To start everything: My fiancée and I were purchasing a new house, where we came across the house we ended up purchasing. First the house was about 95% done just. Needed a few things on the inside completed. Tom the project manager, was not very helpful. After we got our 3rd party inspection, Tom told us he would take care of the issues the inspector found, especially the backyard where the ground was corrupted. Well after getting the keys this was never taken care of nor did we get the opportunity for a final walk. Also within the buying process (prior to closing) Tom told us he would take care of the grass and trees until we closed on the house and after that we would have to take over. Which is fine, except he did not take care of any of it. Our trees were dead when we got the keys. After getting the keys (prior to moving in) I would go and water the grass and trees daily to make sure the lawn looked okay but it was too far gone for the trees. Also when we were appliance shopping for the fridge, I asked Tom multiple times what is the measurement of the area for the fridge. His response was "it can hold a regular fridge". This made the process of purchasing a fridge very difficult and at the time we didn't have the keys so I couldn't go in and measure myself. Finally we were able to get the info about a week later and we were able to purchase a fridge. Also I want to add that when we did close and the house was supposed to be cleaned by the cleaning crew. They sent one person to clean the house who attempted to "clean" the house in 15 minutes. Which they didn't clean at all, there was dust and debris on the floor. We had to contact Tom to have the cleaning service come back again same day to clean. Even after the second attempt, we found that bathrooms and shower heads; countertops etc were not cleaned. At this point we were fed up and unfortunately had to bite the bullet here. Reminder this house was completed September 2022, we moved in October 8th 2022. In December we noticed a crack in our master bedroom ceiling, so we requests to have someone come take a look. The gentleman was able to patch it up pretty quickly that day and told us it was a "settlement crack". The following day, my fiancée and I received an email from KB Homes telling us that the crack that was fixed is not included in our warranty and that it was only fixed on good faith. Which if this is a settlement issue on the house, then that would factor down to a foundation issue on the house. Also mind you, this house was built in 2022 so not sure why we would see such a crack that quickly on the house. Again, I DO NOT recommend purchasing a house with this builder. And if you do, decline to answer any surgery questions until after you've lived in the house at least a month or two. This will give you the opportunity to see the response times from employees and experience the house. If anyone would like to see the email from KB please let me know. I will add the email as well

Her organization skills and knowledge of such a complex property in a short time show true dedication. It's my understanding that she came up through the ranks of Randall Management - it's apparent she has been well trained. I also regularly attend all community meetings and actively read the monthly newletter. Although the property is aging, it is well maintained by a terrific team of hands on employees - also Randall Management employees. The HOA is fiscally sound and stable. The promixity to the Medical Center, Rice University, Museums, The Village and Braes Bayou (walkable!) are key as well.

Dropping off the earnest money was easy and once that happened they created an online portal for myself and my wife to see what all was needed. There is an online chat function that also sends an email whenever there is a new message. Everything was super smooth and very responsive. We closed during SNOVID, so they were still responding from home with limited email/power/water/etc. We were able to coordinate and close remotely and get the file funded shortly there after. I would highly recommend them for anyone looking for a title company that is responsive!

It will be awesome once completed. We were lucky enough to get in early. I believe the amenity center (which looks amazing) will be done in november. If you access the cane island website through a mobile device, you can see which homes are sold and which are available. There are lots of other cane island homeowners like us who drive through the community whenever we get a chance because it is amazing to see all the progress. We see lots of Katy Police officers driving through as well, which adds some comfort. The living arches at the entrance way light up at night and change colors (so cool). They have also had a taco truck come out and a lobster truck come out recently. The tax rate is high but worth it, in my opinion! Other news: One of the playgrounds is going up, the splashpad and amenity center are going up, the sidewalks around the lakes are finished (mostly), light posts are going up.

So we are officially empty nesters now and a lot closer to pulling the trigger. Allison has answered the questions I have had since last year without ever trying to push us to make a decision sooner. I'm sure it's hard to get leads and with the market not ideal realtors seem more aggressive than usual. But I originally let Allison know if she wanted to text once a month or if there was something she saw on the market that looked like a fit for us to email it to me. She has kept her promise, answering all my questions about location, new construction in our area & Eado area. HOA fees are high in this area in relation to surrounding HOAs (i.e. Lakemont, Lakes at Bella Terra)
