worst management company ever dont call back or anything... my tub has been sitting on bricks and slabs of wood i was promised repairs that havent been done at all all sinks are leaking we cant even wash dishes or brush our teeth... a lot of the repairs i've been requesting have been well over a year... also michael drew left me and my kids without heat for over a week !!! we had no heat for thanksgiving!!! he refused to replace my furnace he instead has hired unlicensed workers to tamper with my furnace claims to fix it they been here for 3 days i was told by the worker they dont wanna spend the money to replace my furnace theyd rather not spend the money instead theyd rather have me and my kids freeze while they receive thousands in rent i requested to speak to the owner several times he avoids giving me that info at all cost... i was offered 3 heaters that is ail for a 5 bed room 3 floor single family house while we had a snow storm!!! they literally harass ppl for ratings because they have horrible reviews... i'm sure michael drew isnt the guys real name... he has refused me contact info for his supervisor and i had to find the owner of my property via google searches and tax information... im beyond tired read more

DO NOT use this company. B2B Property Management in Ohio almost ruined my home investment life. 1. A dangerous condition or *environmental condition on the property; or 5. The *property's non-compliance with any law or ordinance. a. Did not return phone calls, avoided me and the tenant and offered with lies when I chased them (Devin, Seth, Ralph, Sammy, Matthew, etc.), all placated us and lied about work being done, making false promises, took the LLC money, and generally treated us in an obvious, patrinizing and chauvenistic way. b. When I finally found Sammy after weeks of stalking him by phone and trying to find out why I was charged but the work not done he made the excuse that he was fleeing Pakistan to Qatar (so unprofessional, customers should not have to care about that). c. We received reports from the tenant that contractors would come by, not do any work, and left debris all over the yard. d. I traveled to a site visit scheduled four months in advance. Joshua was assigned, was SO rude, would not respond, denied the appointment, and stood me up. They assigned a black contractor that was confused about why he was there instead, and had not EVER been to the house before that day. FINALLY ENDED THE PROPERTY MANAGEMENT AGREEMENT 2. If I could give zero stars, I would. Four weeks of no communication, then I follow up and am told my application is still processing -- minutes later, I get a message saying I don't meet their basic criteria. If I didn't meet it, why wait four weeks? The next day, my case is reopened, and the leasing consultant calls saying all I need is income verification and he's "trying to get me moved in as soon as possible," only to suddenly flip back to denying me again. If you're an investor, I would stay very far away from this company. I currently have four properties being rented by them and it has been issue after issue. These people are scam artists. They took over two months to rent out the only property I had that wasn't occupied. I paid them over $3,000 to make all the rent ready repairs and then they said I need to spend another for 1,800 for a deep cleaning which I had already paid for. Every property I have seems to have some repair come every month in what I perceive as an attempt to not pay me any money. I have to pay for the same repair multiple times on each property. They are outstanding at charging you money but try to avoid paying you at all cost. This month, they made an unapproved charge for $684. They asked and I said I wanted the tenant pay rent first since they were over a month behind. They made the repair anyway. I don't think this repair ever exsisted since I have asked them for before and after pictures on every repair and still have not gotten them. The final straw is my owner disbursement this month is over $1500 less than it should be and they won't respond to my emails. It's been over three days since I asked and have gotten no response. If I could give negative stars, I would. This is by far the worst and most unethical company I have ever had the displeasure of dealing with. They did absolutely nothing for us except take their monthly fees. We ended up losing a sale because B2B was not available to let the buyers' inspector into the property. I agree with all the reviews on here. They are criminals and crooked and are slumlords. My owner recently switched to this property management and ever since he switched nothing is getting done and they avoid accountability. I have been living in my unit and they have left me with NO HEAT IN THE WINTER and no working stove for 2 months. They have poor communication and they don't care about their tenant. And any B.S response that goes up is a lie I have emails, text message, and phone calls to prove everything that I have accused them of. I have personal contact with Adrian Cheema and it has been the WORST. Nobody answers the phone calls, nobody responds to text message and emails are auto generated with no direst reply. When I do get maintenance sent to my house they are not running a background check on these people. They send anyone and never inform of who they are sending and they last man came and tried to rob me. They just don't care and I wish the owner never switche. The house is literally falling apart and filled with mold and mice. They don't fix anything or return calls. They are violating all kinds of codes. No screens on windows most the windows are screws shut or no outlet covers no lock on my door when we first moved in for 6 months. All the floors are sagging and soft and beams are rotting due to so much mold and moisture. Walls are bowing and cracking. Put a level on the floor and there ain't even a bubble on it lmao. Doors are shifted to where they don't latch at all. Back door doesn't stay shut unless it's locked. Basement door looked like someone tried to brake thru it. They have now even changed locks without an eviction multiple calls to get our sentimental things out and they don't return calls even took some of our things out the house! Property owners, save yourself time, money and stress by avoiding B2B. This team do not have expertise in real estate, communicate poorly and lack business process. Jad delivers a good pitch for how he is building a business with premium services and apparent customer focus, but there is no substance to back this up. Administration 1. Every billing statement for 6 months had mistakes 2. B2B charge for services that they have outsourced but not checked if they were actually completed e.g. lawn services Listing a rental property 3. Initial listing had no description and had poor photos e.g. with no light (all the blinds closed), listed the property at the wrong price (we had agreed listing price), wrong bathroom number, and did not note the agreed pet policy. 4. Took 6 weeks to rent a property where comps are renting in 1-2 weeks. 5. Accepted a tenant with $27k debt, unemployed, indicated short term intent to stay and could not start a lease for 2-4 weeks, over a tenant with good credit and employment on the false assertion that they legally had to accept the first tenant who brought in a deposit. Communication 6. There is no phone line to contact B2B in real time 7. When issues arise, first there usually a lack of commination, at times they'll give a defensive or aggressive response, then with indisputable examples sometime agree to look into the issue... then silence. Construction 8. B2B want 100% upfront payment for construction work (no reputable contractor does this) and won't provide any detail on quality of fixtures or work proposed Repairs 9. They showed up at the house without giving my tenant any notice 10. After I gave notice to end management contract I asked for specific work not to be completed, and they proceeded to do the work and charge for it anyway 11. If you are a real estate investor I strongly advise you not to employ this management, there were many questionable unauthorized transactions such as $800+ lawn maintenance on top of your regular landscape, it's like you pay someone to watch the weeds to grow to a point they need to charge you more to cut, pretty f-ked up. Most importantly, it's not their money to spend, it's yours. One thing they never got wrong, their commissions. Rent collection is a joke, you almost have to email them every f-king month to ask them why the previous month's rent wasn't accounted for, everything gets pushed back a month. It's like you manage the managers, such a mental drain. My last piece of advice, do not to believe those talking big on podcasts, forums or social media, talking is cheap in this business. I am disappointed my water bill has not been paid and I've been paying B2B reality faithfully. Then I found out today someone went into the rental box and took my 2 checks for the water and sewer bill. The last 2 years I've been putting rent, water and sewer in the rental box and now they can't find it. I am really disappointed with this place. I've been trying to reach Jad. No calls back, answer text messages and or in the office. I had to cancel the checks. This is very disheartening. Then I saw another review with the same complaint. These guys are terrible. They have a gazillion fees, the left hand doesn't know what the right hand is doing. They charge 10% to 'manage' and then they take the first months' rent to put each new tenant in, so that can be thousands. They charge $35 each time their guy cuts the grass, they have all kinds of maintenance & service fees, they violate their own policies by initiating work over $500, they are way more pro-tenant than pro-owner. I have been a client of Jad's as a buyer's agent as well as a property manager. As a buyer of Cleveland area properties living in California I needed to find an agent who I felt very comfortable working with. Jad not only sent me listings like most agents but he sent me spreadsheets of what my cash flow would look like with realistic income and expenses. He was willing to move on with properties that didn't make sense with my requirements. It is hard to find agents like this as an investor, and it is crucial as an out of state investor. Jad also manages the properties that he helped me purchase under his brokerage, B2B Realty. A lot of them required a rehab upon turnover. Again, as an out of state investor it is tough to get a lot of bids for construction to gauge prices. Jad has not only referred me to a great contractor on a property that is not even managed by him but his construction team has also done work on the same property that is not managed by him (yet). His team has also carried out multiple rehabs on the properties managed by B2B Realty. They are not only reasonable on costs but they do great work and get the work done quickly. Regarding the management portion, units are filled quickly on turnover, I have always obtained the rent figure that I expected or better, and I always get detailed responses to my questions in a timely manner. I have Jad to thank for helping me create the lifestyle that I was hoping that I could produce. Jad played an instrumental part in helping me to make enough income off of our rental properties so that I could stay at home and watch my 15 month old daughter full time. Someone named Clark was assigned lead on my process. Four or five days afterward, I had to AGAIN email them to ask what was going on or how could i get my fee refunded.
