Bottom Line: I Sued Rentomatic and Won I sued Rentomatic for illegitimately withholding my security deposit. Their communication is sub-par (likely due to a language barrier and overseas operations), and I found them to be uncooperative. Whether you are a renter or a property owner, avoid Rentomatic at all costs. (For owners: I had a great experience with Nestwell as a renter). I was originally with Nestwell until the owner switched to Rentomatic. At the end of my lease, I followed their process, providing my forwarding address and direct deposit info. I attended the final walkthrough with Yatharth Choube, who showed up 50 minutes late to a weeks-old appointment. He took photos but disclosed zero expected charges. Upon moving out, my portal access was deleted within days. After 30+ days elapsed with no deposit or contact, I sent a formal "Notice to Return Deposit" via USPS certified mail to the address on their website. It was returned as undeliverable. I eventually had to hand-deliver the notice to the property owner to pass it on. When a partial deposit finally arrived, it lacked receipts--a direct violation of Utah Code. They deducted $490 for: "deep cleaning" ($200), "carpet cleaning" ($80), and "touch-up, paint & caulking" ($210), with zero explanation. We had cleaned the unit thoroughly, and the lease even allowed 10 holes per wall (we were well below that). Communication was a nightmare. While Tim and Summer are US-based, the primary contact, Harsha, operates from India. Other representatives include Sam, Abraham, Sushil Dosi (co-owner), and Madhu Chengat (co-owner), all of which had Indian accents. The language barrier led to constant misunderstandings. I was even blocked from calling Madhu's number (full voicemail), only getting through by using *67. When I tried to discuss charges in person, I found their listed addresses were misleading: * 9565 S 700 E #201: Located above "Lumina Vision"; the office was closed/rarely staffed. * 1207 E Gaylene Cir: This is a residential home occupied by another renter, not a business office. When I called from the driveway after visiting both addresses, Sam went silent for three minutes and then hung up on me. I filed in Small Claims Court and employed Constable Silvan Warnick. Service was difficult; the Constable attempted to serve Madhu Chengat (Registered Agent) at the business' registered address on Utah's government website (14252 S Dawson Hills Cir). Madhu's wife initially cooperated, but then Madhu claimed over the phone he "didn't know" who I was and told the Constable never to return. Rentomatic later tried to settle to avoid court costs but refused to cover the legal/filing fees they had forced me to incur. At the hearing, the Judge ruled in my favor. Because Rentomatic had not designated any portion of the deposit as "non-refundable" in the lease, they were not permitted to charge for items deemed typical wear and tear. I recovered: 1. The full $490 withheld. 2. A $100 civil penalty for failing to return the deposit within the legal timeframe. 3. All filing and service costs. Takeaways for Renters: 1. Document Everything: Take detailed photos/videos during the final walkthrough. 2. Final Sign-off: Ask the rep to sign a statement during the walkthrough detailing any expected charges before you hand over keys. 3. Know Utah Code 57-17: If 30 days pass without your deposit or an itemized list, submit the "Notice to Return Deposit." 4. Wear and Tear: You are not responsible for standard cleaning/minor scuffs unless the lease explicitly lists a "non-refundable" fee. Rentomatic is not an easy business to deal with. Looking back, there were red flags from the very beginning. We were sent two lease agreements. The first lease listed the HOA fee as $50. After they lowered the rent and sent a revised lease, the HOA fee had suddenly increased to $100. When I pointed out the discrepancy, my concerns were completely dismissed. When we moved in, the property was far from move-in ready. The floors hadn't been mopped, the carpets were full of dirt, dog hair, and stains, and the walls were heavily marked up from previous tenants. Some of the carpet stains came out easily with basic cleaning, which makes me question whether the carpets had been professionally cleaned before we moved in. At one point, they tried to charge us for sprinkler winterization even though we didn't have a yard. Maintenance requests were also difficult to get addressed. The worst example was when our water heater stopped working. We went almost two weeks without hot water. We were repeatedly told that someone would come out on a certain date, but nobody ever showed up. It wasn't until I became increasingly frustrated and persistent that any action was taken. Ultimately, we had to obtain our own quote. When it came time to move out, we left the property in significantly better condition than we found it. Our lease specifically stated that deductions from the security deposit could only be made for damages beyond ordinary wear and tear. Despite this, when I received my deposit refund, it was more than $600 short. After requesting an itemized breakdown, I discovered they had deducted $230 to replace batteries in the smoke detectors. Not only is that an outrageous charge, but replacing batteries clearly falls under normal maintenance and ordinary wear and tear. When I questioned these charges by email, they argued with me and then stopped responding. I eventually called the office to speak with someone, only to discover that my number had been blocked. Based on my experience, this company demonstrated poor communication, questionable billing practices, slow maintenance response times, and a lack of professionalism. 1 Star -- If I could give zero, I would. This is hands-down the worst property management company I've ever dealt with. Their level of communication, timeliness, and quality of work is completely unacceptable. Maintenance? Good luck. Even basic repairs take months, and when it comes to more important issues -- forget it. You'll be left waiting with no updates while they drag their feet, hoping you just give up. Quality of repairs? Trash. They clearly try to pay contractors as little as possible, so everything is done on the cheap -- and of course, it ends up needing to be redone anyway. It's a vicious cycle of bad work and worse oversight. Transparency? Laughable. Just look at the other reviews. Most of the glowing 5-star ratings are clearly bots or fake accounts. It has been an absolute nightmare dealing with them since they received our deposit: the home was not cleaned, we were not given keys, repairs were not made to make the home functional and livable, it is almost impossible to get a response from them at all. Three weeks later we are still fighting with them for things like a guard on the disposal, a utensil tray in the dishwasher, instructions for changing the thermostat system from Spanish to English, the list goes on and on. I tried to tour a place that this company manages. It has you use an automated service and even verified the showing twice beforehand. I arrived to the home and no one was there. When I contacted the listed property manager he directed me to use the lock box code to get in. There was no lock box. He then stated it was a mistake and this property wasn't available to tour yet. I've been trying to tour a couple places this company manages. There is no real person to talk to. They put a phony name with a number you can call and then you talk to some outsourced person to ask if you'd like a tour. However, they have no information about the actual property. They just keep trying to push you to fill out the rental application and pay the $45 fee. They said after that then I'll get answers. One home we were trying to tour they sent us a code to get in. There was no lockbox on the property and when I texted to ask how to get in there was no response, as usual. Basically this company is very unorganized and unprofessional. Absolutely horrible service. I am completely baffled at how this company has turned an already stressful experience into a nightmare. They didn't show up for the showing, then lied about our move-in date, so we packed a week early then had to unpack. When we could finally move in, some of the blinds weren't hung and the cupboards didn't have hardware, after I was assured twice that this had been taken care of. They misplaced most of the keys to the house, the extra garage door opener, and the mailkey. I have contacted them several times about the mailkey over the last three+ weeks and am now being ignored, while important business documents, a check, and packages sit in the mailbox. I've submitted tickets about the brown water and water leak in the basement, and it's been 10 days with no response. And the positive reviews below are fake. I'm getting a lawyer involved today and considering reaching out to the attorney general. It's been THAT bad. read more

The good reviews you see are fake. Do not rent from this company. We've been here months and we still don't have a second key they promised us. It took them days to even get us the first key, and weeks to get us the mail key. They won't come pick up the owner's mail. We put in tickets for things needing service 3 months ago, still no update. They've been promising they'll put a fence in since we moved in, months ago. They keep saying it's going in soon, and then it never goes in.
