They rented my place as 4/1/2025 I have texts & emails with proof yet they will not return my deposit and are now trying to charge me rent! I moved out 3/26/2025, they had a tent and a deposit as for 4/1/25. Mike one of there property mangers is a fraud. Called me several times while I lived at the property pushing for me to buy something elsewhere. Doesn't return calls or texts to clear up his mistake once I moved out! The house had a roof leak with mold and there was mold elsewhere. Not only did they not reimburse for anything, the security deposit was never returned to date.And after all of the above they did try and charge for some "made up problems" to even knock down the security deposit. Thankfully I do have pictures that I took before we left. My family ended up in the ER with breathing complications from it. And that added complications to me being sick afterwards as it hit me harder in my lungs.Still nothing from them. And the most astonishing thing is, after we vacated, they posted the rental again. I did attempt to contact them before going the litigantion way. They don't even bother to respond.

    I would not recommend this company to my worst enemy from the second I walked in. I should've known…read morethat I was dealing with slumlords. The second day of living there my girlfriend and my feet went through the floor in every single room of our three bedroom home from termite damage. Some holes were as big as my hand as the picture will show it took them four months for them to replace the floors, I did not feel comfortable putting all of my stuff on those floors so I lived in my living room for four months. They offered me no compensation or rent proration, I was paying $2400 a month for four months to live in a living room when finally, some form of compensation was offered it was $250 and it came with a contract that said I could never sue them or take any action against them. I flat out refused. Their call-center is based in Mexico, which I really don't have anything against other than they have no idea of who to use to get any home repair done or any work that was needed done. Somethings took months other basic things took weeks. Flash forward a few months and the AC completely blows out. I called their 24 hr emergency service center nobody shows up for three days. Meanwhile, the AC is continuously leaking into the home because it's summer in Florida. It takes them over 21 days of the AC just pouring water into the garage, walls, and surrounding area for them to do anything. I got them multiple quotes on my own in between, and they ended up going with some company that just patched over it and did not do the work necessary to make the home livable. If anything it made it worse. The whole AC duct system needed to be taken out and replaced because it's just absolutely covered in mold in every closet, and all over the garage. They just put a cover over the vents that were the main issues for mold and called it a day. They offered no mold remediation services. They just had a cleaner come in and clean it every time it got worse, and worse. I couldn't tell you how dangerous this is especially in a place like Florida. After months of back-and-forth of me, trying to correct this mold issue that they did nothing about they say that I missed an appointment with one of their insurance adjusters, which I did not, and then threaten me with an eviction. I asked them why and how this was possible because I never had that happen and they said we don't need to explain ourselves to you read your lease. Well lo and behold the insurance adjuster didn't even need to come out. So they tried to evict me because I fought for a safe and livable home. The owner John is one of the worst people I have ever had dealings with, if you use him to rent your home out just know he will not take care of your home. He will not look after your home. He will use the cheapest, shoddiest, worst people he can with no regards for how the job will be done, affect the home, or the people residing in it. If just one person reads this before going with this company and considers it. Go to any other company, never rent from this place, never use them to manage your properties because they do not care. The home was absolutely beautiful, now it's probably near condemnation from how horrible the mold damage was throughout the home.

We interviewed several management companies, but something about John's demeanor clicked with us. He was "no non-sense", " this is what I do, and how I do it". He is confident and his confidence is contagious. Cherie and Roxanne in his office are efficient and communicative. They were quick to answer my questions/concerns. Don't hesitate, just call them!

Then we came upon a rental from Florida West Coast Property Management and got in contact with Aimee Bahk. We knew we had to move quickly and Aimee helped get us through the process with ease! Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. Well, we appreciate Aimee and want to thank her for all she has done to make our dream a reality!

Anyway, I digress. We were fortunate to have been referred to Florida West Coast Property Managers ("FWCPM") by a realtor when we were considering selling our property. The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders.     JUNE 2025 - DO NOT RENT FROM THIS COMPANY…read more I booked unit T34 in Siesta Key for our family vacation. We drove 9 hours to arrive at a unit that is unfit for occupancy and surely illegal to be advertised as anything else. These are a few of the issues we noticed in the short time we stayed before having to leave and book another accommodation for the week. - Mold on ceiling - Broken sleeper sofa, - Food debris in utensil drawers - Broken patio door with suction handles attached as a "repair" - Broken patio furniture - Trim and paint throughout the entire unit was disgusting and falling off - Fire escape stairs next to unit were closed off and marked "Danger", irony at its finest I attempted to call the company about moving to another one of their units with no answer. Left a VM on their "emergency line" with no call back. I sent several emails to the company around 5-6pm and did not hear anything back. I had to book an entirely different accommodation to try and save our family vacation. This was not a cheap or easy feat given that it is the first week of summer in a highly touristy area of Florida. Colin finally replied at 11am the following day and was quick to dismiss my request for a refund after providing all of this info and the pictures. He stated that they would not be refunding me as I left them "hanging out to dry" and they couldn't rebook anyone for the week. Their concern was the money and not the fact that they needed to address these issues in the condo BEFORE rebooking anyone. It is unfit for occupancy. I was told that they have an emergency line which goes out to someone immediately and they would have gotten back to me the night before. I informed Colin that I did call the emergency line and left a VM to which he replied "I'll have to check with the guy that handles voicemails". So now after paying for a new AirBNB an hour and a half from this first experience, I am left to file a chargeback with my bank and attempt to get my money back from these scam artists. Colin made sure to tell me "you will have to go through your bank". They know a refund is due and want to attempt to push it out until it is forgotten about. I will also be submitting all of this documentation to BBB. DO NOT rent from these people unless you feel like gambling on showing up to a dump and losing your money.

Any issues I've had with the units have been addressed promptly. Not sure what other raters are expecting but as a seasoned snowbird, Rent Siesta Key has served my wife and I well.
