If you're a student looking for off-campus housing -- or a parent helping your student sign a lease, avoid CMG Leasing at all costs. This company delays communications, ignores the law, and then turns around years later to file lawsuits against former student tenants who have already graduated and moved away. Here's what happened to us: We rented from CMG for two years. After moving out, they sent our deposit disposition 47 days later - past Virginia's 45-day legal deadline. When we brought this up, the property manager (Amanda) told us, "I've never lost a lawsuit." They initially said we owed over $5,000, then changed it to $1,100, then $1,400. After providing our forwarding addresses and asking for our deposit back, they stopped responding. Then, three years later, they filed a small claims lawsuit and sent notices to our old school email addresses, knowing we had graduated. It felt deliberately timed to be difficult to fight. We paid the amount just to make the lawsuit go away - not because they were right, but because they rely on legal pressure to force payment. This is part of a clear pattern targeting young renters who don't have the time or resources to fight back. Do not sign a lease with this company. Hire predatory towing agency to tow visitors. They prowl constantly. $180 for 10 minutes of parking. Those who hire these types ARE these types. Reviewing Radford location. So- Don't even visit! I enjoyed the layout of my apartment when I was here, but that is the only positive. Accounting department is atrocious. I paid my rent in full each month, however, my balance was different each month and amounts were not charged correctly. Be prepared for severe discrepancies. Although I am a meticulously clean person and my cat never made messes, when I moved out I ended up having to pay CMG over $300.00 due to these discrepancies. Near the end of my lease I found out that I was being charged for wifi that was not included on the lease, after being told upon moving in that I would have to provide wifi myself. When I showed them a picture of the lease where I highlighted the utilities listed, "water, sewer and trash" they still would not budge. If you are a student or anyone else living in Radford looking to rent, I would look elsewhere to someone more professional. read more

I wrote a 5 star review during my stay with CMG (which is still accurate) but after my stay with them not so much. It was me and two other girls in a town home. We were the neatest cleanest girls you'd ever meet. Our house was always clean, spotless yada yada... On the contrary our neighbors were three guys (whom we are best friends with), they had a huge dog, ripped up floors, cabinets were scratched up because of the dog and other stuff. Carpets completely stained, holes in the wall, discolored walls etc... a typical boys house. Long story short after we moved out we OWED CMG $1,000 worth of damaged and the guys next door received their security deposits back (half of it). They are a hot mess as a company. Knowing college students have other things to worry about besides owing them that much money, when our house was spotless. I would definitely avoid them at all costs. Would of much rather lived in a trailer park than to of rented with them...disgusting attitude and undignified humans. read more

What can I say about CMG? In my experience CMG is a well maintained And well operated company . Every person that I have encountered in this business are grade A individuals excellent personalities and will go out of their way to get to the bottom of any issue In a very professional manner Their attention to detail is magnificent And very On point My personal opinion I would highly recommend Any of their properties All around great people!!! read more

When you move out, they will take your deposit and find ever little thing possible to make you pay above and beyond the deposit also. Things like charging you $57 for a cheap Walmart blind that had one small break in one slate. Charge you for a full cleaning of the apartment when you don't clean a couple of flies out of the ceiling light fixture, miss a small piece of paper on the top shelf of a closet and leave a grocery item on the top shelf of a kitchen cabinet. We spent a lot of time cleaning so it would look as good as we found it and was still charged for a full cleaning of the apartment. They extremely overcharged on everything and refused to provide proof that it cost them the fees they were charging us. Would not recommend renting from them. They take advantage of college students and their parents. read more

Don't expect to get more than a few dollars of your deposit back if anything at all. Read the fine print of your lease, there are already built in mandatory cleaning fees, and over inflated maintenance prices. I should have listen to the many other postings and reviews and just left the place a completely dirty, as my wife, son and I spend nearly 4 hours cleaning an already ragged out 30 year old house, but still got blamed for scuffs and scratches on old worn out floors, cabinets, cracks in the ceiling, worn out sinks, crappy dollar store painted walls....I guarantee they never fixed any of the stuff but still charge people, cause the house was already a wreck when my son moved. We even had to haul away furniture and garbage left by one of the kids that left early after being told we would be charge for the haul away, cause we had no proof who it belonged to. Their management people are rude and unprofessional, uncaring. Takes many emails and phone calls to get answers if you get them at all. Don't be fooled by their Better Business Bureau rating as it is based on volume of sales/rentals to complaints and what college kid is going to take the time to file a BBB complaint.....Go to BCR or NVR they are friendly and affordable, we always got are complete deposits back with no mandatory fees. read more

CMG is literally the worst leasing office in Radford. They refused to give me back my security deposit since my roommates had resigned the lease and therefore I had to wait for them to find another roommate then get the money from that person. The problem with that is there is no incentive for that person to pay you and no law saying they have to pay you. They always get there money but disregard your right to get your money. They charge ridiculous maintenance fees out of the blue. In November I lived with a hole above my bathroom because the maintenance took so long to finish the leak. Then in July my bedroom started to flood every time it would rain and they only would put a dryer over the spots and not actually clean it which caused it to mildew. They eventually ripped up the carpet and I had to live in a room with no carpet only cement and rusty nails sticking up from the flooring. Eventually on my last day living there they put in carpet for the next person. However they never got the problem fixed. They utilities are so crazy high in their apartments and since they are so money hungry the rent doesn't cover any utilities. The lady at the front desk was always really rude. DO NOT LET your child sign a lease from these people. They will not do normal maintenance repairs without charging a fee. They could care less what happens in the apartment after you sign; ONLY concerned about MONEY, not safety or wellbeing of your child. My daughters roommate has had a boyfriend and several other friends living with her for months: it's a 3 bedroom. Because of the number of people CMG is allowing unlawfully live there; their utilities are higher than our 4 bedroom/3 bath/2,500 Sq ft. home. When I complained, Amanda was rude and told myself and my daughter they don't deal with drama. I was told the manager would call me on 3 different occasions and both of us have been waiting for that call for great than 2 months.PLEASE note, all of the 5 ratings are from EMPLOYEES!! read more

Worst in Radford, they will do so much costly maintenance and call companies to clean or do repairs and charge you without even letting you have any input let alone letting you know in a timely manner. They have terrible customer service and really only care about money and squeezing every last penny out of their tenants. they have terrible reviews for a reason, because they are literally the worst leasing company. read more

DO NOT LEASE WITH THESE PEOPLE!!! They do not give you back your security deposit and will charge you for damages that were there when you moved in. I was 8 months pregnant when I moved out and spent HOURS cleaning and they still charged me for scratches on the wall and on the outside door and for the dust on the ceiling light. How the hell am I supposed to get on a chair and clean a ceiling light while 8 months pregnant. HOW? They charged me close to $900 to "clean" my one bedroom apartment. The apartment is old and is not even worth $900. When I went to confront them, they were no help and told me to just email them my concerns. It took weeks to get a reply and the reply didn't even answer all my questions. The young girl that works there also never knows what she's talking about. These people are just money hungry and unprofessional. I'd rather be homeless then lease with them EVER again!!! read more

Tenant beware! Kindness from the staff was excellent while we signed the lease. My daughter decided Radford was not the place for her. She did not return to school after the 1st session. We understood we needed to continue to pay for the apartment she after she left. We made the office aware of her departure. We cleaned the room that was used for 5 months. When we left the apartment it was clean and we made the staff at CMG aware. At the end of the term we were charged our full deposit for rug cleaning, wall repair and common area repairs. The charges were extremely excessive especially after we left the place clean. The staff is no longer willing to communicate with us about the excessive charges. I don't understand why we are not receiving our deposit after we attempted to clear the apartment when she departed in December and agreed to continue paying the lease. I don't recommend anyone to enter a lease agreement with CMG Leasing of Radford without understanding you will NOT get your deposit when you vacate the property. This is not a honest company. It does not cost $149 to clean the bedroom carpet. It does not cost over $100 to remove a piece of tape from the wall, mind you we didn't use nails to hang items, just the new 3M tape. Tenant BEWARE! The apartment I stayed in was super nice- it had a great layout and so much space! Whenever dealing with the people in the Radford office I had absolutely no problems, they have all been students before so they are more understanding than most. The maintenance staff is great and come readily to fix any problems; the company itself is very fair and connected with their tenants. read more

Terrible. I had Price Williams for a half of the lease and the landlord of the property switched to CMG. It is night and day with these companies. I would call PW and they would have a replacement blind or fix a window issue within 24 hours and never had an issue. I needed a replacement blind and it took a week, 2 visit cause they had the wrong measurements and the shade oft he blind is off. When the leasing changed CMG changed the lock without notifying me properly and I came back at 2 in the morning locked out of my place. Later, my dad was down dropping me off and spending the night. Unaware of CMG visitors policy, his car was towed and paid a 150 drop fee. Without a written lease and a list of policies because I switch, I expect CMG to pay up. My roommate who had them 2 years ago, said their terrible with security deposits. Seriously go with PW, Bonderant, or someone else. read more
