I had my 1st experience to partner with a Homestead Realtor, Quinn Arnau. I was the listing agent, representing my seller on a midtown condo. Quinn was the buyers agent, representing his buyer. My top floor, midtown ATL, Tuscany building 955 Juniper condo listing was fresh on the market. Quinn was the one of the 1st interested agent to reach out. Not only did Quinn text and email but he called me to aggressively check on the status of the home. He knew that this listing was a catch & wanted to make sure he won it for his buyer! Quinn had Great communication skills form the beginning!!! Competition to buy a home is stiff in ATL, with inventory being super low (2.4mo) , a Seller's Market ,and an abundance of buyers due to crazy low interest rates, sub 3% . He was able to quickly secure a condo showing appointment for his buyers. Quinn's buyers, loved the spiral staircase loft, 2 bedroom condo, and Mediterranean charm condo building surrounded with gardens & fountains. Quinn's offer for the Tuscany Condo was very clean, organized, and polished in a nice PDF. He also included the buyer's pre approval letter (most realtors forget to include this or don't even know how to put an offer in a PDF file). His deadline to reply to the offer was aggressive. Very smart move on Quinn's part, seeing he sent the offer on a Friday evening cutting into a dangerous weekend of tons of scheduled showing appointments and possible buyer competition. Instead of 24h to reply to his offer, he gave the seller and I 12h to reply. Quinn's strategy of the short deadline to reply to the offer , was to keep other potential buyers away from competition. Remember, most buyers tour a home over the weekend and most homes get offers over the weekend. While under contract realtors have to meet many deadlines including.... the submission of earnest money, due diligence, property inspection, appraisal and financing deadlines. Quinn was responsible enough to check in with me vs. me chasing him for updates on our deadline. He was very organized and made sure that his buyer and lender were also on top of deadlines. His buyer, lender and him were so punctual that the lender gave the green light of 'clear to close' at least 1 week before closing! This makes all parties far less stressed out, knowing that the loan underwriting and all paperwork has been complete and approved for the loan!
