What made The Meadows so great was the combination of the people, the property, and the location. The management and maintenance teams were wonderful throughout my time here, the community was friendly, and the grounds were always exceptionally clean and beautifully maintained. There's a ton of greenery throughout the property, and it always felt like the people taking care of the community genuinely cared about making it a nice place to live. That experience started before I even moved in. The leasing staff took the time to understand what I was looking for and helped me find a unit that fit my preferences. They were even gracious enough to work with me on getting a better deal. Looking back, that first interaction was a pretty good indication of how I'd be treated over the next three years. I also really appreciated how reasonable management was when it came to renewals. Even with the rent-control limits on annual increases, my rent generally went up by less than what they could have charged. I never felt like management was trying to squeeze as much as possible out of existing residents, which unfortunately isn't something I can say about every apartment community in the Bay Area. Maintenance was excellent too, although, honestly, the fact that I only had a single maintenance request in more than three years probably says something on its own. When I did need help, everyone I interacted with was friendly and helpful. The Meadows is also easily one of the cleanest apartment communities I've ever seen. When I moved in, it was obvious that they had put real care into preparing and cleaning the unit. As someone who is pretty particular about keeping my own home clean, I appreciated that. I noticed the same attention to detail when I moved out and saw the cleaning checklist they use to prepare apartments for the next resident. It was surprisingly close to the kind of checklist I'd make myself. My apartment had wonderful natural light and became an incredibly cozy home for me. I faced the expressway, and while there was a small amount of road noise, it was never enough to really bother me. More than anything, I loved coming home every day. That may be the simplest and most important compliment I can give a place where I spent more than three years. The location was great as well. There are restaurants and grocery stores nearby, plenty of good routes for running and walking, and it's incredibly easy to get onto highways. The property itself also has great amenities, and I particularly appreciated how well the gym was maintained. Despite being so conveniently located, the community always felt comfortable and safe. I never felt uneasy living or walking around here. There were also community events throughout the year that brought residents together. I certainly didn't go to every one, but I appreciated that they existed and that management put real effort into making The Meadows feel like a community rather than just a collection of apartments. Even moving out was surprisingly easy. Everything was handled professionally and straightforwardly, without unnecessary stress or surprises. It was nice that my last experience with the management team was just as positive as my first. The only reason I moved was because I wanted to live in a different part of the Bay Area. It had nothing to do with The Meadows itself. Over the years I visited plenty of other apartment communities where friends and coworkers lived, and I honestly never came away wishing I had chosen somewhere else. It's rare to leave an apartment feeling genuinely sad to go, but The Meadows really became home for me. I looked forward to coming home every day, and I'm incredibly happy I stayed as long as I did. I must say the team is WONDERFUL!! maintenance team is very responsive and gets the work done efficiently. the main office, Mariah and Derek has helped me a handful of times Their response to emails are so quick! The complex itself is nice and well clean. We go tot he gym pretty often and it always mostly clean. The pool area as well is nice except we did have a hard time with one of the grills and i think the grills should be deep cleaned. Another minor complaint is there are times where the trash area gets way too full and filthy, trash overload and sometimes laying out on the floor, which makes this complex look dirty. In my building, we have kids playing soccer near the garage area which we have received multiple emails NOT to play in that area. It would also be nice if someone maintained the leaves area and blow them away or something. when we first moved in i've only seen it once where they did that never saw it happen again. Overall, great place to live. i'd renew our lease!

People frequently do not bother to pick up after their dogs. Every complex I've lived at has dog waste bins and bags conveniently thru the entire property. Avalon has 2? And only near the front. It's crazy to me that with th amount of dogs here they wouldn't want to encourage people to pick up dogs poop and throw it away. Even just one near the mailboxes would be helpful.

    UPDATE - TOWING DISPUTE STILL UNRESOLVED…read more I was towed from Sycamore Bay Apartments while completing a DoorDash delivery for one of their residents. The resident remotely opened the gate and allowed me into the property. I acknowledge that I was temporarily double parked while completing the delivery. My concern is the timeline and how the tow was handled. The tow paperwork says my vehicle was "observed" and dispatched for towing at approximately 1:14 AM, but around that time I was still at or near the entrance gate waiting to be let in. I have repeatedly asked management to explain how my vehicle could already have been observed inside the property at that time and to review any gate-access records. My hazard lights were on when I left the vehicle. Management later confirmed that its own exit-gate footage shows my hazards flashing while my vehicle was being towed out at approximately 1:22 AM. I have also requested tow-yard surveillance because my hazards were still flashing when I later went to retrieve my wallet from the vehicle. My husband and I returned while the tow truck was still there and tried to stop the tow. I called 911 around 1:22 AM, and the towing paperwork states the vehicle was not removed until approximately 1:24 AM. I was left stranded around 2 AM with my purse and wallet still inside the car and had to walk to the tow yard, where I paid $332 to get my vehicle back. I am a student, and the unexpected expense put me behind financially. The incident also caused significant stress, anxiety, and difficulty sleeping. Management previously responded publicly saying they were "working towards a resolution," but I still have not been reimbursed, and the key timeline questions remain unanswered. I strongly recommend that delivery drivers and visitors document their entry time, parking location, hazard lights, and any towing interaction at this property. I am continuing to pursue this matter and hope it is resolved fairly.

    WARNING on this property: shady practices; outrageous charges; potentially taking advantage of…read moreelders with language barriers. I signed a lease with Artist Walk Apartments. During our inspection of the apartment on the day of moving in, we found the apartment to be extremely noisy. The noise comes from the bathroom fans that are on 24/7 (you cannot turn it off). We measure the noise to be around 70 dB at highest, 55 dB at lowest. The Fremont noise regulation requires a continuous noise of less than 45 dB at night. Because the apartment does not meet government noise regulation, and we were legit getting severe headches from the noise of the apartment, we immediately requested to cancel the lease. Problem begins: My parents don't speak English well. They arrived at the leasing office first, and were asked to sign the apartment inspection document BEFORE they were allowed to inspect the apartment. They were told that if they don't sign, they aren't abe to get keys. As a result, they were conned into signing the inspection document before we found out that the apartment does not meet government noise regulation. Because we signed the inspection document, the apartment now insists that we have "Moved In", and not only do they refuse to refund our 600 USD deposit, they also requested us to pay two months of rent totalling almost 8000 USD for us to cancel our lease. Please note that we NEVER moved into the apartment, and we requested to cancel the lease WELL within the 24 hours of our apartment inspection. We have reported all of our noise findings to various government agencies, and we are fighting all of the charges through all legal means available to us. Please note that they have initially agreed to "Cancel" our lease, but now threatened us with TWO months rent for "breaking" our lease. They said they would replace the fans, but repeatedly made it clear that it may not solve the issue. Since they cannot promise the issue to be resolved, we insisted on cancelling our lease. So now we have to seek legal means. They have now demanded a payment of well over 8000 USD because we've touched the apartment keys. They refused to admit that their apartment violates the government noise regulation and unethically made my parents sign the inspection document BEFORE they were allowed to inspect the apartment. We requested to cancel the lease PURELY because the apartment noise violates government regulation. Even their own measurements showed a clear violation. In the end, it is the unethical practices from these people that are truly shocking. They clearly think us civilians do not have the means to fight back. The apartment itself shoudn't be allowed on the rental market until all issues are fixed; but in the end there is no easy fix to subpar morals, discrimination, lack of ethics, penchant for manipulation, and a complete disregard of rules, regulation, and human decency. July 11th, 2025: For legal purposes I am writing this update to respond to "Maggie". I have plenty of communication evidence, and formal evidence that I've tried to resolve this issue "informally" with your team. I am no longer interested in circling back and forth with your team. So far, your team have done nothing but gaslight me, provide conflicting accusations that shouldn't make any sense even to yourself. Here is a summary of what you have done so far: 1. I received an application credit of 50 USD. You now said you will be charging me for that because I DID NOT move in, and the credit only applies when I've moved in. 2. You requested that I pay two months rent to "break the lease" because I DID MOVE IN. Note, in previous bullet point your reason for charging me was I DID NOT move in. So which one is it? At this point, it is clear you are just making up things as you go so you can charge me. 3. With all of the above stated charges, you still refuse to refund my 600 USD deposit, for what reason? 4. On July 7th, when we inspected the apartment, we immediately asked for the fans to be replaced. They refused. We asked to cancel the lease. They said we can cancel, but it has to be done immediately. We complied and canceled immediately. 5. A day later, after THEIR OWN measurements showed THEIR OWN noise violation, they tried to glaslight us saying the apartment is fine. They can try to update the fan for us, but it most likely won't change anything. Because they made zero promise to resolve the issue, we insisted on our cancelation. 6. 3 days later, they threatened us saying we broke the lease, and they will be charging us two months rent for breaking the lease; 600 USD for the deposit we already paid; AND they are going to charge me for the application credit of 50 USD I received (see first two points). This experience has been completely insane. I feel like rules are being made up along the way to charge me as much money as possible; these rules came out of no where and were in NO WAY disclosed beforehand.
