Before today, I never really cared about which company handled my home closing. I closed on my…read morehouse last year, and during the process, I completed a notarized Homestead Exemption form. I was assured that my home would be exempt starting in 2025. Turns out, that was completely wrong. When I recently followed up, I discovered that nothing had been processed. I reached out to Legacy Title, only to be told that they had used a third-party vendor for this task. Apparently, they no longer work with this vendor because other homeowners also experienced issues with their exemptions not being applied. I only found out about the issue when paying the second installment of my property taxes and reviewing my exemptions--only to realize I had none. Unfortunately, I had already missed the March 15th deadline, meaning I now have to submit the exemption form again, and it won't take effect until 2026. I understand that some vendors may not always meet expectations, but I believe Legacy should have informed last year's clients about the issue. That never happened. Instead, all I got was an apology and an acknowledgment of my frustration.

The service and care we received from Tammy and Academy Mortgage couldn't have been any better…read more Tammy was so knowledgeable about every aspect (even unique situations and circumstances) and seemed prepared for every step along the way. She was proactive and never needed prompting from us, so the loan process was always on track. We got ours approved/funded despite a very aggressive (short) time frame. Her team is also fantastic. Extremely helpful and informed. Always available and super fast to respond. Highly recommended!

I was blown away with the way this last closing went. And the poor buyer! She was so understanding and knew the issue was with the title company. Without going into too many details, they messed up everything and only had to borrower sign five documents. I have things in writing for them you wouldn't believe, and I do NOT recommend then for future transactions. And they are also not helpful when it is time to fix all their mistakes. Long story short, go elsewhere.

Although the permit process was a bit more than I'd hoped, once that was done they were here within 4 business days to put in the building. The crew knows what they are doing and had a 10x20 shed done in about 5 hours. They even framed in and installed the window AC unit I got for the building. Not to mention they use superior materials over Lowes & Home Depot and charge about 70% what the big box stores charge. Just a pleasant experience all the way around. Keep up the good work guys!

I enjoyed the property, it had some things that definitely needed the dressing like the carpet. I…read moreasked them when I moved in, multiple times while I lived there to clean the horrifying carpet, it smelled fermented, and they kept putting me off and saying that they would talk to the property owner, now that I've moved out they charge me $150 to clean the carpet that I asked them to clean while I still lived there, so I can't give them a good score. They also said that there are more marks than normal wear and tear and charge $200 for it, I left the apartment in really good condition, very clean, except for the disgusting carpet that they left in there which I had to cover with rugs , and it still smelled. When I moved they tried to raise the rent on everyone in there to fix an issue with the driveway cement that if they had fixed it before it broke it would've cost them a lot less. We were driving over damaging our cars and then they want to charge us to fix it. I moved out as a result of the rate increase and the lack of trust that I had with a company after not getting the carpet cleaned at move in and new charges. Most people moved out after that. I thought I would stay if they cleaned or replaced the carpet because it would seem like it was worth the rate increase. They didn't do that and as I mentioned earlier charged me $150 to do it for someone else. So they did not move within integrity so their score is low. The property was very nice, especially downstairs where there was no carpet. RDS HOMES AND KEVO PROPERTIES was the property manager and Sebastian Square was the property.
