Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

The…read morereview at the bottom was targeted at me as I am an owner of many units and they represent me. If anyone has any questions, I would be delighted to answer. I have been very happy working with them and they really care to do good work to represent my family and the tenants. They absolutely do background checks and I even approve all tenants. In one case, one tenant was accused of being a drug dealer. That is false. The tenant has a son that was not on the lease and the son was suspected of that and after going through proper procedure they were evicted. They have teams to help with repair work and maintenance service at competitive prices. We are not slumlords. I am very offended by anyone that would call me that. I spend a lot of money monthly to do repairs on my units but unfortunately the HOA dues in this particular complex are crazy high and keep going up and there were months that I was taking a loss. Kathy and Rich did the best they could to help everyone involved even though it was an impossible situation. Fortunately, the HOA board realized the dues were too high and reduced them back to the previous rate. I highly recommend Kathy and Richard from A through Z for all your real estate needs. They handle even the most difficult properties in the most professional way possible. I feel very fortunate to have them as a part of my team.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    I tried to rent your location 3622 Seabrook and was treated harshly. I really loved this property…read more I filled out the application and was told that my score was too low in which I told the lady that my score was in the 600s and asked what was so low about it? She quickly responded, we can't help you and hung up. Since then I have been approved for two properties. One also claimed my score was low, but they went the extra mile to call the landlord that I have had for the last six years. After speaking with him I was approved. I feel this company could have done their due diligence. Two weeks later my score went up even more and I called back and was immediately told that I couldn't re-apply for three months. I was in complete awe. Allegedly, I feel the color of my skin played a part in how I was treated by this company. It couldn't have been anything else as I make well over the amount needed to qualify for this place. My landlord now will attest that I take very good care of his home and has never missed or been late with a payment for six years. I was upset, but the way I see it now, you lose, not me. Plus, after reading the other review, I now see I dodged a bullet. Oh yeah, I also reported this place to the City of Houston. You don't treat people this way......

    This has been the worst experience I've ever had with a property management company…read more No notification on any repairs. I have been charged for plumbing repairs three times in the past three months without any prior notification from All County. In December 2023, $90 was deducted for plumbing, followed by $275 in January 2024 and $350 in February 2024, all for plumbing repairs. I noticed that only when I checked my owner statement. As per our contract, any repair expenses exceeding $300 require approval from the owner unless they are considered emergencies. However, they have not failed to do so.   Additionally, there was a $155 charge for Postage/Delivery Admin, which was for them to pick up mails and send them to me. Despite I offered to collect letters, keys, and checks either at the house or their office, they decided to perform this service and charge me instead. I have requested a receipt for the Postage/Delivery Admin charge to understand the breakdown of administrative costs. Furthermore, I inquired why these administrative costs were not included in the management fee, but I have not received a response yet   Also, their communication has been lacking. While Fady and Johnny responded promptly with detailed emails before we signed the contract, the communication has significantly declined since then. Some of my emails have gone unanswered, and the overall responsiveness has been poor.

    The property manager is attempting to force my family out with a 30 day notice to vacate after I…read morecomplained about the lack of 'Quiet Enjoyment' and the failure to provide reasonable notice for showings. We have had agents try to show up with only 15 minutes' notice, and have even shown up with NO confirmed appointment at all. I've even been harrased at 9:00 PM on a Saturday night to schedule showings. On top of the intrusion, there are now unresolved health and safety issues that they refuse to address until we vacate. The property manager is also the listing agent. Potential buyers come into the house and see the ceiling repairs that need to be done and have been neglected. They see the spray paint that is used to cover 14 months of water damage due to hurricanes and ice storms that we have experienced in the area since June of 2024. When you stand up for your legal rights, they respond with retaliation in the form of notices to vacate rather than fixing addressing the issue. We are now forced to handle this through the court system. Owners: be aware that THRM's management style creates legal liabilities and hostile environments that stall sales. Buyers should be aware they could be walking into a legal dispute and a property with documented maintenance failures.

The staff support at Texas Home reality were fantastic in every way from top to bottom in dealing with repairs from wear and tear issues, weather damage, dealing with the homeowner and covid 19 challenges. We mostly communicated with Donna on most matters and experienced Kind, Professional and friendly responses and resolutions. If we had a rental home, I'm sure we would contact the folks at Texas Home realty to manage our property.
