I moved into a 2 bed, 2.5 bath townhome with an attached garage in May 2021…read more Pros: - grounds and landscaping are kept neat - open floor plans, huge kitchen with tons of cabinet space - noise insulation keeps the train noise out and most neighbor noise out - maintenance and office staff is very responsive and helpful - 5 minute walk to train station Cons: - no closet or storage on the main living floor - mold in toilets, have to clean out toilets every other week - $350 amenity fee per lease term, not able to opt out and only includes access to very small gym , a clubhouse with a few couches and a pool table, and charcoal grills

While these are nice apartments and new they are quite a hassle. Lived here for two years and there…read morewere a lot of problems. Yes you can hear the train, but after a while you stop noticing. You will be held up waiting for the train to pass occasionally but it is not too long of a wait. The garages are incredibly small and cost too much in my opinion. No one monitored the regular /visitor parking. The same cars were always parked in the visitor spot which was annoying when i was paying for a regular spot (outside) There was a consistent problem with people not cleaning up after their pets & the snow removal not being done well/early in the morning in time to commute to work. The road leading to the development was horrible. There were consistent promises it would be repaired and it was never done. There is rarely anyone in the office, and they are hard to catch. While there is a gym: the tv has basic channels only. They claim they have events (there will be very few and far between) While you can reserve the common room for party's there is no way to reheat food (which is annoying as well) Overall the neighborhood was quiet and the neighbors were very nice. However poor management and cheap building materials made it feel not worth the very high price. Not a long term option. Maybe a nice place to live while you're looking for something more permanent.

He was thorough to investigate the problem and he proposed a solution (french drain + sump). He made a quote right there and then, and I found it reasonable and competitive. The team arrived on time. They were clean and worked very fast. After the work was done, 2 years later and a few storms after the fact, my basement is dry and I had no problem with the system (it works perfectly fine!). Joe and the team were very professional and they delivered on their commitment. I'm happy to recommend them!

I hired Pro-Dry, (owned by Joe D'Elia), to replace the bilco doors going down to my basement, as…read morewell as replace the foundation and back patio surrounding the bilco doors. The cost was over 15,000 dollars. This was in November/Dec 2024. Joe's team made several mistakes on the work, and I had to make several calls and texts to them to come back out and try to justify. The team had incorrectly pitched the water to my driveway, and I mentioned to them that it needed to be fixed, as the water would sit there and not drain down the driveway as it had before. They strongly disagreed with me and would not make updates. You can see the damage this has now caused in the photos I've attached. The bilco doors they installed were also showing openings /daylight. Water is still coming into the basement. There are already several cracks in the cement they installed around the doors. There are gaps as well. They regraded the lawn and installed really terrible looking drains that aren't even working. They did damage to my new garage doors (cement all over the new garage), dented siding on my house, got cement all over a carpeted porch and also left the site with unfinished work (including refusal to fix the poor job that was done on the patio). Unfortunately, the cold weather came, so the job was NOT finished and it was provided in writing that the work would be fixed once warm weather was here, however, after messages, I have still not heard from Joe. I have paid Joe all money, except $2,500. I guess that was my fault for trusting his word. As it is mentioned in another review, Joe really knows how to talk a great game and make you believe he's an honest hard working, trustful guy. He's not.

****** Lead poisoning from Old paint ********…read more We lived at Gateways apartments in Randolph for 7 years. We had to recently move out due to high blood Lead levels in our family and concern for old Lead paint exposure at this community. These apartments were built in 1964, but Lead paint was only banned in 1978. Not sure how many coats of Lead paint they had in our apartment, during that 14 years of Lead paint usage. Apartment complex had Lead free certification from LEW Corp at Minehill, NJ. Not sure how good was their assessment and if they checked every apartment before giving out that certification. We had many cracks in the walls during our 7 yrs of our stay, which were never proactively fixed. If old paint had Lead in it, then cracks in the walls definitely present hazardous conditions and can expose kids and adults to Lead poisoning. Randolph township environmental dept was also not interested in doing property assessment initially saying blood Lead levels have to be 10 or above twice or above 15 once. They were very resistant to bring in environmental XRF gun analysis to see if property is truly Lead paint free. In case of other kids with high Lead levels at this community, the environmental was doing only dust swabs. Not sure why paint chip analysis or XRF gun analysis on walls was not done. I had to tell them about new NJ law (Lead levels 5 or above twice), before they agreed for environmental analysis at our apartment. After multiple calls to Randolph health dept and environmental dept., they finally sent me a environmental report. Lead investigation report of my apartment clearly showed presence of Lead, based on both dust sample and XRF analysis. Please see the report below. I also raised lot of awareness about Lead exposure among residents of this community. Hopefully this review and information is useful to everyone who is either current or future or past resident of Gateways. Thank you.
