When I first moved here, I believe that. Place place had just been sold to the new owner and the management company was also new. I Relocated to this area from San Diego Area. I had a section eight voucher and needed to find A place right away. I was able to get in quickly and they accepted my voucher.I was very grateful , but you could tell that Things had been let go that. You could see that they were beginning to remodel and take care of the problems in the 9 years. I've been here they have really improved this property! I have not been treated any differently for being on section 8. They've been very nice to me and worked with me. When I've Needed any repairs or pest problems?They have responded in a very timely manner. However , they can only do what the owner Will approve. A lot of times the owners or investment companies are from another town and don't realize. How much the management company does improve their property and probably rarely speak to the Tenants In. This case, I don't think the owner remembers what this place was like when he bought it because the manager company has done so much to improve it. But for some crazy reason, there are a few things that need to be improved that are important I understand trying to save money. But cutting back on the pest control is not the answer. Overall, though, as far as the management company goes Craig, the owner at first was a little intimidating. But since I've been here he's been very good to me and the manager ray is amazing, so I'm very happy . I had a recommend this management company to anybody.That owns rental property.You'd be very fortunate to have them working for you!

    If you see the name "Alpha Investment Management" I would encourage you to RUN. Christina and…read moreBrody are highly capable of selling a bill of goods. In this case, Alpha acted as agent for the buyer and seller. The property is chock full of latent defects, which Alpha had no interest in addressing. I believe the likely reason for this is a lack of due diligence in the interest of collecting two high dollar commissions. We're talking here about non-permitted work all over the property that a lot of actually honorable contractors are working to resolve. The last time we asked Alpha to come out and actually look at the property they manage (which Christina agreed to do, but failed to show for), I was accused of harassment for following up on Alpha's no-show. We have not heard on single solitary peep from Alpha since. Somehow they still collect a check I wish I could get for doing NOTHING. Thanks to this malfeasance, I now manage the property with the owners, and Alpha sadly collects a management check for LITERALLY doing NOTHING. I have not bothered to waste one word on Alpha. We asked for basic things that would be well within a tenant's Bill of Rights, and were blamed for nearly every problem including a 30 year old septic system that was never properly maintained, an unpermitted garage that was built over the prior septic system. Now, try asking for appropriate relief for something like this and Alpha will blame you and question how much laundry got done and in what days. Save yourself and look for a better landlord. Don't let limited inventory in the area lock you in with Alpha. They are, bar none, the worst "landlord" I've ever lived under.

    Watch out! I found…read moreChristina to be very unprofessional and lacking knowledge of the rental laws. When I questioned her about the terms of lease specific to the security deposit, she started rambling about how long she was in the industry and that she had a 100 calls to return that day. When I explained that the lease does not include the cost details about the non-refundable expenses tied to the security deposit, she commented that it was for my benefit! Christina refused to clarify the details in writing on the lease. Christina, who works for Alpha Investment Management - Santa Barbara, stated that tenants are charged for carpet cleaning, painting, and professional cleaning which is all deducted from the security deposit with no cost cap. This sounds to me like a non-refundable deposit. I don't think it's legal and certainly not appropriately disclosed through the lease I was presented. She proceeded to tell me a story of a tenant who used 3M stickers to hang pictures because of fear of putting a hole in the wall and paying for it to be repaired. California law allows landlords to withhold a portion, or all, of a security deposit for four reasons: 1) unpaid rent; 2) to clean the rental unit after the tenant moves out, but only to make the unit as clean as it was when the tenant first moved in; 3) to repair of damages beyond normal wear and tear, and; 4) to pay the cost of resorting or replacing furniture, furnishings, and other personal property damage beyond normal wear and tear. Christina does not have the personality for being in a service industry. She became very frustrated with addressing my questions then told me she was returning my deposit. I do not recommend her services.
