DO NOT MOVE LIVE HERE. From constantly changing management, to horrible apartment conditions, to just straight up scammy behavior, this apartment complex is truly something else. Me and my husband have lived here for 8 months and already are under new management after the last manager had just started a month before move in. We moved in to an apartment where the carpets were utterly disgusting with huge stains, torn up carpet, cobwebs all over the place, dirt and dust ev​erywhere, and the whole place reeked of cigarette smoke. And this is after they had delayed our move in because they were "still getting the place set up for us". We didn't have it as bad as our neighbor though who had DEAD RATS in their apartment when they moved in. We were also given the wrong key to our apartment and couldn't lock our doors for a solid month, we didn't have a mailbox key for 3 months until WE WENT TO THE POST OFFICE TO HAVE ONE MADE after the apartment complex kept telling us they would be giving us one and are demanding we give them the keys we paid for when we move out? Our washing machine has been running off an extension cord for 7 months now because they refuse to fix its outlet. Just a couple weeks into us living here they decided that over Labor Day Weekend, they would be issuing parking passes and if you didn't have one than they'd be towing your car. Well we were out of state visiting family and did not get an email, phone call, or text about this, the only way we would have known was if we checked their website, so when we came back the following Tuesday, I woke up to go to work only to see that neither my car nor my husband's was there. They had towed our cars that were on the lease without any warning before hand other than if we had checked their website, which, us being new to the area and state, did not know about. But, once again, others had it worse. We had talked to neighbors who had gone out of town or state as well over the weekend and even sent emails and phone calls to the complex explaining they were out of town and asked not to tow their cars, but they towed them anyways. Nearly a quarter or more of the complex had their cars towed upon coming home from the holiday weekend and had to pay $200-$300+ just to get them back! Maintenance also comes at the oddest hours without notice. I was taking a nap after work one day when home alone when a maintenance guy showed up after 6pm with no knock, no phone call, no yelling saying "hey its maintenance!" So when i woke up to my cat freaking out and seeing that suddenly lights were on in the house when my husband wasnt home, yeah I was a bit freaked out. The stairs to just about every building around beyond rotted as well, hell I saw one complex when driving home who's stairs had completely broken! Luckily it was the first staircase but imagine if that happened on the third floor! Also if they make you any promises or deals, be sure to get it in writing as well as they are known to frequently and consistently go back on their word.​​ Overall this has been such a terrible experience living here and will never, EVER, recommend this place to anyone. read more

If I could give Rivers Edge Apartments zero stars, I would. Living here the last two years has been an absolute nightmare. The front office and management are completely disorganized, rude, and unprofessional. They either ignore your concerns or tell you five different stories depending on who you talk to. Don't expect honesty or consistency--they'll backtrack on their word constantly. The apartments themselves? Disgusting. My unit was filthy when I moved in--stained carpets, broken appliances, peeling paint, mold, and it smelled awful. It's clear they don't bother to clean or maintain anything between tenants. Maintenance is a joke. Good luck getting anything fixed in a reasonable time--assuming they even show up. When they do, they rush through it and leave things half-done, making it your problem again in a few weeks. On top of it all, they keep changing policies and adding surprise fees out of nowhere. Every month it feels like there's some new charge or rule that makes living here even more frustrating. Save yourself the headache. There are plenty of better places in town--this isn't one of them. read more

I only lived here for 1 year. I had 5 leaks and have had holes in my ceiling for over 8 months. They entered my apartment without noticed and they only apologized when I called them multiple times. I had to show them proof that they did not give me notice. They did not believe at first. Thankfully my neighbor across from has a ring camera. I got proof and then they believed me. Yes it comes with furniture BUT it was all torn up and pieces on the floor. It was not in the lease where it comes with furniture. Long story short, DO NOT leave here!!! read more

Do not sign a lease here. Disgusting. Flea ridden carpets, cracks in the walls, water damage in the ceiling. Apartments not cleaned from previous owners with trash, food and cigarette butts all over. Mold. Totally unacceptable. They have not made it right. Can't believe they would allow anyone to live here - should be condemned. read more

I have been living at GreenHill for about 7 months now. We have had some minor problems with the apartment but maintenance has always been quick to solve the problem. The highlight to living at GreenHill is being next to the New River for tubing in the Summer! read more

Stay away! My son, a Radford student, moved in three weeks ago and the apt is trash. They put in a maintenance request for more then 20 problems and have not had anyone even show up to work on any of them. Even the front door lock that is not working correctly because it had been kicked in at one time. They can not use there dryer because the vent is missing. He has gone to the office on several occasions and has been told they put in a maintenance request but still no one! read more

This place is a shit hole. Plain and simple. It's old and outdated, the management is atrocious, there's trash everywhere. They just want money and don't care about residents at all. If you don't like who they put you with as roommates, you have to pay $400 just to move to another apt. They also will not let you out of your lease if you want to move. I am not even going to select any stars. I had to select 1 star to post this. This place is a dump!!! My daughter is living there now and she just went to get back into her apartment for this coming Spring semester and there was a huge hole dugout from the bathroom cabinet and droppings of mice poop everywhere. This is gross. When she moved in this past August there was mold everywhere and the whole apartment was left a mess by the prior tenant My husband and I spent 4 hours cleaning up this apartment We spent more money on all the cleaning supplies. For the money we pay for her to live there is just ridiculous. My daughter has been physically sick since moving this past August. I do not recommend you living here at all. I wish I could post the pic of the hole in the bathroom cabinet with all the mouse droppings everywhere ! Disgusting!!! read more

As a former employee, Maintenance, do NOT rent here. The plumbing is so horrendous that the interior walls and ceilings are perpetually damp and rotting with stains everywhere. The pipes were put in the 1980's and they began to fail ten years later. This complex is now approaching 40 years old! The utility closets are always moldy and wet. There is little no oversight to work orders being done, and there is little avenue to address problems except to bring it to the attention of the property managers who are uninterested and incompetent. These buildings are old and in my opinion should be demolished. As with many other off campus housing areas they sublease an apartment to many different people. So a typical four bedroom apartment which would only cost on average $900 to rent now becomes $3600 a month for the property management company. Which you'd think would result in quality and security - but in reality results in less of both. After hours the entire complex gets out of hand with no security, cameras, or any sort of attention paid to the well being of the residents. Look elsewhere for a rental property. read more
