36 Gateway Court The whole staff needs to be fired and replaced. The Housing Authority needs to shut this place down. No one cares about anything outside of getting more people in ABs collecting their rent. The property is unsafe. There are dope fiends everywhere. The office people were informed about who was selling drugs out of the apartments but did nothing. They have relentless roaches and never spray for them. The units are infested with mold. My sink never work for the entire 6 months that I was there. I began draining it myself since no one ever came out. Around the 4 month mark, they sent in 2 guys who had no idea where they were doing. Both left smelly liquid all over the floor when they left and one of them caused the leak to become worst than it was when they came. Management never took responsibility for anything. They lie about everything. They argue about everything. There was a literal smell of sewage coming through the pipes. The manager is one of the worst people to ever be responsible for anything and those in charge making her the manager is a reflection of just how terrible at making decisions this company is. Really great property management company! I was a tenant for one year. Lisa, the Property Manager is amazing. She has a heart of gold. The other office girls I never met in person were always very kind via emails. Jessica-the local girl who helped tenants or fixed minor problems is very nice, helpful and kind. The maintenance guys are the best. They know what they're doing. All in all and through thick and thin they all are wonderful. But once again Lisa B. - there's only one and she's amazing! If you own a property or are even a tenant looking for property I would avoid this property management company at all cost. From a landlord perspective I felt like just because we only owned one property under them, that we were insignificant and more of a nuisance to have to deal with us. We were constantly in the dark about what was going on with our property and our tenants. When our tenants were late with rent we were never notified that rent was going to be late nor was there ever any urgency from our agent to respond to us to keep us in the loop on anything. When we finally decided to stop renting the property is when things got worse. We were charged for things that were never properly explained to us at all nor was there ever a breakdown of what we were actually charged for from the company. The absolute worst thing was the blatant lying. We paid a good amount to have someone go in and turn on the sprinkler system and "check the valves and sprinkler heads." Our house was older and had 2 sprinkler valves for the front and the back. The back yard was never turned on at all for the 7 months we used Equity. We asked them to send someone out to turn them on again and they sent someone out and charged us again and they still never turned them on. The person they sent out said they were working fine. Our agent went to the property to turn them on and still did not turn the sprinklers on, and said they were working fine. There is a pattern that I want you the reader to see. I could rant on about this company but the bottom line is, this is a business and you are nothing more than a dollar sign to them. They do not care about how much they affected our lives and just made this whole experience miserable because we live 2000 miles away. The agent, Erin, took absolutely no accountability for anything and would never answer us back in a timely fashion, and when she would answer back it was never cordial and mostly demeaning because we were merely asking questions and it only left us wondering why we kept them for as ling as we did. read more

terrible. many thumbs dow. this is literally the worst property management group to rent from. All of their properties are garbage and they never update anything but they keep increasing your rent. I had to beg to have them fix my dishwasher. I have to convince them that I need them to repair things and when they do repair it, they send some super unqualified Cheap labor outfit to just rebuild the old problem nothing has ever been fixed. Not only are the properties old unsafe and outdated, Utah laws make it impossible to hold them accountable. I broke my lease just for them to tell me I had to pay $1200 just to fill out the early termination paperwork. then after moving out they said I have to keep paying rent and utilities until they can get it rented to someone else.... no. I'm not. not even the worst part. They charge me $3600 as a deposit and they will not give it back to me now until they rent it. They are terrible people and a terrible company turn around and run far far away if you can. read more

Highly disappointed in my recent experience with this company for multiple reasons. Their response time and "software systems" for paying rent and handling maintenance issues as well as customer service and care. I had autopay set up and went into the account portal to make a payment manually to change the autopayment account from which it would withdraw from. It then double charged me $2,000 so $4,000 hit my acount with a $70 fee because the old autopay had a credit card on it which is exactly why I was going in their to change it so there wasn't additional fees.. I had called to dispute this and get the double payment back because they didn't respond through the portal or the message app they have set up. (Also poor experience) They were willing to send payment back but not the fee that incurred.. They blamed me and said it was my fault for setting up 2 auto payments and it wasn't their fault. To me, when I set up a new autopay account it should cancel the other one out not add an additional account on top of it and double charge me each month pulling from both accounts. It did not notify me that I was going to be adding another payment or double paying $2,000 for a total of $4,000 in autopay. Their system just accepted all the payments without my acknowledgement and then I get charged for it. They weren't willing to help me at all besides doing the bare minimum of obviously giving me my double payment back but not the $70 fees because it "wasn't their fault." They don't even put the money back into my accounts they have to cut a check and send it in the mail. Overall Very very disappointed and frustrated in my interactions with their team and "systems" that have now stolen money from me without my authorization and then blame it on user error when their system allows for this to happen. They said " if you would have contacted us sooner maybe we could have done something about it" ... 1st charge was December 29th 2nd charge was Jan 1st I called on Monday Jan 4th but this was AFTER I already messaged them on Jan 1st about the double payment. So.... how much sooner can it get when I msg the exact same day and then call on a Monday only 3days later because it was the weekend and they aren't open? read more

Park City, Utah Renters beware!!!! They are not licensed with the state of Utah (haven't been for 7 years) to operate as a property management company. They also told us that when we were moving out of our unit that the carpets would be replaced. After replacing the carpets they still charged us a carpet cleaning fee even when the carpets were not clean when we moved in. Very sketchy!! DONT RENT FROM them my apartment had leaks and electric problems they never fixed any of it! Barley gave me my deposit back didn't leave the apartment in bad shape any worse than it was! The property manager was hard to get ahold of and changed her number didn't know till had to call the corporate. Do not rent from this company. They are slow to complete requested repairs, and even when they do make a repair, they leave the job half done. They will also try to charge late fees even when you pay the rent on time, in violation of their own lease agreement. Terrible, terrible company. A one star rating is too high. read more

We have been renting from equity in tooele, UT for about 7 years now. We are never ever late on rent. We give no problems. We don't break stuff. We are quiet people. Yet when we do have to call because the air conditioner compressor went, It's a 2006 air conditioner, sandy kritchlow was abusive and treated my wife like a subhuman. We work alot. And she sent a text that the owner and someone else is coming to look at it today even tho her handyman already did. No warning at all and then she lied and said she sent a message already saying they would be here today. That did not happen and we had to scramble yet again to get work to let one of us go home. She does this every time and then acts like a complete lowlife when we say we can't get out of work. This is absolutely unacceptable and you should be ashamed of her. Screw equity and I will be letting everyone I can know how equity treats its tenants. It's a small town won't take long. read more

My experience is in line with most others. Equity basically manages slumlord housing. My PM did not care at all, put in no effort to make repairs and I had to contact them countless times without ever getting responses. read more

Wouldn't recommend renting from them unless you want a property manager that doesn't give a crap about anything. First when we moved in we were told water & garbage/sewer was included in rent, that wasn't true because it can't be separated, I didn't know, but the property manager should've, so right there lease was broken. (Rent didn't go down at all to compensate for that) But we asked to be let out for multiple reasons & were told no because we were locked into our lease despite the fact it was broken right after we moved in. Went 5 days in the middle of winter with no water (frozen pipes because the cover for the pipes has been missing since before we had moved in, but the maintenance man they have claims the city just stole the cover) we saw one person come out twice over those 5 days to work on it. Brought it up & the response we got (had no running water, so no toilet, no shower, no way to do dishes) was "I have water bottles I can get to you". Pretty sure that's considered unsanitary & a violation of our Tenant Rights. Throw up, trash, animal poop, over flowing trash cans all over the property, animals left out to roam around, all of which was brought to the property managers attention along with complaints about all of the noise late at night from the other tenants partying (our property manager was Richard) & we were told he'll "send out notices" which never happened. Marijuana smell all over the property that started coming into our unit & a notice was sent out the first time but it didn't matter because the other complaints about it still occurring went unaddressed. Even found needles a few times, but doesn't matter. Over half the people here had never even met the property manager & knew he didn't care about maintaining the property (their exact words!) The property was renovated poorly, staples are pushing out through the brand new floor, the paint is horrible, there is remnants of the renovation all over the parking lot because it wasn't picked up when they left which led to 3 people getting flat tires. The people renovating would work all night on the other units & invite us over to drink with them & talk about "living the dream" because they can work whenever they want & drink while doing it so that explains that. Not to mention when we first moved in we got tagged because our water heater would've given us carbon monoxide poisoning, the stove gas line was not up to code at all (had multiple connections just pieced together instead of one solid one) Also* lease states rent is due on the 1st & late fees apply on the 5th but that's BS because their website states differently from the lease, which says it's due the 23rd-30/31st & then you get charged the late fee on the first. Beware if you rent from Equity Property Management. I lived in a condo for two years managed by them. Good tenant always paid my rent on time. I minded my own business and kept to myself. Kristen emailed me in May of 2016 offering me $500.00 to move out early because the condo I was living in was selling. I took her offer and found a new place. Two weeks later she rescinded on her offer. She blamed the owner. She then proceeded to blackmail me into signing a new lease with the new owner stating she would not pro rate my rent or sign my move out acknowledgement. She told me not to contact her and had her attorney DAVID TODD email me and told me never to call her again. She had her maintenance man change the lock on my front door and proceeded to harass me by serving an eviction notice for rent not paid, which it was paid. I took her to court for my deposit and the money promised to move. I won in small claims court. Kristen appealed the judgement and is now counter suing me in third district court. Take pictures before and after you move in. Do not trust her she is deceitful and not nice. Terrible they treat their good tenants this way. read more
