We use this company for our hoa that is located in Eaton Estates. It is the 4th company we experienced in 5.5 years living here. They are top notch, can't say enough about our manager Jo Marie. She has lightened the President load a lot compared to last company. Very dependable, replies to questions quickly, very thorough in record keeping. They will only approve the (poor quality- but yay, low priced) exact same windows that are currently installed. But they have NO Idea of the model #, manufacturer, installer. I have literally never had to review a business in this light and it disheartens me that I have to now. Every time I have been in contact with this company they have been incredibly rude and belittling. Not to mention all assuming. I am a human being. There is no need to talk the way you do when inquiring about something. They need new staff. I'm sad we live in an area run by this company. Makes it way less special than I thought it would be. After reading all the previous review from 2013 to date I agree with them all. Poorly managed, rude, no follow through, dishonest, overbearing and just plain awful. Incompetent staff throughout. Staff who neither take initiative nor think critically about property management situations. At least one dishonest principal. As a member of our community's architectural review committee, I am deeply concerned about our relationship with Reserve. Reserve withholds critical information about construction requests and does not answer questions when I ask them. The resulting disparate treatment of residents in comparable situations has the potential to get us sued. Reserve Realty Management refuses to seek competitive bids for other contract work, claiming again and again that there are not enough pool management companies, landscapers, etc. in Cleveland to go through the process. (Really?) When I have called with issues about blocked access to my property, multiple staff have told me that they can't do anything for me, but offer that if I'm friends with a board member, they would remedy the problem. Honestly can't wait to sell my condo and get the f out of here. They don't communicate with you and never return calls, they let the people in the condos do whatever they want and touch other peoples properties and belongings and the fees keep increasing but they can't resolve any issues and just tell you that you have to take care of it yourself. This is simply the most unprofessional business that i have ever been involved with - but it has also bee the most financially harmful. As a result of their property management, they ignored calls from my tenants which ended up causing me thousands (around $2,500) in water / sewer bills because they didnt resolve a tenant issue. Which is to say they blatantly ignored an issue that caused me, the property owner, thousands of dollars. They downright disregarded calls of concern from tenants, neglected my property by not having the landscaping done, as well as not promptly returning emails about any issue regarding my houses. Oh, and they have their own contractors who are willing and ready to rip you off by making up phony repair bills and trying to bill you for it. Im in the process of pursuing legal action against them as their level of negligence was so severe. Imagine that, a property owner who has great things to say about tenants but NOT about the people who were paid to service it. If you have never been ripped off, and you have property that you need to have managed - I recommend them to you. You will not only feel irate and taken advantage of on a weekly basis - but you will no longer consider yourself not having been ripped off. read more

As a property owner, my experience with Reserve Realty Mgmt has always been positive and I found them to be responsive and professional.

We have lived in macintosh farms for over 15 years. The pools need work and are overcrowded on the holidays with non-residents. We have multiple neighbors who do not care for their landscape. We also have a neighbor who has multiple construction vehicles and noise violations on a day to day basis for the last three months which nothing is done about. Do not live anywhere that requires you to pay in to this company. They do nothing!!! read more

If I could give them a 0 I would. They are the worst management company I've ever have to deal with. They let properties go to the waste side. They don't keep up with landscaping and they would rather spend our money on unnecessary things instead of things that will make the community look better. This "management" company is just in it for the money. They will not return calls or emails promptly. Resolution to matters? They want you to send proof of a problem, but if they actually had someone coming out to review the property on a weekly basis, they would see the obvious. People throwing out garbage for deer and wild animals to eat. Noise complaints? I sent them numerous audio files and they told me to call the police. Really? The owner above me ripped out the carpeting after she lived in filth and then decided to rent her unit out. Now, the floors creak, crack, snap, and you can hear the footsteps at all hours. This is not a police matter. So, Reserve told me to contact the maintenance guy to come out to hear the noise. He refused to come out. Ignored my emails, calls, texts, and then when I sent a letter, the secretary lied and said that the maintenance guy did come out to hear the noise. He did not because he couldn't hear the noise without entering MY unit. When I got an attorney, they said that there was not a problem because one person wanting quiet is not considered a problem. Funny how when it's a board member whose tenant is complaining, the problems get solved, but therein lies the problem. At Carriage Hill, too many owners rent out their units. Most owners are board members who gobbled up the properties. Now, you have riff-raff moving in. I've had it all in my building: prostitution, drugs, identity theft when some guy stole a woman's checking account information from the outgoing mailbox, alcoholics (the most recent was the woman who hit the pool house and it was damaged for weeks and the pool not usable as a result), domestic violence, and the tenants who have multiple dogs that they babysit for their landlords. Barking dogs, fur in the hallways, and the smell in the filthy carpeted hallways is beyond words. One gem was even running a pet sitting service out of her unit. It smelled like a filthy kennel. She outsmarted them by not letting them in to inspect her unit until she had the carpet and furniture professionally cleaned. Reserve takes the money, fails to manage, and now Carriage Hill looks like a dump. We have had water issues in my building for years and they say that there is nothing that can be done. It's always at a crisis point when something is done. We were asked to call the city water department to keep on them about doing their job on the water lines to prevent flooding in our units. No, that is the management office's job. Avoid any property managed by them. Lazy, rude, and ineffective. One look at their dumpy office will tell you the story of this bunch. read more
