Stayed here one night with my two kids -- big mistake. The room was filthy and clearly hadn't been cleaned. There was a severe ant infestation, chips under the bed, wrappers under furniture, and black/brown specks in both beds. My youngest was scared, and we couldn't stay. To top it off, I was charged an extra amenity fee at check-in that was never mentioned when I booked. The front desk staff was rude and dismissive. When I asked to speak with a manager, they called someone who was on vacation and barely let the employee explain. I was denied a refund with no help offered. I'm a single mom and teacher, and this was supposed to be a quick, special getaway. Instead, I had to scramble to find a new place late at night. Absolutely awful experience. The most disappointing stay in decades. Bad experience, terrible value.Royalty is now flagged as Quality and Rodeway Inns, my stay was at the more "luxurious" brand, of ironic "Quality". The tub would not drain as my wife prepared for her shower. I asked for help at the desk, they had no superintendent/engineer/custodian to help at night, no offer of another room. They handed me a toilet plunger and a few ounces of drain cleaner. I worked with the toilet plunger for twenty minutes to get the tub empty, the drain cleaner also had little or no effect. In the morning, I rushed through a cold shower, fully blocked again, standing in my own filth and whatever the toilet plunger left behind last night. Disgusted. Drains don't just stop working like a light switch. If the tubs are sanitized after each guest, they knows there is an issue. At check out, I let them know I was very unhappy working on their bath tub with a toilet plunger for twenty minutes with little effect. I got a simple "Sorry", was asked to pay the full $200+ amount , paid it, and relived why I gave up on Choice hotels years ago. This was a reunion, I believed persistent quality and management issues must have been resolved after all this time. Your Gorham NH location, betrayed you and I both. As we left, another customer from across the hall, was also having some sort of water issue with the front desk. DONT RENT DEFECTIVE ROOMS TO CUSTOMERS!! Property and brand performance is transparent in the world of the internet. Also have a "Destination charge" added to my invoice. I rented a room, I did not buy a car. Very shifty and shady, adding icing on a garbage cake. Management sent me a canned apology email when I responded to their customer service follow up. The place appears to be owned/run by folks that are not hospitality professionals. Prepare for guests, like they were staying in your own home. Resolve the issues they share with you. If you fail to resolve reasonable issues/expectations, create an equitable sense of value to show them you appreciate your clients. Failing at all three, is positively inexcusable. Your guests should not savor your pending doom. That does not work for anybody. read more

The whole thing was a bait and switch. We called the hotel to book a room for a night. What we didn't know is the call was rerouted to a service. The service charged us a fee, which they didn't disclose, plus the cost of the hotel room. When we got to the hotel and the guy behind the desk said we needed to also pay a "destination fee". Then they said that the dog was an additional fee of $30. Their website said $20 for pets. I argued, but they insisted and we had already paid for the room. So, we ended up paying almost $60 extra for the room for the night. read more

So sad this Inn closed. We have some great memories, going every year to Santa's Village. It was a great place with a Santa's Village package. Their pool and hot tub area was wonderful and clean. They even had a great little breakfast place next door. It's such a shame. read more

This property is unusual that it is both a Rodeway Inn and a Quality Inn sharing the common facility. it is no longer the Royalty Inn. Seems that the inside facing rooms are the "Quality Inn" and the pull your car up to the front door are the "Rodeway inn". It is a basic motel and that is fine. I generally met my expectations other than the deceptive business practices the owner/management is engaged in and it's unfair to the public. If you book the property, no where on the website or on the payments page, or on my emailed confirmation does it disclose that they will be imposing a "destination fee". Never mind the discussion of being assessed such a fee at a roadside motel (not a resort), but the first time I was informed of this fee was while checking in for my non cancel-able room. After checking in and getting online, I verified that there was no indication or mentioning of this fee anywhere. It's entirely deceptive and a "bait and switch" that is harmful to any guest. I spoke with three different desk clerks about it and was given three different explanations of what it was for. One description said it was for the breakfast and the pool. The website clearly states "free breakfast" and the pool is clearly listed in their amenities list as no additional charge. Other explanation was that it goes to the parent company (Choice hotels) which Choice stated was false, and the third was that it was a local tax going to the community - also a false claim. They also promote they provide a "Free Hot Breakfast" the "hot" consisted of a waffle maker and a toaster - another deceptive ploy. My message to the hotel - be honest with your guest, let me know the cost and fees, and I can make an informed buying decision. You may have got an extra few bucks out of me but you will not get me as a return customer. I choose to do business with honest businesses read more

The quality in in gorham nh was infested with spiders inside and out, there were bugs crawling all over the bed. The bathroom was disgusting and hadn't been cleaned. We paid 199.00 for the night and did not even stay we slept in our truck instead. They said they would refund us the money and never did and when I called to be refunded they said there was nothing they could do and would not refund us the money. I have never been so disgusted with a place in my whole life, it's not worth the money and the staff is rude and clearly has no idea what a clean room should look like. read more

The Royalty Inn is now a Quality/ Rodeway Inn. I arrived midweek tired and ready to call it a night. The front desk clerk couldn't have been more pleasant. With a great smile she checked me in fast. My room was spacious and clean Micro, mini-fridge, coffee maker all included. The shower was great. Great hot water and an abundance of towels to dry off. The bed was more than comfortable. It's just what I needed after a long frustrating day. I couldn't recommend this place anymore. It's what a good hotel is supposed to be. read more

I have stayed at inns that were roach free. The Royalty Inn is covered in dog poo as the inn is pet-friendly. Online the inn seems suitable for stay, but it is NOT. Awful. We just left after a 4 hour drive here because the blankets had gross white stains on them and the carpet was disgusting with stains. Not worth the money at all. While not the fanciest hotel in the world, Royalty Inn is a good place to stay for a trip to NH. The room that I was in was very large and clean...the bathroom was huge. The doors all seemed to be large enough for a wheelchair to fit through and the toilet and tub were equipped with lots of handrails. There is also a microwave and mini-fridge in each room, which is really nice if you don't want to eat out. Finally, they have a few arcade games that cost about 50 cents each. There is a pool across the parking lot with three lanes to do laps in (70 equals a mile) and an area for people to splash around in and a hot tub. It wasn't too hot, but comfortable. Admission is free with hotel reservations. If you do not like having small children running around above you, though, ask for a room on the top floor. That way you don't have to deal with the noise. Also, the rooms are very dark between the lighting and the color of wallpaper. Either way, it is a good place to stay in a good location. read more

I thought this place was really good for the price. It was $83 a night for a double room. It was clean, and pretty roomy. And there are decent restaurants nearby. We stayed here while skiing at Sunday River this weekend, it's only about a 35 min drive from Sunday. Definitely take advantage of the hot tub and pool! It was key after a cold day on the slopes. It was full of kids, but still it was nice and relaxing. Make sure you have everything you need by 9pm. The town pretty much closes down by then, except a few bars. read more

Very disappointing. They sent us a coupon and would not honor it. Blamed us for booking it on line. Accused us of trying to save money! (Like that is a bad thing) by booking on line. We paid the going rate on line by the way. We've come here for years and it's not fancy at all. People smoke next to your window even when you are in a no smoking room. Outside has a flimsy cheap plastic chair so you have to get in your car to go somewhere in order to relax, or hide in your room. Staff is nice but manager made me feel small and stupid. read more

Dec. 2017 We stayed here one night and that was plenty. The staff was friendly, informative and overall a win for us. The hotel was clean-ish( not offensive but not impressive), the indoor pool they advertise is actually across the parking lot at their "health club" that is open to the general public which was a bit strange but not a deal breaker. The "health club" facilities were clean and the kids enjoyed the pool. The rooms were mediocre but again, not offensive. Everything seemed decently clean but I told the kids to leave their socks on because the carpet looks like it's seen better days. The beds were lumpy and the pillows were worse. My complaint about the pillows may seem annoying but come on, it's not hard to supply decent pillows if your beds feel like a wet diaper with rocks in it. The bathroom was a good size and the sink outside the bathroom at first seemed odd but ended up being pretty convenient come time to brush teeth and get ready. Overall I think the inn has some room for improvement but I've stayed in worse! read more

I am not usually one to post a negative review - but the customer service here was beyond unacceptable. Let's start with the fact that it was advertised as having a beautiful outdoor pool and a restaurant... And when we got there, a closed down restaurant and a murky, unswimmable pool under construction. My family is not picky so we enjoyed a nice night despite the crappy beds and pillows. But then when we went to leave the next morning, it was getting a little difficult to rush all four of us out the door... So we asked for a few extra minutes past the 11 AM check out. When we asked, Claudia at the front desk huffed and puffed and quite literally rolled her eyes in our face. This was after she made us stand there for well over five minutes while she took a personal phone call as we waited at the desk. Then she said "absolutely not. No way" about us getting an extended checkout. When my father practically said, "are you serious?" She said "No way. Housekeeping needs to clean the room." This was at 10:43 for an 11 AM checkout. We went to the room and rushed to put our stuff together and got my mother out of the shower... only to be greeted by the housekeeping woman incessantly knocking on the door and insisting that we leave. Customer service: 0. On a positive note, there is a restaurant down the street called SaAlt that is delicious. read more

Unfortunately I can't give this hotel a positive rating. I even gave it a second whirl. 2 years ago we came here and were placed in a musty room. Thought wed try it again upon visiting storyland. This time I specifically asked the office desk staff and manager (2x) Ahead of time to please ensure that we wouldn't be placed in a musty room. We were told this wouldn't happen, but if there was a problem that they would switch our room.Sure enough, I walk into the room and almost fell over with the ungodly odor. Smelled like a dead animal. I immediately asked the desk staff if she could please change our room given the situation. She too entered the room And agreed that the stench was putrid. She gave us some disinfectant spray and a fan. We also had multiple flies in our room; took about an hour for us to swat them so we could go to sleep without buzzing. The smell though? Absolutely Disgusting. The staff woman insisted that there was not another available room that night so we were forced to wait to speak with the manager the next morning. The kicker is that it didn't appear to be "sold out"; they were just trying to avoid dealing with the issue. That night I was up coughing away (asthma) as the mold(?) clearly was a trigger. We also have 2 young kids. I was so upset but the next day, the manager did move us(after stating that the smell didn't bother his nose)... very inconvenient to uproot 4 of us when this should've happened the night before. Luckily the 2nd room was ok. After the fact, in reading other reviews, I realize I'm not the only one who has complained about musty smelling rooms, but I can assure you this was severe mold or something much more disgusting. I am no fool. And to report that there have never been complaints about smell in that room? Again, I'm not a fool. Pretty certain when there 2 years before we were initially placed in the same room with same issue. Unbelievable. My frustration here is that I politely asked the manager for compensation for the first night. In the end he credited us $50. Not ok. I dropped close to $400 for 2 nights at this hotel which is not worth it. My asthma has been in an acute flare from having to sleep in a mold ridden room. The irony is that I'm pretty certain this was the same room we had 2 years ago and yet all the staff insisted they've never had such complaints. I'm Quite upset over this experience and will never return. There are many other hotels to choose from in the general area. Not worth getting sick and having to pay for it in more ways than one. Pretty impressed with this hotel, stayed here two nights while hiking the Appalachian trail. They have two pools one indoor and one outdoor both very nice! The indoor facility is also a huge fitness rehab center with hot tub, sauna, and huge locker rooms. They also have a ton of rooms and very pet friendly. read more

We arranged a room with the Royalty Inn, since arrangments were made for a designated block for wedding guests. We had made arrangements for a dog friendly room. When we got there (after driving 3 hours), we then found out that not only was our room not dog friendly but that they also had no other rooms available...after trying and trying to get the front desk to give us help, they then finally called their Supervisor, and magically found a dog friendly room. I was also waaaaay overcharged from what the price was given to me when i first established the room...and then an additional charge for our dog and room transfer to boot. Our door was not a secured door...in fact several times we would lock it, walk to our car, only to discover that the wind had blown it open. The beds are awful. The WIFI doesn't reach the dog friendly rooms, so good luck to those that don't have reception. I won't be staying here again, and I won't be recommending the Royalty Inn to anyone else. read more

Make sure you request the room in the newer section. We were assigned a room in the older section in the back of the hotel, the room had bad smell and was outdated. So I requested for a better room and was assigned to a newer section in the main building (on second floor). It was a night and day different. The newer room was clean, no smell and cozy with a balcony. There was a athletic club next door with a large heated pool, sauna, exercise equipment, racket ball court, half-court basketball court, etc. The club was free to hotel guests. The front desk lady was friendly. The hotel price is considered very good given if you stay in the newer room. The location is convenient to restaurants and shops around (within walking distance). read more

Don't stay here. They charge you $200 after you check out because the housekeepers lie and say they smell smoke in the non-smoking rooms. They have done this to me twice. won't be staying here again. my boyfriend and i atv in berlin nh and have stayed at the royalty in the past. in the past our stay was comfortable. this past weekend we stayed at the royalty for the last time....unless we hear that they spent a little money and replaces their mattresses. my goodness, the mattress had a spring exposes sticking out of the side of it, the bed was soooooooooooooooo uncomfortable. the room was clean and the bathroom looked clean but i dropped my ear ring in the sink and in the process of picking up the ear ring i pulled out the stopper in the sink yikes!!!!!!!!!!!!!!!!!!!!!!!!! never ever have i ever seen any think so nasty, black and just think with yuk! do not lay anything in the sinks or fill the sink with water to wash. god only knows what you will be getting on your hands and face. come on spend a few bucks and replace the stoppers in the sinks or at least soak and clean them in bleach. i almost threw up when i saw that stopper. we will never stay at the royalty again. another couple stayed one night, was suppose to stay two but the bed was too uncomfortable. they requested a queen and were promised a queen...what they got was two doubles. so uncomfortable they left and stayed at the town and county inn down the road. i think that is where we will be head next time in gorham, nh. mary old orchard beach, maine read more

We have been staying at the Royalty Inn for 15 years and it was our go-to hotel in Gorham. We were there several times a year for New Year's Eve, 4th of July, Thanksgiving and always had a nice time with great service and staff. The hotel was owned by the King family and they are the nicest people. Recently the hotel complex was sold to Cardinal Development New England owned by the Guertin's. Things have certainly changed, prices have increased and the hotel is not as clean as it was. One of the reasons we stayed there was because we have a cat that needs medication and he travels with us. Several of the housekeeping staff knew our cat Bennington and stopped by to pet him. I just discovered when I tried to make a reservation that they no longer accept cats. I was nice and told the woman I was speaking to that we have been bringing our cat for over 12 years to this hotel with no problems what so ever. I asked if that would make a difference that we had such a good track record and were long time customers. She said, "No it does not matter if you are long term customers." I asked if I could speak to the manager--he was not available but I asked her if he would call me and she said she would give him the message. It's been several days and I have not heard from the manager. I guess she was right, it does not matter to them and the new manager if we are long term customers--they don't need us and must care less. We will be looking for a new place to call home when we are in Gorham. read more

I think if I could give this Inn a negative star, I would! First off, who cancels a hotel reservation if you haven't' checkin by 5pm? THIS HOTEL! They left my family high and dry with no other alternative other than to find another hotel to stay at because they gave me roughly 1 hour to return their phone call regarding my reservation -- um, hellllooo? We're in the White Mountains region and I've got AT&T which means virtually NO SERVICE! So when they left a message saying "please call us as soon as you can regarding your reservation" what they should have said was, "If you don't call us back within the hour, we're giving away your room to this nice couple that just walked in looking for a place to stay" because that's exactly what happened! Needless to say, after spending the day at Santa's Village with my 4 and 6yr olds, we were tired, hungry and very cranky. This was the last thing we needed! Luckily for us, we were able to stay at another Inn just up the road that fortunately had a vacancy. It was shabbier than the Royalty Inn which made me more angry bc that's not how I envisioned our stay in NH! Anyway, I can go on this rant, but I refuse to waste any more of my time dealing with this hotel. Go some where else ... at least they won't give your room away and won't leave you stranded!!!!! read more

GREAT STAY! First family trip to nh and we loved it. check in process was quick and easy the room was great and clean! loved that we had a small balcony to sit out on and had a view of the mountains to our left and right! The only problem we had due to the 4 stars is the wifi was not working for our stay we would get connected at times it would just be 1bar and then it would disconnect which wasnt that great since we didint have service on our phones but other than that we all had a good time pool was great a little too much chlorine, the stores around the inn was wonderful and ice cream shop. would come again hopefully the wifi will work! oh forgot to mention wehn we checked in on 8/7 the lady that was working at the desk was superwoman! she was checking people in taking down request bringing up cots on her own up the STAIRS so when i requested one i helped her with one but she was fantastic! read more

This place was probably the worst hotel I have stayed at when we first checked in we asked about the restaurant on grounds we were told to go anywhere else but there that the kitchen was dirty an the food is horrible.. the second experience was, the place has a infestation of spiders they were coming out of everywhere. Third -the pool. There was no drinks allowed besides bottled water. Fourth-the vending machine had candy from 2014 ,the worst thing that happened was that one of our parties we had [we had 3 parties, one had 1 adult 2 children. The other 2 adults and 1 15 month old. The 3rd party was 2 adults and one 9yr old] well..we all were out of those 3 rooms 95 percent of the time..the time besides to sleep . So 3 times we got back to the rooms for the night an we were being spoken to for partying..we had told them we just got in for the day showed the rooms to show we weren't partying an the 4th time they flagged one of our parties down saying one more complaint we will have to leave an not one time would they listen when we said we were just getting back to the hotel. Apparently they don't want children around because one morning at 930am 1 child was outside being watched from the grandmother and he was playing his remote control car.. the lady at the desk had mentioned he was not allowed to play it in the parking lot because it was disturbing the hotel guest. It was one room that kept calling the office on us. Really ridiculous a party of 3 rooms with 9 people whom paid almost 1000 bucks for 3 nights with 4 CHILDREN almost got kicked out for just talking. We are from boston, we may speak loud but we also do show respect. Very disappointed in this hotel. From the food to the persons who work there and from being infested with spiders. read more
