The job was done in 3 days and I appreciated the hard work in this summers heat of the crew who did a great job, and the project manager was good also. Overall, though the roof is new and I'd have to see how it stands up over time, I am happy with the work and from a cost perspective we got 4 quotes and Allstate was not the cheapest and not the most expensive. They do offer financing through a 3rd party who is a large, national, lender and I appreciated that as well. The terms were reasonable and given the high cost of a new roof these days, it was necessary. However, they did not complete all the work on the proposal (clearing of soffits in the attic) and broke a sensor for my sprinkler system. For those things they gave me a credit if $375, or at least they said they would. In the end they over charged me by greater than $300 and have absolutely ignored my communications about it. I believe because I financed it, they just figure it's in the financing and if they ignore me long enough, I will shut up about it. I contacted the lender and told them, but they said it's between me and Allstate - Allstate has ignored me. Though I think the work was done well, and I am happy about the roof, I will forever be irritated by what I believe is intentional overcharging - though it's a nominal amount compared to the cost to the roof, nonetheless right is right.

They blamed my plumbing, but a licensed plumber inspected the vent, replaced the fittings as a precaution, and confirmed the issue is the roof. Other roofers have since pointed out high nails, crooked shingles, and the fact that Allstate reused old pipe boots. They also damaged my fascia and siding, then tried to 'fix' it with caulk and nails. They left my yard a mess with nails all over and even left nails sticking out of the shingles. They don't stand behind their work and only offer excuses. Do yourself a favor and hire someone else.

I should know better. I got a scribbled piece of paper with a lot of numbers that didn't resemble a contract. The salesman, Mike, was really nice, he put me at ease agreeing to a new roof. It was hellishly expensive but Mike convinced me the new roof had a lifetime warranty. I found out afterwards that it's a 30 year limited warranty. Big difference. He told me his crew would remove the attic fan and the mushroom shaped chimney thing and put plywood and shingles over the hole. They didn't. I can't climb up a ladder three stories to check out their work so I have no idea what it looks like up there. I called Mike to ask why I didn't get the contract or warranty or anything in writing, he said it's in the email they sent me. Too cheap to spend money on paper, I guess. I asked him about the attic fan, he said it should have been done if it's in the contract, he would check and see if it was. Never called me back. I'm sorry I fell for this. Don't make the same mistakes I did.

Given the housing market is cooling nowadays, if you're in the market, you are probably in a better position to negotiate an inspection on purchase. The 5-star consistent Yelp reviews don't lie. Vahn is great, and I highly recommend him! He knows his stuff and has many years of experience in construction, civil engineering and home inspections. He grew up in a household that's in construction and real estate. He quickly responds to the first request for information. However, you should be able to find all you need from the detailed breakdown of prices on his website. He spent four hours on our house and thoroughly explained the HVAC system, how all our equipment works, and how to maintain it through the seasons. Very patient with answering all my Q's because I know nothing about it. While our home is relatively new and within limited warranty, he did find some HVAC-related items, electrical panel and external areas to improve. What did we receive at the end? A detailed 45-page report (we had two HVAC systems) with 10+ recommendations and pictures. He even had diagrams of our electrical, heating and plumbing systems etc. All the model numbers of our equipment and home appliances were listed and submitted to notify us of any recalls on an ongoing basis. It was worth it for us to get the home inspection after purchase. We paid for the extended thermal scan of the home, but we didn't upgrade for the radon scan. However, it's only $30 to add on a radon scan if you want a quick check.

At first I was very upset when I called Vahn and he explained to me why is unavailable and he took the time to contact another inspector to help me. I will definitely recommend friends and family for Vahn service even I don't have a chance to have Vahn to be there for my home purchase at this home inspection, I will contact him for next house purchase.
