He passed the furnace and it was actually NOT WORKING at the time of inspection. He failed to test the outside fire pit which was also not working and remains not functional. The gas fireplace did not work and the wall switch is broken. The AC has 3 refrigerant leaks which he failed to pick up during inspection. While the homeowner credited up money towards the replacement of the AC, we are still out of pocket for $600. We have purchased 7 homes between both of us and this guy was the worst inspector we ever used.

However shortly after moving in and beginning to repair the suggested items on his inspection report we discovered that the inspector failed to disclose safety risk, that would have impacted our purchase decision! The electrical panel was severely overloaded! When we removed the cover of the panel water poured out of the back! Everything inside of the box was corroded and falling off! The house wasn't even grounded! I had 3 different licensed electricians tell me that this was years of corrosion and no home inspector would have missed something that significant!
