    The missing slats.

    worst thing about this rental #204; and all the beach house rentals is the fact, you cannot lower the AC below 73. Awfully warm. The sheets did not fit the bed, they smelled of way too much bleach. Bed was free standing. Moved every time you move. Extension cords throughout the condo. So few plugs. blind slats missing on front window. 2 or 3 inch slats. Anyone could have looked in. I stayed one night and they would not refund my money. Not even partial refund. My credit card is fighting the charges. Place was literally awful. Wound up staying somewhere else. And this place was not cheap. Place was old and noisy. look elsewhere.

    We rented a property on Anna Maria Island and noticed black stains in the shower right after we arrived. We contacted this management company and sent them pictures. It turned out to be raw sewage with toilet paper and kept coming up in the shower. Two young ladies showed up after several days to deal with the situation. They had no experience in rental management and had only been working for them for six months. They called a Plumber and left a message. No response. When we called their manager Adam, he was hostile. We called the town compliance dept and they came to see the situation and put up neon green warning signs on the window. We left and went to a hotel. This company was known to the compliance officer as unresponsive and we will never use them again. Stay away.

    We rented Crescent house in siesta key in March. This company was the management company for that house. It's very clear the quality control from them is subpar. We had to have them come almost every day for the first week when we were there. These were things that had been mentioned by the previous guest that had not been taken care of. After looking at the return air filters, it's clear to us they are not taking care of this home very well. We would not rent from them again.

    WORST Property Management Company on Siesta Key. I worked with Sammy Marken to rent a condo "on the beach" on Siesta Key. They had a "wonderful completely refreshed free-standing villa in the upscale community of Crystal Sands, a beach front community on the powdery white sands of Siesta Key Beach" that offers "two onsite pools, with outside showers, and a private beach that await your arrival, complete with beach chairs for your fun filled day at the pool or the beach". Well, they forgot to mention that the property was under construction, with beach access CLOSED so you have to use a long detour through the construction area to access the beach (see pics below). There are typically restrooms open for use along the beach access - CLOSED (see pics below). There is also a nice pool near the beach - CLOSED! The beach chairs and loungers were locked up - definitely not awaiting a "fun-filled day". This is in addition to the fact that this "wonderful villa" has the bedroom literally on Midnight Pass and is so loud a good night's sleep is impossible. And wearrived to a villa that had not been completely cleaned, had no working internet (despite the advertisement stating it worked), and a garage full of horrible smelling trash. Some of these issues may have felt workable with a property management company that cares for their clients and communicates honestly so you know what you are paying for. NOT SAMMY MARKEN! Not only were we deceived about what we were renting, they refused to work with us on any of these issues, flat out lied, denied the trash smelled (um hello... 95+ degrees and you have bags of spoiled food and trash in the hot garage) and refused to refund us even for the nights we did not stay there. Wish I had seen the other reviews. Stay far away from this company. They are deceptive to keep their properties filled, and to hell with the customers/clients paying them

    Red tide - siesta key

    Red Tide has overtaken Siesta Key and the surrounding area 100 miles north and south. The red tide kills all the fish and eels which wash up on the shore and makes the smell on the beach terrible. Siesta Key has had problems with Red Tide multiple times in the last few years - you never know when it is coming - so just be safe and book in a different location a few hundred miles away.

    Need I say more, we were charged $130.00 cleaning fee. Does this Condo look clean?????

Then we had a reservation at the Tropical Sands resort in Seista Key from the 1st to the 5th of January. We have been going to Siesta Key for about 15 years and it is our favorite place to vacation, however this was our first experience with Tropical Sands. We received notice on Dec 24th ( Christmas Eve Day) that my brother had unexpectedly died that day. We immediately canceled our flight, rental car and reservation in Naples with no issues. When we tried to reschedule our reservations at Tropical Sands we were told that the agreement, with no exceptions, we signed indicated no refunds after 60 days prior to reserved days. We had paid the the reservation in full and have no recourse at this time to retrieve our $1500+ prepayment not even in any form of rescheduling. There are many wonderful places to vacation on this great island retreat but Tropical Sands certainly is not one of them.

My husbands black socks on the bottom turned white from the bleach on the floor. The fan in the bathroom does not work and there is mold on one of the chairs on the front porch. There were a few dead bugs in some of the bowls in the kitchen and one of the shelves in the refrigerator was broken and held together with duck tape which finally gave out. We could not find a parking space today. We called management in the beginning of our vacation and they did not respond. On the positive the pool is clean and wonderful and easy access to the beach is great.

Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! He then tried to threaten me and said if I posted my poor experience, (that was witnessed by 17 individuals), he would sue me. My lawyers had to be copied on the emails and once I put them on the emails, Dan told me I was, "blocked." Up until I copied my attorneys on the emails, Dan continued to send threatening emails. Despite me putting it in writing to please leave me alone. I have attached pictures here of our conversation. The fridge was broken, the air conditioner would work on some nights, others it did not. The sink would clog and the drainer was broken. This hasn't been addressed because it says they are not responsible for this in the contract. But for your knowledge, the pictures are deceiving. We originally booked this place as a 4/3. Please do your research. Dan, the owner, charged us for a 4/3. We placed a call to Dan to let him know we didn't have the 4/3 and in front of 17 individuals on speakerphone, Dan corroborated this by stating, "yes absolutely. That unit is included with the rental." Dan then gave us the address to the second unit and we walked over there, only to find a family inside. It wasn't until he gave us the address and we attempted to get inside, that Dan called us back and took back everything he said. Unfortunately, the website says it's a 4/3. The owner will likely respond by telling you our email correspondence says I agreed to a 3/2. I have attached those screenshots here. He continues to send me a link that I did not click on. I did it through their website. It is advertised as a 4/3. When Dan realized he double booked, he called us back and said we were mistaken. Despite telling us, "absolutely. The 4th unit is included with your rental." The contract also states we are responsible for looking at the website, which advertises this as a 4/3. Upon my attempt to speak with Dan, he yelled at the top of his lungs, "STOP!!!!" It was the most bazaar reaction. I then said, "excuse me? I am trying to explain my frustration with you." Dan then responded by stating, "ugh I don't feel like dealing with this. I'm on vacation. You booked what you booked. This isn't my problem." I asked him who I could speak to when he is on vacation and he responded with, "no one. This isn't my problem. I don't know what you want me to do. I don't feel like dealing with this." Our email exchange sums up the majority of the issues we faced with Dan. I didn't raise my voice once. I tried to calmly express my frustration and the owner responded by yelling at me, telling me it wasn't his problem, and talking down to me. Please read the reviews on the company. NOT THE LOCATION. The location is why this place continues to get bookings. The owner attempted to sell me a rental that opened up the next morning. He ignored the fact that I paid him for the 4th bedroom and then he charged another family to stay there. Therefore, he charged both me (who did not stay in the 4th unit) and the other family, (who actually stayed in the unit). He essentially rented the fourth bedroom twice, profited from us both, and the other family stayed in it. When he texted me the next morning asking if I wanted the extra unit for a "discounted price." I said "no thank you." I didn't send another text or send any emails. I was going to let my lawyer handle it when I got home. The owner then started an email chain stating I booked the 3/2. When I attempted to defend myself, he threatened me, coerced me, and tried to scare me into posting this review. It wasn't until I copied my lawyer onto the email thread that he stopped sending messages. Even the last email was an attempt to threaten me if I went public with this.
