Just want to give everyone that is renting from cooper beech, or is thinking about doing so. I was a tenat there from October 2022- June 2023. I paid my rent on time, and left the the apartment even better than I found it. My apartment flooded three different times, and honestly the building itself is run down and gross. 3 weeks after moving out they sent me a letter charging me over $1400. I could not believe it, as I said I left it in better than it was when I arrived. The place was a shit hole when I moved in, a nasty smell and even flooded the first day I moved in, along with two more times. They charged me $550 for the carpet, $490 for "paint" when I had minimal thumbtack holes in the wall and other nonsense that was there when I arrived. The move in form was never given back to me. I made the mistake of not taking pictures, which is why I had to bite the bullet and pay them. I posted something a few weeks back on the We Are Radford facebook group, to see if others were experiencing the same. I was appalled. Over 100 comments stating they did the same thing to them. If you are thinking about renting through them, I would highly recommend going through that facebook post. The fact they are charging us tenants thousands of dollars when we move out, and the apartments are still shitty and disgusting, I really truly believe they are scamming us. So, as a warning to all, STAY AWAY FROM COOPER BEECH! And if you are currently a resident, be sure to document EVERYTHING and don't make the same mistake I did. read more

You guys responded to my roommates google review basically calling him a liar and stating that we had received email and or letter correspondence about the charges that were accrued after we move out. 1.) how are you charging us for a drip pan underneath the stove?? It worked just fine. 2.) we actually carpet cleaned the common areas with our neighbor so we could make sure that they were clean and were even TOLD BY MAINTENANCE that the only carpeting taken out was the one in the trashed downstairs area. My "charges" on the portal before I got locked out right after move out were ludicrous. On the google review my roommate said it showed a few billion dollars and he wasn't lying. So the charges are not ours. DOES THIS PICTURE LOOK LIKE SOMEONE THAT TRASHED AN APARTMENT TO YOU? I will not ever recommend you guys to anyone and will dissuade anyone from living here. Although looks like others are doing a pretty good job of that, theirselves. In response to Aaron: I would love to see PROOF of this email. I never got one. The only thing that was given to us was some checklist that was never given to me, just my roommates. I called you guys to ask for one, and as is typical response, you said you'd have it right out to me. I lived right next to the office and not like it would've been hard to bring me the checklist since I work from home now and couldn't get it myself. I encourage you to have several seats Aaron, because you're lying. We never got any emails or letters or anything. They towed my son's car who is a tenant that was legally parked in a designated spot with a clearly visible parking pass on 3-20-23 because he "wasn't pulled up far enough". When he explained the situation, that he was trying to be considerate of others and left room so another student could get into their car and showed a picture of the incident he was told by some moron working in the rental office "you should have parked right against the driver door of the other car and made them enter from the passenger side and climb over the seats"! Yeah this is the type of logic you will be dealing with should you make the unfortunate mistake of renting from these sheisters. I'll be "contacting" you people don't worry. The fact that you guys admitted he was "in a parking spot" and said "we will see if we can help get towing charges reduced" was admitting culpability on your part (not smart). Don't ever live/rent from here. They try to sucker you in when looking because it's cheap, but not all good things come with being cheap. I followed all protocols with my lease, so much that I lived there for four years of college and let me tell you ITS NOT WORTH IT. I got charged with a $600 move out fee AFTER I HAD ALREADY GOTTEN MY MOVE OUT STATEMENT THREE MONTHS PRIOR STATING I DIDN'T OWE ANYTHING. Come to find out they were double charging without checking the final statement before hand. Long story short I had to get lawyers involved and they backed out of having any recollection of the situation. NEVER RENT HERE!! Worst place ever. They will find any and every way that they can to rob you of your money. We rented for 1.5 years and they tried to change our bill to charge for 4 rooms when we only rented one. We moved out and they made the process unnecessarily stressful and over complicated. They want to charge us $700 in damages we didn't cause. They won't even use the money to fix the "damages we caused" they just pocket it. We had issues that needed to be fixed when we first moved in and they NEVER fixed it for the year and a half that we lived there. Rent somewhere else!!! Not only will you never see a penny of your deposit back, they'll charge you for "damages" that you reported before you moved in. And, they won't send you the list of damages, they'll send it to one of your roommates. When you don't reply to the letter about your "damages" (because they didn't send it to you) they will turn you over to a collections agency. Then your only recourse is to deal with he collections agency. They won't contact you before they turn you over to collections either. I regret the decision to rent at Copper Beech!! We're out of the $410 deposit and over $300 in the alleged damages. We have asked repeatedly for the damages list so we can compare it to the list we made before moving in and we have never received it. read more

Pros: -Storage closet in our bedroom was able to accommodate any storage needs we had -Became great friends with one of our neighbors Cons: -Our place was very easy to break into due to not having a deadbolt. Copper Beech office was very unresponsive to giving us a deadbolt after we reported a break in. Although we asked once a week from January until we moved out in May, we never got one. -It took us threatening them with the fire marshal to get them to replace our back door that would not open. Each time maintenance looked at our door prior to then, nothing was done about it. -Incredibly rude office staff. Does not respond to issues in a timely manner. Lost several packages delivered to the Copper Beech front office. Very unhelpful as well. My wife, mom, and I were treated like children each time we visited the office for anything. -Black mold took over our bathroom. Although we reported it several times, nothing was done about it. We were just told to spray it with bleach. We did, but it came back stronger and thicker each time. -Smelled like wet dog when we moved in, although place was supposedly cleaned by "professionals" upon move out. -Sketchy people living in the area, When students are away this place becomes a hot bed for townies and addicts to creep around at. -Poor structures. Noise is evident at all times. We can hear everything happening in the apartments next door. -Because of the worn out screens and cracks in the structure, our place is constantly infested with bugs. We had a MASSIVE earwig problem when we moved in, and I wound up having to spend money to get rid of them myself and caulk cracks in our foundation. We currently have a stinkbug and spider problem. -College students have begun to migrate into this area. Noise is very high at all times. Lots of fireworks most nights. -I think our apartment had some bad juju in it. Seeing shadows all the time, things being misplaced for a few days before randomly appearing...our friends dogs when they were together would run up to the master bedroom and bark at the walk in closet as if they were getting ready to attack something. They would do this every single time they came over and wouldn't budge from that spot until we would close the bedroom door. -Do not expect to get security deposit back even if you follow the move out list to a T. You will not get your security deposit back because the front office will find something wrong with your cleaning. Overall, I'd say avoid this place if you can help it. It was a great place to live when Doug was the manager, but since he was overthrown by corporate this place has taken a nosedive in quality and management. Copper Beech has been a really good place to live! They have been going through a lot of changes and it's been getting better as they make improvements. I lived in a Condo and it's such a great price for what all it includes. The parking lots are well lit which is nice because I get home late. They are pet friendly and the office staff has always been helpful with any of my questions! The visitor parking is to be hard but they also fixed those issues and how you can get temporary passes which is great! All in all I've enjoyed my stay here and would highly recommend them. read more

They have no more than 10 spots for a visitors parking lot, will tow you and refuse to give you a visitors pass, I have had numerous problems with my heat and when I called for the 20th time, the lady gave me attitude about it. Do not rent an apartment from this Copper Beech townhomes. I went to 3 different units on the first day and they all smell bad due to the wet and sticky carpet. It felt like they just wet cleaned it a few hours earlier. Sign of black mold can be found around the window AC and along the floor. One of the unit even have bare floor with hundreds of water damage stains on the floor with various shades of dark colors. All three units had bad smell. If I could give this place 0 stars I would. To give you an idea, I just moved here 1 week ago. That's how long it has taken me to realize that I completely regret moving here. When we moved in, the state of the apartment was sad. The windows were filthy, one is cracked. There was a wasp nest right outside of the bedroom window, which is even worse when you consider we had to put in A/C units in the windows. There is a huge, disgusting looking burn on the countertop. It looks terrible. The closet doorknob was broken off, and it's really difficult to close it. The only thing that they fixed was the doorknob. They've ignored everything else. Before I moved, I kept checking my account online to see if I owed anything, and it said I didn't. Then, when I tried to move in, they said I owed $99. I told them that my account didn't say I owed anything. They tried to tell me that the candidate portal will only show the community fee and the application fee, and the resident portal would show the rest of the fees. This is a lie!!! All of my roommate's fees showed up on his candidate portal. They lied to my face just to keep me from getting mad, but it backfired!!! I scrounged up all the money I had left just to move, pay first month's rent, and pay the deposit, and this is how I'm treated. It is CLEAR that they don't care about their tenants. Let's see. I went in for a tour of the two bedroom duplex's and i ended up loving the duplex well then I moved in to a two bedroom duplex august 2014. Worst decision of my life. When I first walked into my duplex, the whole house smelt of cat urine not to mention the carpet was sticky and looked as if it hadn't been vacuumed or shampooed, these are easy fixes i thought and went on with my walk through I then noticed the very thin (unsafe) windows held together by ply wood AND DUCKTAPE! and a back door which was off its hinges, i went into the kitchen and noticed a leak under my sink with at lease 2 inches of standing water (HELLO BLACK MOLD!!!! it took them 3 months to fix this). Our cabinets were broken and multiple drawers! I then started upstairs... I went into the bathroom to notice a leak under the sink and feces on our toilet seat.. AS IF THIS WASNT ENOUGH i went into the bigger bedroom and opened the closet to be smacked in the face with a horrid odor of cat urine, THEN i went into my bedroom (the smaller) and noticed my closet had no knobs and there were holes in the celling. My roommate and I put in 32 work orders for the house.. and by September only 4 had been fixed. FOUR out of 32. We had to dry our clothes 7 times before they were dry in our dryer, our sink has leaked since we moved in, Our electricity bill was 500 dollars FOR ONE MONTH with the heater on LOW! MIND YOU MY RENT IS 340! STAY AWAY FROM THIS COMPANY unless you are renting a newer townhouse, DO NO RENT A DUPLEX! read more

you know if i could give 0 stars i really would...i'm paying close to 1300 to live in a townhome where my door doesn't lock fully and you can't see out the peep hole AT ALL, i told them i felt unsafe & asked if it could be fixed & they never bothered to do anything, they didn't even try. the ac is broke and has been broke since september it's always 75-80 degrees in the house(yes i've told them, do they care no), the wash machine broke and it took them over a month to fix it and made me spend $20 on a laundry card. the staff may sound sweet and genuine but don't let it fool you they have no control mostly just a bunch of college students who don't know left from right. the higher management DOES NOT care about their residents they'd rather see you suffer. also i was cleaning my bathroom the other day and noticed that when i was scrubbing the floor a bunch of white stuff was coming up... they had left paint ALL OVER THE FLOOR i can't believe i didn't notice it sooner!!!!! i'm telling you now SAVE YOUR MONEY AND TIME GO SOMEWHERE ELSE, do whatever you can to avoid this place. The place is a crap hole The staff continuously will smile to your face and stab you in the back the second you turn around... once they lost Rachel... Their best employee... The means of helping the people who live here went right out the window. As long as you continue to re-sign with them they will gives fake smiles and yes you to death but the second you say you will not re-sign then starts the fees and charging you up the ass as much as they possibly can... beside one or two employees after four years I've seen u can't trust most of the main office workers. Stay away from this property if you can. My roommate and I took over a sublease with them in January and upon moving in discovered rips in the floor, extremely outdated appliances - a stove so old it's a wonder it didn't catch fire, cracks in the fiberglass tub, a hole in the living room wall from previous wiring that led straight outside with no insulation, among other things. They took just short of two full months to only send us back $34 of a $630 security deposit, with a list of charges that included $368 to replace the living room carpet due to a burn that did not exist when we moved out. The office staff is very fake to your face and devious behind your back. They tried to fine us for cigarette butts that were not on our property, and we don't smoke. I could go on, but you would be better off renting from another property management in Radford. read more
