Here's how this went down: Yesterday I contacted the company telling them that I am very interested in their 3BD/2BA home. I got a text from the property manager I sent my ID via text (SUPER INSECURE PRACTICE for a professional property management company) to Tony Westlake the property manager advertised on Zillow. Not hearing anything back after I sent my ID I started to worry and followed up. I was given access to the property via a code for the key box. Before I went inside, I inspected the backyard, which was dirty and generally unkempt but pretty normal for a yard that was pretty unusable. I then went into the house. As soon as I entered I was greeted with a pile of trash in the entryway. Nothing had been cleaned in the house. My first thought was "who gives potential renters access to something like this with 0 warning?" Luckily they hadn't cleaned the property yet because I was able to see the enormous amount of damage and poop from what looks like a fairly serious rat infestation. There was water damage to the floors in both bathrooms one of which was advertised as a full second bathroom but was just a half bath. The stove in the kitchen was not the one pictured. It was older and beat up. There was rat droppings in every room of the house. The full bathroom was missing tiles and the hall closet behind the shower had a poorly cut out hole with a door installed over it to access the plumbing. All of this was alarming so I hit up Tony and asked if we could talk. I said I was interested still but I'd like the property to be cleaned up and the rat problem to be resolved before I moved in. He assured me it would be handled. I asked him when it would be move in ready & he said by Monday of next week. Wait. What? You are going to have this house rat free in less than 5 days? I figured: ok well I won't be able to move till the 30th anyway so it will give them time to do the major repairs. I submitted an application and got a message telling me that I was approved but I needed to put an $850 non-refundable deposit down to take it off the market. I was busy and didn't respond and was having serious doubts about moving. It didn't feel right. Today comes around and I get a message from another number that asks if I'm still interested. I responded yes but before giving them an $850 nonrefundable deposit I'd like it in writing that they will resolve the rat issue and follow up on it and that they resolve other issues around the house before I moved in. A little while later I get a call from this number. An unidentified woman starts telling me where and when to come sign a lease. I express to her that I have concerns that need to be addressed before I give her any money. The woman - who kept talking over me on the other line - straight up said that they will not put in writing that they will resolve the rodent issue because it is a liability for the owner. WHAT?! A liability for the owner to be held responsible in writing for making the property move in ready & livable?! SERIOUSLY?! I said okay I'm not paying a deposit for that then. The woman on the other line (STILL UNIDENTIFIED) starts getting rude while a kid is in the background screaming. She tells me "Well I'll just contact you when the property is ready" then and hangs up on me. Shortly after that I get a message from Tony Westlake telling me they will not be renting to me. HA! I'd rather stay in my small home where my landlords treat me like a person and take care of their properties as well as their tenants. STAY AWAY This company is not worth it. Their reviews say a lot! Glad I didn't give them any money at all. They are scam artists.

During a real estate transaction, she crossed boundaries that no realtor should--behavior that I found to be completely unethical and personally upsetting. Realtors are supposed to operate with integrity and put their clients' needs first, but that was not my experience. Her conduct raised serious concerns about her professionalism and judgment, and I would caution others to think twice before working with her. If you're looking for someone who respects clients and handles their work with honesty and ethics, I strongly recommend finding another agent.

Do NOT do business with Octavia Castillo of Keller Williams Realty and The Real Estate Team of OKC…read more She does not adhere to contractual obligations, and she does not pay money owed to property owners. She rented out our property for us for almost 2 years. But she allowed the renters to vacate 3 months early without collecting additional rent from them, despite it being a violation of the contract. She never attempted to reimburse us the additional rent income that we were contractually owed. Furthermore, the renters actually vacated later than they said they would, and she would not even collect rent from them for that extra time they were occupying the property, nor would she reimburse us for the additional occupied time period. Furthermore, the renters incurred over $1500 worth of damages on the property, and she kept the $1500 security deposit for herself rather than giving it to us the owners to repair the damages. All considered, we are owed over $4000 due to contractual obligations through rent income and damages, but Octavia Castillo has clearly expressed that she intends to pay us none of it, even threatening to countersue us. If you absolutely must do business with Keller Williams or The Real Estate Team of OKC, just make sure you ask for any agent to work with other than Octavia Castillo.

1 star My worse experience ever, the landlord will not and…read moredid not fix leaks and water damages and mold. The water damage "caused" a rat issues inside and under the house which they chewed threw. The stairs are old and chipped. The bath tube also has some type of flea coming from the drain, when we reported to the landlord they responded with giving us a pocket size bottle of OFF. so this happened today. 3/16/2023 at 1337. I got a angry call from the landlord saying that I was lying in my review and I don't know my rights. and claimed that the pest and water damage was the citlies problem, not the company's. This extreme health issue to the residence caused the home to be to dangerous to live in. She stated "why to I care since im not on the lease". Even though I paying rent. She also stated that " they have been good to us. I feel that this is also a race issue because if I was a much lighter shade, I wouldn't have endured such Negligence and disrespect. I also know that I now have a bad respartory issue or it was exacerbated by the mold, rat piss and what ever else was in that house. According to Oklahoma landlord-tenant pest control laws, a landlord is responsible to make sure the rental unit is under habitability standards and pest free. If the tenant reports any kind of pest problems, then it's the landlord's responsibility to check with other tenants in the building in case the germs spread. PS, landlord still forced us pay rent. while we we're moving out of the home and I spent over $600 in cleaning product and pests traps. I…read moreasked them when I moved in, multiple times while I lived there to clean the horrifying carpet, it smelled fermented, and they kept putting me off and saying that they would talk to the property owner, now that I've moved out they charge me $150 to clean the carpet that I asked them to clean while I still lived there, so I can't give them a good score. They also said that there are more marks than normal wear and tear and charge $200 for it, I left the apartment in really good condition, very clean, except for the disgusting carpet that they left in there which I had to cover with rugs , and it still smelled. When I moved they tried to raise the rent on everyone in there to fix an issue with the driveway cement that if they had fixed it before it broke it would've cost them a lot less. We were driving over damaging our cars and then they want to charge us to fix it. I moved out as a result of the rate increase and the lack of trust that I had with a company after not getting the carpet cleaned at move in and new charges. Most people moved out after that. I thought I would stay if they cleaned or replaced the carpet because it would seem like it was worth the rate increase. They didn't do that and as I mentioned earlier charged me $150 to do it for someone else. So they did not move within integrity so their score is low. The property was very nice, especially downstairs where there was no carpet. RDS HOMES AND KEVO PROPERTIES was the property manager and Sebastian Square was the property.
