Riversbend is a great place to live if you are rolling in money to throw at electric bills due to the 70s era baseboard heating system paired with the equally old single pane windows. If you're a history buff you will also enjoy the bathroom and kitchen decor that appears to have been unchanged since the buildings were erected. I will say the one redeeming quality of the property is the location, having a 24hr grocery store across the street is great, along with easy access to 91. I'm aware that the current owners are renovating so maybe you'll have nicer cabinets? I would probably live here again since it is one of the cheaper locations in the area, and having a private entrance is nice, but I would not enjoy my stay. Also, I would not base any decisions to live here on 5 star reviews. Mainly because the previous landlord sent out an email to everyone as a "contest to win a $10 laundry card" if they left a 5 star review. read more

If i could rate this apartment any lower, I would. It's old, outdated and has absolutely nothing going for it except the location (right off I-91 and across from grocery stores, gas stations and restaurants) and the green space (ideal for dogs). I've have lived here for 2.5 years only because of the temporary nature of my job and my laziness to pack everything up. But it has been a terrible experience. The complex has gone through several management companies and each one changed things just a little. The facilities are old and outdated. Appliances are archaic. The structure itself is so old that electricity bills are through the roof especially over the winter because it is not energy efficient. They draw you in with the low rent, but when you add in the additional fees for the utilities (in the setting of poor energy efficiency), plus pet rent and the fact that you have to pay to do your laundry, it is more economical to live in a boutique apartment in Hartford where you know the amenities are worth it. Speaking of amenities, although they tout their indoor and outdoor pool and "gym" i would say it's a far cry. The indoor pool has been closed for months for renovations and before that was not fit for use. The "gym" is a couple treadmills and bikes in what seems to be an old green house. One positive is they do a good job getting snow cleared efficiently. But you have to be strategic about parking to prevent yourself from getting snowed into your space in the early hours by the plows. I would save your money and look elsewhere. You'll be less frustrated and actually have a good home life elsewhere. read more

Don't move here. It's ridiculously expensive for what you get, and you are charged for everything. Water, sewer, trash... anything they can find to charge you for, they will. One of the amenities we moved there for was the indoor pool that they immediately took out after we moved in. The outdoor pool is never cleaned. The walls are thin, there's no insulation, and the patio doors don't seal so it is always cold. The front door doesn't seal either, allowing cold air in all the time. The front storm door inserts are loose, meaning they rattle all the time. This makes your electric bill astronomical. The model shows a porch and storage under the stairs. This is a bait and switch. Most units have neither. The porches are old and rickety, rendering them almost unsafe. There is no storage. The kitchen looks like it has granite counters. Jokes on you-vinyl shelf type paper. Looks like wood floors-cheap vinyl that rips with the slightest scuff. There's a dog park, but despite repeated complaints, the fence has never repaired. If you have a small dog you can't use the park because they can get under the fence. It doesn't go to the ground. There's dog feces everywhere in the complex, as no one cleans up after their dog and nothing is done. It markets itself as a gated community, but that's a lie. The security gate offers no security, as 99% of the time it's broken. read more

Crappy overpriced apartments. Do you want to hear your neighbor's every fart, burp, and yawn? If so, your in luck. This complex is awful, it's outdated, and it's poorly maintained. We have a townhouse and the upstairs bathroom and bedroom are all on the same electric line... so the lights flicker in the bathroom. They never fix your issues if you have any. The walls are paper thin. Our toilet was broken and we had to fix it ourselves. The pool is tiny, and the gym cost extra to use! I haven't seen inside it but I bet it's crappy and never cleaned. We are going into Winter, so I will update on how/if they clear sidewalks and have the driveways plowed. We can't wait to leave this crap apartment and go somewhere nice. Yuck. read more

I was staying in this Apartment from 2014 to 2017, during the time of lease agreement they took security deposit of 300. I paid $600 extra with last month rent but before handover the key when I asked the final amount they confirmed that I have 600 credit that they will return after deduct the last month water bill (normally 80 to 90). After one month they told we can't return any credit amount, we adjusted with carpet cleaning. you can see attached bill. New management is very bad. They just want is money. WORST PLACE TO LIVE! RENT: Don't get fooled with the rent they offer for new residents. They literally increased rent by 150$ every year for the 3 years I stayed there. UTILITIES: NOTHING IS INCLUDED. Just the building. Add 50$ to the RENT per Month for water, trash removal. Add to this, you have to pay 50$ just to get a key access to the Indoor pool & gym. HEAT: The apartments are very old probably from 1950s. I have paid 400+$ easily every month during the 4-5 months of WINTER. It sucks to pay more than one-third of the rent as your electricity bill MAINTENANCE: Maintenance & service is usually good. But, there are times when you get blamed for things you are not responsible, like MOLD on the ceiling. It took 1 month with multiple visits to office to get this fixed in my case. Also, my apartment leaked with water on the walls, ceiling (a part of) that was the main reason for Mold formation. OTHERS: The ground & sidewalks are good. In-door pool was more than half the time closed during my stay. VERDICT: STAY AWAY!!!... Live here only if you like to spend lot of money (close to 1500$) for a 1 bed room apartment with just OK-ish building & maintenance, & with tons of additional money each month. I lived here 2 years. God, this place is terrible. Here's why. -They don't take care of service requests - ever -Outrageous electricity bills (poor insulation) -Fees for everything, and I do mean everything -They raise your rent considerably after 1 year -Paper-thin walls, you can hear everything, including neighbors -Shoddy design - window blinds break very easily, and I couldn't open a cabinet in the kitchen, because the oven they installed was in the way -Massive hornet & wasp problems, very noticeable during spring & summer -Pool was unusable almost the entire time -They have basketball & volleyball courts, BBQ pits, and boat launch - but they're all right next to the Farmington River, which floods a LOT - so all this stuff is also unusable much of the time, as it's totally flooded -Security gate installed that has no security guard. Frequently backs up traffic all the way to the street (very dangerous) and it doesn't stop anyone from getting in, people either closely follow the car in front of them or just sometimes remove the gate and throw it on the ground, it's useless -Maintenance people are terrible, they punched a hole in our ceiling right when we moved in, and they park their golf carts wherever they please, even if it means blocking traffic in the middle of the road, or stealing your parking spot -If another resident or their guest steals your parking spot, it will take them over 2 hours to get a tow truck out there (what a joke) -They are frequently sending e-mail notices telling you stuff won't work for several hours during the day. This includes shutting off the power and/or water. Have fun with that if you're home -They bribe residents with gift cards to write 5-star reviews for them. Extremely unethical -We were 1 day late on rent due to COVID hardship. $150 fee. No humanity with these people -When I told them I wasn't renewing my lease, they took me off e-mail notifications out of spite - this means I didn't even get notices about rent being due or what the amount was Literally every other apartment I've lived in has been better than this, and that's saying a lot. Worst place to live! I lived here for more than an year....absolutely no maintenance. Then are you leave they start sending you bogus maintenance charges, electricity bills, etc! There is no reasoning with these folks! I think due to Hartford nearby they get a of people who are willing to live here....but the electricity and gas bills alone in these old homes without proper insulation should deter you from this place! I made an appointment to tour this apartment complex. I drove 30 minutes to get there unfortunately couldn't find anyone in the leasing office. Doors were locked and lights were off. They had a note saying they would return at 12:00. My appointment was for 1:00 and I waited until 1:30 hoping someone would show up or at least call and let me know they were going to be late. Staff in the leasing office are unprofessional and uneducated about anything at all. Any time you call they sound so beyond unconcerned, they don't even fake it, and will do anything to not resolve the issue like say they aren't responsible for it or can't come up with a resolution. Don't bother leaving a voicemail, they'll never call you back. They put in a front gate but has continuously been taken down and they finally just left it on the ground next to the entrance because they don't want to solve the issue. I called to ask when they will be fixing it and their response is like for everything else, "I don't know." People constantly moving out because the prices and fees are way more than they say they are. No gym, no pool, no front gate, no access to waterfront, what am I paying for? A crappy, small, outdated, dirty butt apartment. The one and ONLY thing they have done since I have lived there was put a fence up for a "dog park" which is a 20 x 10 piece of land behind two sets of apartments, located in their back yards. Say hello to your neighbor if they have their blinds open lol. I hope the owner sees this and the other one star reviews so they can get the stick out of their butt and start doing something because this is just sad and pathetic. You would think being under new management you would do something other than posting some flags up in the front with a new management sign. I have personally witnessed so many tow trucks come in to repo cars, people who don't live there parking to smoke, people get their rims/tires/cars stolen, and they're concerned about locking the riverfront because they don't want people down there... bullcrap, I don't want people having access to my house and cars, to hell with the riverfront!! Clearly don't know how to set priorities and is overall ran poorly and no one even cares. Might as well buy a house with what you will be paying and putting up with! I been living here for 4 years worked for rivers bend for 1 year 5 months it's the worst place I have ever lived rent high windows suck everything is falling apart to heat the unit is off the roof 450 months and your rent will go up by your next renewal by 100.00 so if u thinking of moving here please think twice besides the bed bugs and mice problem mice droppings are some of the uncontrolled problem u will encounter trust me I know I work for them my lease is up 2 months I will be paiding month to month till get the f##$ out here then and only then will me and my family be truly happy please don't make the same mistake I did find some where else you will have better luck and live happiest aim sure of it read more

If you enjoy a slummy management, rodent infested, dirty place for a high rent, this is the place for you to be. I moved in under the impression that I would be paying $1175 for rent and ended up receiving my first bill for $1250, as the management adds on water and trash to your bill. Upon moving in I checked out the apartment and pointed out old appliances and rusted sinks. I asked if those things could be changed out per me paying for them. Those answer was no, and they was not willing fix them. So I had to deal with creeking floors, broken cabinets, molded dish washer and a cheap put together bathroom. During the winter I had to deal with an abundance of mice. I reported this problem serval times to management. They acted as if it was normal for mice to be in the apartment as they did nothing but put sticky traps down. I had to eventually call the town of Windsor because the mice were leaning feces in my cabinets and getting into all my food. Management never replaced my destroyed good but yet told me to put all dry food in fridge and find room for my other things, as if there aaa anymore room I can find in that small kitchen. After the city of Windsor came out and had peat control called, the mice were gone for about a month but continued to come back. The laundry room was always dirty and the washer constantly broke. The gym was never cleaned nor did they have proper equipment so I don't know what the $40 coat was for. Overall I would never suggest my worst enemy to this place. This is one of the worst place I have ever lived. After new management, things have got more worst. Due to bad management and rude people, not many good families are renting nowadays and lot of bad families have got apartment. Soon more families will move out of rivers bend apartment. When we moved for the first time 3yrs ago, at least we used to get good service and leasing office has nice people but things are not as before. Probably one of the worst places I've lived in. It's problem after problem. First let me at least tell you of the positive things. A couple of the people in the main office are nice people and they'll expedite service when you need it. The exact location I'm in, neighbors aren't bad. Area is about 12min to Hartford. The view isn't too shabby. Here are the bad points, the place is old and requires real maintenance and to be honest, renovation. Everything creaks - I mean everything: floors, walls, doors, faucets. Whenever something is fixed, it's essentially just a bandaid only to peel off sooner or later. In the past four months I've encountered: Leaky bathtub faucets (twice) Toilet wouldn't stop flushing Ants coming in from between the bathroom wall and bathtub Ants coming in from the second bedroom window due to... ...a window that failed to close all the way Leaky dishwasher (new) The back door has a broken screen door. There's a non-functional lightswitch in the second bedroom.... all the outlets work, but the switch does nothing. I will admit, maintenance is very responsive and they will fix things, but like I said, it's just a bandaid. I should note, this place isn't that cheap either. For what I pay for, NONE of this should be happening. Recommendations to Riversbend: -When your tenant leaves, just please re-assess your plumbing and electric. Your outlets are VERY loose and I HIGHLY doubt they offer any GFCI protection. -Just spend a teeny bit extra and upgrade the kitchen and bathroom with today's standard equipment, it's more energy efficient and a lot safer. -Treat your buildings with insecticide to prevent ants and roaches from entering the home. All you need to do is inform tenants that you'll be spraying the premises and to keep their pets away from the edges of the building. -Your speed bumps are car destroying and current placement doesn't make any sense. Why are their random speed bump locations when there are no crosswalks or intersections. At the very least, reduce the height of them - make them so they force cars to go no faster than 10mph instead 0.5mph. I saw one car actually scrape the underside of their vehicle! -AC units look very old and produce an odor that makes me think it's hazardous to my health. Recommendation to people considering living here: -Have very low expectations -Don't live here more than you have to. -Unless things change, be prepare to call maintenance a lot. read more

I love living at River's Bend in Windsor. The neighborhood is spotless and quiet. The residents are very respectful of each other's property. No one ever parks in my assigned parking spot. The indoor pool is awesome and open from 5am to 10pm. My dog loves living here. The staff are always helpful and want their tenants to be happy. The buildings were made so that no one lives above you or below you. The walking trails are great and the landscaping is breathtaking. The teenagers are polite, everyone says hello and there is a small shopping complex across the street. I strongly recommend checking this neighborhood out. I love living at River's Bend. read more
