It takes weeks of haranguing them on the phone to get them to do anything properly. They make constant mistakes with rent payments. They get attitudes when you question their ineptitude. And they have no drive, motivation or desire to help, work, or manage apartments. They just sit in the office cashing their rent checks. I have had to do their job for them multiple times and it's exhausting. I've advised the apartment owner to move to a different company multiple times...hoping one day he heeds the advice otherwise RST will run the apartment into the ground. DO NOT EVER RENT FROM THEM unless you want to become a property manager yourself. Couldn't leave negative 10 stars so was forced to leave one, but understand they've done nothing to earn the one star.

He made fraudulent meeting notes for a new homeowner which never took place and I had to ask him to remove my name. We have also had a bunch of theft in the building which we have asked Arbi on numerous occasions to help retrieve footage and he ignores. Come to find out our system was not working at all. Not to mention we had one HOA meeting in the four years I've owned and it was a meeting I requested. We have fired this company and are excited for a change. Like not just, unprofessional, or not doing their jobs, but really bad humans. I am not really surprised that people on the boards of buildings are writing nice reviews because they often are also trying to get away with things as well. At one point Yuriy changed his number and email and didn't tell the residents. Like an actual monkey could be trained to do this job better. The elevator is broken more often than it works. The employees of this company are most definitely racist, or I should clarify that they are against certain races and preferential to others. They also only respect older men and will just completely disregard and disregard and disrespect women. Even the women employees. For anyone who has had the misfortune of dealing with Izzy, she's more responsive than Yuriy, but you might as well be talking to a teenager rather than a grown professional. She's just as incompetent, but with the attitude and whining of a 14 year old. God forbid you tell her she is doing a poor management job which she is or ask her for something which you have a legal right to know, not only will she not give you the information she will have a toddler size temper tantrum as if you were swearing at her and hang up on you, but text you two minutes later like she's well...14. I have been dealing with the same issue in my building for 3 years plus now and we have decided to bring in my aunt who owns a construction company and attorneys since they haven't handled the simplest of requests which has caused me to have extreme increase in medical issues and medical expenses. They truly do not care at all. It takes a certain kind of awful to know that your poor management and refusal to do any aspect of your job has almost led to someone dying on several occasions and has caused great pain and suffering and to just really not care at all. Please do not use this company. It might actually save you. There's often dead and living termites swarming around and just lying all around. There's nests of them on the roof. I have to spray vinegar inside my apartment and on my balconies every few weeks during termite season to prevent them getting everywhere. They never remove the nests or have regular spraying. Just someone comes once and only after people complain. so they swarm into the halls and people's units. There are dead flowers down by the mailboxes. The elevator breaks all summer long, but they don't notify anyone ever about anything and several people are disabled or have babies in strollers so you don't know if you can order things or are stuck. They act like you are the ahole ridiculous one for wanting a reliable elevator and not being trapped. The dumpsters for trash and recycling are overflowing. Asking for the simple thing will never get accomplished. The electric socket in front of my car hasn't worked the entire time I have lived here so I can't vacuum out my car. Everyone hates them. Every building has issues and people have things here and there with landlords. This is unreal. I have hundreds of emails that have either gone unanswered or I have CC the co-owners and the HOA board and if I get a response it's often something so ridiculous like tell me what is wrong with (some professional thing I would only know if I was a plumber, electrician, HVAC specialist) so I know if we need to send someone. So I need to pay to have someone come out and guess what's wrong with another units whatever or the entire building so that the building will send someone? Sure. Makes no sense at all. Like I said a monkey could do the job better and at least be cute while doing it.

    I recently had to suddenly move from one of their properties (at 27 Eastwind in marina Del rey)…read morebecause of a mold issue caused by a leak in the wall of my bathroom that they did not properly fix. When I moved in there was a bubble in the wall from previous rain damage, and they simply just patched the wall and did not fix the source of the leak, leading to mold growth from recent rains. I had to throw out countless shoes and clothing, as well as towels, my dresser, my bed and mattress, my printer, two of my most expensive bags, and various other items because they were covered in mold. I moved 4 days after discovering it because of how horrifically it had spread. I alerted them on a Thursday (when I found the mold) and didn't hear back from them until Monday, at which time Luis was simply only concerned with doing an inspection of the apt since I said I was moving out, and wouldn't acknowledge the mold at all. While they have been seemingly accommodating about my breaking my lease a month early, they have been less than sympathetic about how much money I've had to spend to replace everything I've lost. I've spent $4k moving and replacing everything. I haven't involved a lawyer, or gone after them for damages for my things, and also the rash I developed and had to treat medically. I've wanted to make this as non confrontational as possible, and they've taken advantage of that and been slow to respond except to request I do them more favors in my move out process while not at all acknowledging or having compassion on my situation. They are saying they are going to send a "final statement" with my deposit in 3 weeks even though I have pleaded with them to please expedite the process. Zero compassion. Zero accountability. I do NOT recommend this company. They do absolute bare minimum, and do not care about tenants. Oh and my heater never worked in my apartment for the 11mos I was there. No good.

In regards to 7215 Willoughby, I've now lived here over a year and could not be happier. The coronavirus pandemic make me especially grateful to have a safe, well-maintained place to #StayHome. I've survived numerous horror-story worthy apartments throughout my years in Los Angeles (see Elit Property Management review) and can't imagine staying quarantined in any of those. No bedbugs here, no cockroaches, no ceiling plaster randomly falling throughout the day, no cracks in walls, no noisy neighbors, and no crappy nor delayed repairs. Hallelujah is not a strong enough rejoice, but it's the first word that comes to mind. Drex, who is the Hagrid/Dumbledore of our vintage-style Hogwarts, lives onsite and is both helpful and prompt when it comes to repairs (which are rare, unlike in other rundown apartments I've lived). He actually called all tenants earlier this month just to make sure everyone is okay. Hurray for actual human beings. It's just as important to review amazing businesses as it is atrocious ones, and this WeHo gem deserves recognition. Five stars for making this the ideal lockdown location.

    WORST EXPERIENCE EVER WITH A REALTOR, TYLER MARTIN. Unprofessional from the first meeting to…read moreclosing date. Tyler showed up at our house early for a meeting to talk about the sale of our home. Which he refused to call it a home he referred to our home as a unit the entire time. When he came to our home, and I was in the shower so I couldn't get to the door. So he proceeded to knock aggressively on our windows, not the front door on the actual living room window, and went around to the back locked patio door. Stretched himself over the locked door to shimy the lock open. Then he came up to our sliding glass doors and started knocking aggressively on the sliding doors. This really took me by surprise since I've never had someone come into the back unannounced and I thought it was very unprofessional and quite frankly obnoxious behavior. But I would soon come to find out that was nothing in comparison to the next 165 days. The house sat on the market in Sam Djego for 121 days/16 weeks to sell our home and the only reason that it sold was because he offered a 2-1 Buydown concession without even asking us first. We were completely unaware that he had attached concessions to the sale of our home that would wind up making us pay 20K to the buyer. We were informed of the 2-1 buydown when Tyler presented us with the offer from the seller whom he claimed had sent us an offer which included a 2-1 Buydown. Which is very rare the seller uses a 2-1 Buydown to attract buyers and then winds up paying a sum of money that will be used to pay the buyer's mortgage payments for the first two years of the loan. Tyler lied to us about so many things that it's hard to know what was actually happening during the sale of our home. The lack of solid communication was stressful because we never knew what to expect next. He used our home to advertise himself, he put his sign with a photo of himself in our front window without asking our permission first. The Real Estate board's code of conduct states that realtors must have the homeowner's consent before placing any signs on the property. By far the worst incident occurred when I was cleaning the house before the first Open House. I found several areas along the walls with mold. I immediately took photos of the mold and sent them to Tyler. He told me not to do anything and that he would call a professional to come and take care of the mold correctly. That never happened, instead and without consulting with us or getting our permission, Tyler painted over the mold and because he didn't use any tape he also painted our floors. The lack of ethics and his unprofessional conduct was enough for us to confront him and ask to be released from our contract, yes he had us sign a contract and a 90 day extension to the contract. Which would have been acceptable given the circumstances but not with Tyler. He barraded us with lies yelling that he had been working on the sale of Our home since February. Our house didn't go on the market until June 20th. We hadn't even met Tyler in February of this year, 2024. He refused to let us out of our contract in September which ended on October 31st. For the next 4 weeks we were subjected to countless showings where randoms from the internet most of which were not interested in actually buying a home. Until the last week right before the contract ended one of Tyler's realtor buddy's showed up wanting to buy our home. I try to be as fact based as possible and when a realtor that visited our home to offer some help and advice and of course pitch her services to us in the event that our house didn't sell after the contract with Tyler expired. She warned us that our home had been listed with a statement "motivated seller is willing to offer concessions." This is how I know that Tyler was lying to us. Tyler also lied to us when he said that he would hire his cleaners to clean the house after we had moved out so that it would be presentable for the walk through. Then at the last second he notified me that the cleaners were not coming and that I would be responsible for cleaning a 3 bedroom home with a patio and garage. And that once I had finished cleaning he wanted me to send photos showing that the unit was cleaned. This is our realtor the person that we paid to sell our home. I strongly suggest that if you are selling your home not to hire Tyler Martin. What I have written about In this negative review is just the tip of the iceburg I could list even more unprofessional and quite frankly weird and unprofessional behavior that made me and my family extremely upset to the level where it actually affected our health. If you value your ethics and do not engage in shady practices then look elsewhere because that's the only thing this realtor will offer you are lies and a lack of ethics.
