I lived at Riverside for 2 years starting in March 2017. I've hesitated writing a review only because I worry that if more people learn how wonderful it is, current residents may find it harder to afford!
There is nothing - nothing - out there like Riverside. It is bordered on one side by the Washington Channel, and on another by Fort McNair, which means that if you are lucky enough to have one, nothing comes between you and your water view. Nothing, that is, except for the trail that will take bikers and runners out of the city in 15 minutes. Some of my other favorite features were the pool that looks out over the river, and its proximity to the Wharf, the Navy Yard, ball park, and Waterfront metro.
The building was constructed in the 1960s which has pros (thick walls, spacious layouts) and cons. The gym is quite small - just a treadmill, elliptical, bike, and weight machine - and not all the parking spaces can accommodate modern-sized cars. Bike storage is also at a premium, but is available. Kitchen ventilation was a challenge, and I wished the pool was open in the morning. Quirks of the owner's association's voting procedure mean that while pets are still not allowed, smoking technically is.
Compared to its peers from the same period, I consider Riverside to be cozier and more convenient than Tiber Island, and better-maintained than Carrollsburg.
Riverside's buildings and their infrastructure have been very well cared-for, though the parking garage may be getting overhauled in the next few years. The front desk staff are always pleasant and helpful, and the management office staff are unwavering in their courteousness and professionalism. When repairs affected water service, we were always given ample notice. The maintenance and grounds team are not only helpful and efficient, but pleasant too. They knew my name and I knew theirs. I always felt safe and comfortable here.
If you hate beautiful sunsets, relaxing evenings by the pool, and elevators that work, don't live here. read more
