The on-site property management, as well as corporate policies are deplorably ineffectual. Should you decide to move here, the following is what you will have to endure on a daily basis: Constant overwhelming trash pileup. Shamco refuses to pay for larger dumpsters or pay for Morris Crossing to pick up twice a week. So, trash piles up with rodents feasting on it. Dog waste which is littered all over the community because Shamco simply does not enforce the rules. If you have a Doggie - no doubt you will step in someone else's dog waste - on a daily basis. Mice/rodent Infestation which has been ongoing because Shamco does ABSOLUTELY nothing to clean up the trash and dog waste. The inevitable result is that the vermin have now found their way into the dwellings. Several people have moved out because of the rodents that seem to be overwhelming at the community. Poor illumination at night because Shamco refuses to install proper lighting to make the community safe. While vacant apartments have all lights burning all day and night, there is no clear exterior illumination for the tenants who find themselves outdoors at night. Shamco refuses to install cameras on the property. Subsequently, there is no way to identify the perpetrators of rampant illegal dumping or those tenants (and non residents) who do not pick up their dog waste. So these problems remain unresolved, and needless to say, the safety of residents is continually at risk. Shamco does not hire professional plumbers or maintenance people; their solution to tenants with any kind of issue is to just have an unqualified handyman do the work, resulting in improper repairs. Ignoring issues. If providing tenant support requires Shamco to spend money, quite often they will just ignore the tenants' issues. The Parking Lot has been riddled with Pot Holes with no repair in sight which will lead to Flat Tires and unfortunately injured residents. Shamco will raise your rent, but there is no result in proper management or maintenance for the neighborhood. It is not cheap to live here, but don't expect that your rent will provide for proper and timely maintenance and management of this community. They advertise themselves as a luxury community but that is a severely empty promise. If you move here, do not expect value for your money, safety, proper management or care. If they could have charged that in the first place, why charge so much and only give the significant discount after you email them you are planning to leave. Really you can only blame the greedy corporation that owns the building. But honestly, it just does not make a resident feel good. Additionally every time there is a fire drill, you will go deaf because the alarm is so unbearably loud (to the point your ears hurt) and your pets will get extremely scared too. I have emailed about the extremely loud fire drill several times; only received a response once and nothing has been done about it.

The kitchens are especially large with lots of counter space and high end appliances. Every apartment has a front load washer and dryer. The building is well maintained and kept spotlessly clean. There is a great Fitness Center and a every unit comes with a storage unit. The Building Management and Maintenance staff are friendly, responsive and easy to get along with. There is a grocery store (Ashley's) just up the block, and just past that, a great Brew Pub (Gaslight Brewery). Starbucks is just across the street. The train station very close by and the express train to NYC Penn Station only takes 30 minutes. Highly recommend.

The community is very well kept they power wash exterior and decks, clean dryer vents, and attend to any problems you may have on the outside of your unit. Almost every unit has a full basement and there are two car garages. The maintenance fees have gone up only 10.00 in 13 years. They supply doggie trash bags for folks with pets. The pool and tennis courts are kept in good condition. This is a great place to raise kids or be retired, the club house offers a full gym.

Since Sparrow Property Management took over, the building has gone downhill quickly. The property is consistently filthy -- common areas are dirty, trash is poorly maintained, and basic upkeep is not being done. It feels like no one is responsible for keeping the building livable. Basic services are also being neglected. For example, there has been no heat in the lobby or elevators for over 72 hours, with no vendors on-site to address the issue. Snow removal is inadequate and unsafe. Entrances, sidewalks, and walkways are poorly cleared during storms, creating dangerous conditions for residents. Management is essentially nonexistent. The property manager is rarely on-site, there is no visible oversight, and communication is terrible. When issues are raised, they are often ignored or dismissed. Being told directly that "monitoring the property is not her job" is both shocking and unacceptable. Like many renters, I do not currently have the financial ability to move, so I am forced to live with these declining conditions. There is no pride in maintaining this property and no real accountability. Profit has clearly taken priority over providing a clean and safe living environment. AVOID THIS BUILDING AT ALL COSTS!

Charge to bring a guest to pool, let kids run loose in gym- equipment is broken all the time. Can't rent out club room for party. Most people that work here are rude- the manager is by far the worst! If you happen to interrupt to come get your package it always seems like a hassle to her. She doesn't seem to know how to smile either. Prices go up every year.
