Relevate managed the home I rent -- though "managed" might be generous. After reporting repeated flooding, I got the usual runaround: ignored MELD tickets, no updates, and no meaningful action. They never confirmed anything in writing, including a supposed rent discount that was verbally suggested (but never reflected in their payment portal). Eventually, I worked things out directly with the owner -- in one phone call. That resolved what Relevate couldn't handle in weeks. Shortly after, Relevate sent a form letter cutting ties and wishing me the best. Message received. Where to begin with this clown show of a company? If I could give zero stars I would, they've earned it. As the owner of the property, this experience has been one nightmare after another. --TLDR- Avoid this place like the plague. If you want specifics, keep reading I will start with the only bright point to our experience, and that was the initial "salesperson", if you will, Tim. He showed up , looked at the property and let us know the couple of things that needed to be addressed, which we did and then had him back out. He was helpful, the rest of his counterparts, not so much. Where to start with the bad? There is a plethora of it, so I will list it out: No communication to the owners - You're constantly calling the main office, only to get someone working from home that barely speaks anything resembling the English language, who has zero answers to any question you ask. It's always, "we will call you back later", to which, shockingly, they never do. Hidden fees - When we finally got the second months rent, there was an extra hundred dollars taken out with a line item of smoke alarm testing. When probed about it, they replied that the smoke alarms needed to be professionally tested and that it cost for that inspection. When I pressed for further information, I was told the test was done by one of the staff members, and that all it involved was pushing the test button on the smoke alarm. First months rent - As you saw in my previous hidden fee section, I mentioned we received the second month's rent. That's because no one get's the first month. You see, that's more money they take on top of their monthly fee. When they list your house online, that fee is exactly the same as your first months rent. So you aren't getting twelve months of rent, it's only eleven. Payments - This is the fun one. Trying to track down your monthly payment. They contractually state your payment will be paid to you between the 10th and the 18th of the month. Not even close. Many times we were lucky to receive it before the next month was due. My favorite time it was late was when the Manager of this office had the payment with them, while they were away on vacation. But don't worry, by the time you do get paid, Renter's Warehouse has already taken their piece weeks prior. We only stayed with this joke of a company for one year. We are still trying to get the keys back two weeks after we ended our contract. Don't fall for the ads on the radio or T.V., this place is not one you want to do business with. We found a local realtor who is cheaper and does a much better job managing the property. read more

The Richmond office is extremely shady. Avoid at all costs. They will allow you to approve work orders over $500, but they get around that by splitting jobs completed on the same day by the same people on 2 invoices. They charge for work that is not even done, and rather then telling the homeowner what needs to be fixed, they must have some deal worked out with local contractors because the perform frivolous work again split or just under that $500 threshold so the homeowner has no knowledge of the costs until they expect to get rent and receive nothing. It is a scam plain and simple. I've heard good things about renters warehouse as a whole, so perhaps its just a the Richmond office, but you've been warned. As a homeowner that used RW to manage property I can unequivocally say that no one should do business with this company. Here are some of the highlights: - zero communication. Do not expect any of your calls returned in a timely manner. Responses take days if not longer. - repairs are done with little to no communication. I would get invoices for $1,000+ repairs with no explanation. As mentioned above, it would then take me hunting them down to explain the charges. - they extended the lease for another year without my explicit authorization. - the final cherry on top of the whole ordeal is that they must have sold my information to other companies because I get calls and texts daily asking if I'm interested in selling my rental property. I would give 0 stars if I could. This company said in my move out report that the carpets were cleaned, then charged me $250 for carpet cleaning. They also charged $440 for a non existent gas bill, as I had all the utility bills in my name. Back in July, the owner made them contact me saying I owed a $1000 gas bill. How would it even be on at that point??? I provided my current Richmond Gas Bill (with no balance) and that was suppose to be settled. This was in July. I didn't move out until end of Nov. Then I get charged for a gas bill from my deposit that I already proved wasn't mine. How is this even possible? I requested to do the walk through with them for move out due to me moving out of state and they declined me. I knew at that point I would be fighting for my deposit, which was $1995. Ridiculous, but I digress. It was one month's rent. Oh- before the added on monthly fees for a non existent "delivery service" and 24 hour maintenance. Laughable. Oh yeah, one month they charged me $80 extra on my rent because a maintenance man came when I wasn't home, to fix something I had told them never mind on. No way to dispute it bc they say that they can charge you that in the lease, but they dont have to notify you someone's coming though??? Again I digress. They will make up things and try to charge you for basic wear and tear, and things that were already like that when you moved in. They literally charged me for a stain on the toilet seat which did not come out, and was there when I moved in. Im not male so I dont lift the seat when I pee, but I cleaned it the first day I moved in, and every week after. Y'all take a look at these pictures and let me know if I'm tripping for being charged $$450 in move out "cleaning fees" and $440 for a non existent gas bill. I am so over this and I will blast them everywhere possible. They charged $30 extra a month to deliver filters, how many deliveries do you think I got while living there? 0, I brought filters. But am I gonna get that $360 back for breach of contract as I was forced to pay that with my rent each month? Do you think they want to repay me for that or make any mention of it? and you can't opt out of it in Richmond. They will make everything seem nice and smooth when moving in, but nothing but a headache after. The property I was at was OK, but not worth the $2060 a month that was paid for sure. DO NOT RENT FROM THIS COMPANY. Everything with this company is an arduous struggle. -Their phone system re-routes you to the beginning of the menu or sends you to voicemail when you press the option to talk to a person, even during business hours. You have to call and hang up repeatedly to get someone to answer the phone. -It took over 3 weeks to get the oven replaced when the electrical panel shorted out. -We lost a potential roommate because they sat on her application for 3 weeks- despite repeated emails and calls. -When the AC unit wasn't cooling, the company chosen by the homeowners insurance never showed up and stopped answering our calls or texts. RW wouldn't help us in contacting them or provide a different vendor. It was almost two weeks to the day when my roommate'a dad came over for dinner and figured out the problem. - It took 40 days from when we notified them of the mold growth for them to get someone into the house to actually start removing and treating the mold that was growing in the house due to an internal leaking pipe. We were emailing and calling almost daily and still they dragged their feet. It was like a game of telephone tag to get any information or anything. The people we could reach did not have the authority to do what we needed and had to contact the property manager. It was making us sick. Within 10 minutes I could tell I was getting congested and my throat started to itch. We asked to be let off the lease due to the mold and were denied, despite only 23 days left on the lease. We almost filed a Tenant's Assertion against them because of this issue had gone in so long and they would not let us out of the lease. They finally did the day before we filed. -They had us get renter's insurance through their partner company. And filed a claim against that policy over the mold situation. They have not submitted evidence to my insurance company and it's been 3 months. -They are asking for $265 over our security deposit for things like $300 to replace 2 cheap interior doors, $195 for cleaning... and more. They have not moved the furniture my roommate left or replaced the floor that had to be ripped up because of the mold or cleaned the house. read more

By looking at the current reviews, I can't help but think I must be missing something. It seems as if most of the reviews are coming from the owners side, so I'm here to offer a perspective from the renter's side. I love Renters Warehouse. I have never, ever run into the issues that the other reviewers seem to be having. I began renting from them in August 2019 and have had exactly zero issues. Love that every single thing is online. We've submitted various maintenance requests and they're all handled swiftly. We've had one inspection that was handled with no problem. The house is in great condition and we love living here. A tornado of incompetence and evil. I'm still waiting on maintenance to be taken care of that I started requesting ten months ago, and has been building up. (The most obnoxious, currently: we're 27 days without an air conditioner.) Because they can't get the work done, I had to pay $460.81 of my own money for plumbing repairs last year. What a NIGHTMARE of a company to deal with! Fees and attorneys fees if you're late on a payment are OUTRAGEOUS! After move out I received NOTHING stating itemized billing for them to hold the deposit(required under state law). No final walk thru or inspection was arranged or scheduled with me! No damages statement. Multiple emails, multiple calls no one returns calls or emails. Been waiting for a call from the manager for over a month. It's been 63 days since I vacated and I've yet to receive anything stating why they would keep the entire deposit(required under state law). Called again today twice, no one available as usual! There was no "issue" on the property other than being a working class family that experienced hardship! ;-) They do not "work with you" in fact they used a court date and possession filed 6 months prior to file a writ of possession giving me their tenant 7 days to vacate the premises with NO prior notice and two weeks before Christmas!! With 5 children. You're right what an OUTSTANDING company! I mean let's all be honest I paid 2400.00 a month for a year on the property, I think that would've warranted a little longer than 7 days to pack, find a home and move a family at Christmas wouldn't you?? Also, they charge "attorney fees" when not even using an attorney or going to court! Insane! Virginia Law is VERY clear as to a tenants rights and Property Managers. Renters Warehouse had 45 days to send by CERTIFIED mail, or in person an itemized documentation of damages, and fees renters warehouse hasn't done that and it's been 63 days and I still don't have it in fact! I ALSO had the right to be present for the walk thru to assess "damages" which none of the tenants were made aware of either! Convenient! No letter was certified to me about any damages the first I was told of that was in a voicemail TODAY after 4pm left by Kelly Coffman where she was even kind enough to state "also there have now been damages assessed and an email will be sent to you today" 63 days later hmmm! Also, said email never seemed to make its way to me this evening. Go figure! Guess it will take about as long as it's took to get a call back. You sent a bill for full rent for December when you had possession mid December and locks were changed! Nope not paying for full rent on a property I wasn't in possession of! Nice try though! I'm glad you feel that you did everything per the law because I can prove otherwise which is EXACTLY why I've decided to turn this over to an attorney! 2/14/2019 UPDATE: FINALLY 64 days AFTER I've moved Kelly Coffman was able to send a "final statement" via email to tenants. Moved December 10th STILL being charged for the full month! Charged $400 to change locks! Charged a $425 cleaning fee!! The house was cleaned prior to moving out including a full breakdown and clean of the fridge. House and appliances were NOT cleaned prior to me moving in. Charged $300 to clean carpets(that weren't cleaned prior to me moving on the property and are approximately 10 years old and in poor shape) Charged $95 to rehang a bedroom door we took pins out to get large furniture out the room Charged $60 to replace weather stripping at front and back door and a bunch of other misc charges. Those are some of my FAVORITE insane charges not a full list! Read the reviews from other tenants you'll see they WILL nickel and dime you and try to make money. Also, check reviews on YELP!! I head the Center for Housing and Community Services and sadly too many people fall victim to places such as this one because people don't know their rights, can't afford an attorney and aren't informed of their rights as a tenant or the obligations of a property management company mandated by the law. My family and I were stationed in Richmond due to Army service requirements and I was transferred there for a PCS move. We were only given 10 days to find a house, and we contacted a realtor from Renters Warehouse. While receiving a tour of the house, the realtor explained to us that the house was not ready for listing due to needed repairs, but if we would be willing to accept it as is, we could move in after some already scheduled repairs were completed. There were some noticeable deficiencies that I was informed we could address at a later time to include mold. We were told that we could paint because the house needed painting anyway. My wife used the paint that was already at the house. I took photos of the house for my records. I found out later that the pre-inspection that I did was never uploaded into my files. Luckily, I keep them in my records and emailed them to the property manager so I could show proof of that. Unfortunately, the photos taken of the walls that required paint were not the best due to us being informed that they would require painting anyway. All the issues were documented on the 5-day move-in inspection. Despite being a great tenant and putting the house in better condition than when we moved in, they kept our deposit and charged us additional costs for maintenance that was fair wear and tear and was not fixed by previous tenants. I do not believe this company is military-friendly. After documenting all emails between the property manager, photos, and receipts, the cost was reduced, but I do not believe that it was sufficient for the state in which the house was received and turned back over. If you use this agency make sure to read your agreement because there are some hidden costs. The property manager cannot promise you anything and don't expect to get your deposit back because you will have to pay for carpet cleaning and a deep house cleaning regardless of its condition. Lastly, this company is using covid mitigations as an excuse to not be in the office and not conduct face-to-face interaction. I would not recommend this property management company to anyone. read more

Be aware, be very very careful!! I trust until I am proven wrong, and in this case I was. I can only speak for our own experience, but perhaps this will help you. Firstly, as a background, know that we have a good/stable income, an excellent credit score & rental history. We recently moved to VA from CA on military orders and have been looking for a home for our family. We found a home and, according to the agent helping us, they had no applications for it so we submitted ours. We were then told our application had been reviewed by the owners and been accepted. Afterwards, we met at the house, agreed on a move in date, shook hands and happy we went to our hotel. We also have emails giving us such assurances. We were contacted later saying the owners needed more time to finish cleaning the home. The availability dates got switched on us, at least, 2 times. It was upsetting, but again we agreed. Then, one morning we receive this e-mail: "Dear Angela & Doug, In the past few days, we have received several more applicants for the home at XXXX Fernway Dr. I regret to inform you that after reviewing all applicants, the owners have decided to move forward with another tenant. If you happen to find another home that we have listed that interests you, then please let us know. I wish you the best of luck on your home search." We're still working this issue out in our minds, but can I just say this is, at the very least, distasteful? Although this took us completely by surprise, as we believed they had been working on the rental agreement/paperwork, we choose to see the good in this... so glad we have a chance to find a more trustworthy company! read more

Complete scam- we called several times before applying to make sure the property was still available and told us to apply, after paying the 55$ application fee per person and taking over an hour to complete the lengthy application, we were immediately notified the property was no longer available. TL;DR- you will feel in the dark about renting through this company and surprised with things that should be explicitly communicated to you as a customer, but there's a customer service silver lining. Jason was quite helpful in handling our application process. Most of it is online which is a slight headache and communication between tenant and property manager takes some time, however Jason's approach made me feel slightly better about renting through this company. The reason I am not giving a full 5 stars is because of the fees/unknowns due when applying and once your application is accepted. First, while applying there is a application fee, which is fine, but you have to pay the fee for each applicant... so a married couple pays the application fee twice. We then got a cryptic message about being denied for credit reasons but it wasn't disclosed exactly why or how to go about pleading our case. After finally being able to talk to a real person, we then find out we didn't fully complete the application (of which I am 1000% I did not miss) that is on a separate site that was not made available to us. Second, we had 48 hours (over a weekend mind you) to get a money order (no instructions on who to make it out to, so a $2000 guess?) to hold the property, cumbersome move-in fees which you are not notified of, and about 2 months worth of rent due from the tenant before a lease has been made available to even look over and decide if it's a contract you're willing to sign on for a year. I really think Renterswarehouse.com would benefit from having an explicit application process and a way to communicate with customers that is expedient; I'm gathering from my experience and that of other reviews that there is a solitary man making or breaking peoples' experience with RentersWarehouse, and it's Jason. To his credit, he's very good at making the customer feel like their application is given a fair look and their time is not wasted, however I'm not sure I would rent through RW again if given a different option. AWFUL. This company was supposed to manage our property, the least of which involved checking on it 4 times a year. We were never informed of anything that needed to be fixed until the tenants moved out with NO NOTICE to us until the day after they were gone. They broke a 3 year contract after 2 years and disappeared. Our house was a mess. EVERY interior door was taken off. Gutters were overflowing with debris which caused damage to the siding of the house. Yard was a mess. Pet stains EVERYWHERE (we were never informed or paid for the tenants having a pet....apparently they had several). We never got our money for the 3rd year of the contract. Never got the deposit that we were supposed to get. It's as if the company disappeared along with the tenants. Return phone calls? NOPE. The whole thing was a scam. read more

Renters Warehouse has been a pain in the butt to deal with since the day we moved in. We had to basically bombard them with emails in order to get smoke alarms installed in our unit (it is illegal to rent out a unit with no smoke detectors). We continuously asked them for keys to our front deadbolt and never received them (they had an entire year). Our deadbolt in the back was extremely hard to open and was a fire hazard, we asked them multiple times to fix this with renters warehouse making no attempt to resolve the matter. They require an annual inspection in addition to a move-out inspection. I scheduled the annual inspection within the hours they said were available. I waited for an hour and no one showed up or reached out. My advice to you if you see a property associated with renters warehouse is to run the other direction. They are not at all worth the large headache they provide, which is essentially the only service they can guarantee. I only wish I could rate them 0 stars. read more

DO NOT RENT FROM THESE PEOPLE! They have screwed us over more than once already I expect them to do it even more. We just started renting from them and when we got the place it looked like a POS. There were brown stains on every carpet, dirt all in the carpet and scuffs all over the walls. We were told the place was cleaned prior but that was a lie. We cleaned up the stains and they came out super easy so no one touched the place before we got there. Our agent who will not be named was negligent in a lot of the information he gave us. Knowing that we had 3 adults and 3 cars he sent us the lease which contained the HOA terms for the community. Which stated that only 2 cars were allowed per unit, so we confirmed with him that we were okay to have 3 cars. He said yes....but he assumed so now we have HOA threatening to tow us and it has been 4 days since I first contacted renters warehouse about this issue and they have yet to get back to me. If you like people lying to you, giving you the run around, ignoring you, and being manipulative then please go ahead and rent from these people, otherwise stay away! read more

The Vendor talked to my wife and site up an appointment, my wife advised the Vender to also contact me and let me know before coming. The Vendor never contacted me. The day they wanted to come I had a appointment already. The Vendor wants to charge a no show fee and the Renters Warehouse wants a non-compliance fee. They didn't do their job. They have a Portal that their works orders are supposed to be created in, I still have not received any work orders from the Renters Warehouse concerning this vendor. Honestly, I've been renting with renters warehouse for over a year now. If it wasn't for COVID we would have moved at the end of the previous lease. At the beginning, when we decided on this house to rent while we were moving in from out of state, the woman who was handling the lease agreement for us was not professional: she kept getting my contact information switched with whomever else she was talking to about the house we we're moving into or other individuals houses. I was constantly getting calls and texts about maintenances due on other houses or she would call me expecting me to be one of the maintenance individuals when we hadn't even moved in yet because she couldn't keep the contact information straight. On top of that, we had already signed the lease so when I saw that the "repairs" weren't really repairs just a quick way to cover up the damage and pin it on us later, I brought it up to her and she got angry and very rude. When I viewed the house, the previous tenets we're moving out so I didn't expect it to be clean, I expected what anyone would expect when they walk into another's home while they're busy. But when we signed the lease it was assured to us that damages would be fixed, the stairs would be resealed, all of the coloring markings on the walls from the kids would be covered and so on that the house would be clean. When we moved in, I spent an hour in each room cleaning the floors alone because there were stickers and candy still stuck to the floors. The stairs had been painted over with the cheapest paint they could find and didn't seal them so it has stained my mops no matter which ones I used to try and over come it and streaks this cheap paint all over the rest of the floors in the house when I clean. In those two listings alone you can imagine what the rest of the "repairs" have been like. Now let's move on to the fact that we currently are still here. I have submitted a maintenance request stating that the air conditioning hasn't been working properly and we have been hold up our end to maintain it as we should but they have decided to cancel this request because it was expensive. Expensive? Ok, let's talk expensive: I have to have the thermostat cranked to 60-63 degrees just to keep the house "cooled" to 74-75 degrees. If I do not do this, the house sits at 85-90 degrees. You know how much that is costing me in electricity each month? Almost 400 dollars. Uh, hello? It's robbing us! I wanted to like this set up in the beginning. I wanted to test it out for a year with renters warehouse and see how it would go. I really like the idea that they have and believe it could be a great revenue for a wonderful company.... but 6 months in I wanted out. A year later (just before the end of the lease) a pandemic hits and we are forced to stay here another year. In conclusion, make sure the house is set before you sign a lease here. Don't take their word for anything. But, hey, we were able to have pets and get "maintenance" when we need it, right? read more

Landlord's nightmare. They rented our property without conducting an employment verification. They gave keys to the renter without collecting a security deposit. Now we have person in our house that isnt paying rent and Renters Warehouse attitude is wow, i guess it sucks to be you. No offer from them to rectify problem or make us whole. Nightmare renting from them. They come to your house, take pictures and videos of your house whenever they like. Then you get an email telling you to clean areas of your house they think is dirty. As if that's not enough they tell you when to mow your lawn. When you have an issue, they are quick to tell you you have to pay for it. Trees in the yard drop at least 40 bags in the fall. Last year we raked the leaves to the side of the road waiting to contact the city to pick it up for $30. Renters warehouse sent some one to pick them and charged over $110. They attempted to charge us $300 for a simple rental electrical repair that was disfunctional when we moved in because the contracted electrician said it "may have been caused by a space heater" they then went on to claim that our imaginary space heater (we don't own one) violated our lease. After further research we found nothing in our lease that stated imaginary space heaters or actual space heaters for that matter were not permitted. They lie to make as much profit as possible. If I could, I'd give them zero stars. Wes Donovan is the most incompetent, condescending pompous jerk I have ever interacted with. I use the term interact with loosely because he and the entire company as a whole is IMPOSSIBLE to get on the phone. Even the people they contract for maintenance say they are horrible. Kelly and Jessica are so rude and just as unhelpful as Wes. I was left without a fridge for a month TWICE in less than 6 month time frame. My shower was broken for over two months. The floors washer was broken for three weeks cause god forbid any of them leave the office to just purchase a fridge, they HAD to order it. Same with my fridge. Once, Wes told me "I don't know how to help you." when I tried to reach out to him regarding issues.. I mean he's the manager and he did not care/even try. One time Kelly told me that RW has rules that she does not have to tell me. LOL what does that even mean? And Jessica once told me that they didn't answer the phone for TWO HOURS cause they were in a meeting. Must be a hell of a meeting. They act as landlords for people for so cheap (it literally cost an owner 40 dollars/month lol) because they are SO terrible and don't even do anything. To top it off, they had the audacity to try and keep part of my deposit for a cleaning fee when they had their cleaning people come BEFORE I moved out. This company will try to sneakily do that to you. Also, their "standard" lease is absolutely insane and almost hilarious. I loved my apartment before RW took over but I was quick to move out not long after because dealing with those three made living there a nightmare. I only had 7 other neighbors (small top floor apartments in shockoe slip) and they ALL hate RW. This is the worst management company that you will ever rent from (if you are unlucky enough to rent from them). My landlord switched to them as a bargain management company (i.e. not as responsive, not as flexible, etc.). I will give you the highlights of working with them currently. The landlord dug up our driveway to replace the front line sewer. He left us with half of a driveway caked with mud, torn up shrubbery that is still in my back yard, a mountain of asphalt in the middle of the driveway, and concrete and debris all over our lawn. After repeated requests to powerwash the driveway (which they promised to do but didn't) and to fix the lawn so my kids can play on it, as well as the driveway so we can drive on it they said "We will fix it in the Spring (this was done in Decemeber) and we will no longer respond to requests regarding the driveway." While discussing this and what to do about it, our rent was 1 day late. They charged us $180 and would not work with us on the late fee either (we were waiting on a response from them and during that time our rent was 1 day late).
