should have been visible even from a ladder (not walking the roof). These were all apparent upon visual inspection and should be issues existing at time of inspection. While nothing on this list is a deal-breaker in and of itself, the cumulative list of issues I've spent the past months working through and discovering more of is tiring. I have missed out on many thousands in seller concessions in addition to my personal time trying to fix these problems myself, or hiring contractors when it's out of my league.

We called Completed Electric Plus out to our home to repair two ceiling fans, a chandelier and…read moreinstall a bathroom ventilation fan. The ceiling fans were repaired to working condition but not with the remote function. The electrician stated he would order two dimmer switches for the wall outlets and we could adjust the fans this way. He did not have the dimmer switches and said that he would order them for us and come back to install them. We were advised that the bathroom vent fan that we had purchased would not work in our location and therefore, was not usable. The electrician stated that he would obtain the correct fan for us and come back to install it. It was not an easy one to find. The chandelier was made to work but the electrician stated it was hanging on the electrical wire and had disconnected from the power. We asked if this was dangerous and should it be hung differently and he stated no, it was fine. We paid and he left. We turned on the chandelier and not only did it not work but the bulb blew in the pantry and none of the kitchen lights would turn on. We called the electrician back the next day and he came with another man that acted like he was in charge. They went out to the breaker box and flipped the breaker on and off and the chandelier came on again. The original guy seemed very upset that we hadn't figured this out and had called him back to fix it. Two days later a bulb blew again and the kitchen lights would not work once again. We called another electric company and after seeing what type of breaker we had, switched it for a different type and it has been working great ever since. The Completed Electric Pus electrician never called us to see if everything was ok or to bring the dimmer switches and the ventilation fan that he had promised. We tried to call but could not get an answer. We left a message and it was never returned. We would not recommend Completed Electric Plus.
