Planned a Florida vacation from December 26, 2022 through Jan 5, 2023. Staying in Naples from the 26th to the 1st of Jan. Then we had a reservation at the Tropical Sands resort in Seista Key from the 1st to the 5th of January. We have been going to Siesta Key for about 15 years and it is our favorite place to vacation, however this was our first experience with Tropical Sands. We received notice on Dec 24th ( Christmas Eve Day) that my brother had unexpectedly died that day. We immediately canceled our flight, rental car and reservation in Naples with no issues. When we tried to reschedule our reservations at Tropical Sands we were told that the agreement, with no exceptions, we signed indicated no refunds after 60 days prior to reserved days. We had paid the the reservation in full and have no recourse at this time to retrieve our $1500+ prepayment not even in any form of rescheduling. There are many wonderful places to vacation on this great island retreat but Tropical Sands certainly is not one of them. read more

We were not happy with Tropical Sands Accommodations. We arrived the floor of our place was so "bleached" that it was difficult to breath and we had to open all of the windows and turn on the fan for 24 hours. My husbands black socks on the bottom turned white from the bleach on the floor. The fan in the bathroom does not work and there is mold on one of the chairs on the front porch. There were a few dead bugs in some of the bowls in the kitchen and one of the shelves in the refrigerator was broken and held together with duck tape which finally gave out. We could not find a parking space today. We called management in the beginning of our vacation and they did not respond. On the positive the pool is clean and wonderful and easy access to the beach is great. read more

First and Foremost, I would like to just say how amazing this staff is. Christina is not only knowledgeable of what this Key has to offer in terms of shopping and dining but, she is extremely patient and professional and answers all of our questions and addressing our concerns. I am unsure where these negative reviews are coming from, I am so glad I didn't read them before, With these properties being individually owned, I feel the feedback should go to property owner. The management company can only go as far as the owner allows. I have been with other management companies in the past and have horror stories regarding the customer service and attentiveness to problem resolution, Tropical Sands put all my fears to rest when I needed them. We did have a maintenance issue that required a after hour call. Elizabeth was the agent we connected with and she was able to walk us through and try different things to fix it and when it didn't work she drove out and was able to resolve it. It was user error and we felt bad about it but, she was great about the whole ordeal and never once gave us the impression she was annoyed even though it was late, she was just happy to help. Lastly, we were referred to Kody for information about the vacation rental program as were looking for investment properties on the Key, he spent a good amount of time answering any questions we had. As a long time resident of the area he had a vast knowledge of the highs and lows and referred us to the Re/Max office. Everyone we encountered in the office was extremely professional and helpful. We will be back. Based on the previous reviews, if they hold merit, I would say they made some extreme improvements within their office staff and I couldn't be happier with the way they went out of their way to make us feel at home away from home. read more

My month on Siesta Key was arranged and paid months in advance. I was given detailed instructions and a code for getting the key and directions to my condo. I replied and gave them my arrival date. When I arrived on a Sunday evening I found no keys or instructions in the coded box. I called the emergency number numerous times with no answer. Didn't know what I was going to do. No hotel rooms available. Finally contacted someone on the website who helped us out. This luxury recently updated condo consists of 2 small rooms situated in a building impersonating government housing. The cleanliness is subpar: all ductwork is full of dust and dirt; bathroom had suspicious soil around the base of toilet, also found someone's contact lenses on the floor. The shower is so narrow you have to bathe sideways. There is paint splashed around the ceiling in the shower. The only outdoor seating is a couple of tables downstairs to be shared by everyone in the building. Across the driveway are townhouses with outdoor tables for each unit. In speaking to those tenants they paid a fraction more for incredibly more quality from another rental agency. Don't walk away from this agency. RUN!!! Actually I give them No stars. read more

I would give them zero stars if it was an option. We have rented from them for years. Just left a property after only staying there for 3 nights even though I paid over $2,000+ for a week. I had a previous property rented already but they called and cancelled it on me. Which of course I had no choice but to find another property on my own. The property had many issues. The number one issue was it wasn't safe. Not for children! The windows and doors did not lock! We were staying on the top floor of the building. It was dirty, loud, the master bed was broke, the building itself was old and disgusting. There is an entire list of issues but the unprofessional office staff could careless. I emailed them the day we left early and they didn't even email me back but lied and said they did. They don't email you back or call you back. We were promised a phone call back from the owner and that didn't happen either. The office staff is disrespectful. Take it from me, DO NOT RENT FROM THEM! The don't care about you! We stayed at the Siesta Beach House. When we got there the instructions for the thermostat in the unit told us we could not turn the thermostat below 73 degrees F. Needless to say it was difficult to sleep. The area on Crescent Beach was too small to accommodate all the guests. I asked them for a small refund and they refused. My husband and I rented a vacation home from this company. When we arrived at the rental property there were bloody sheets on our bed! The company was unresponsive and unapologetic. Their response is that the rentals are individually owned. Aside from that terrible experience the check in process is disorganized, misinformation regarding the rental property is given, and late check out was denied. We would expect that under the circumstances the company would be looking to make up for the half day missed worrying about the dirty conditions of the rental property. My family and I stayed in Crescent Arms, Unit 704S (top floor) from 6/25/22 - 7/2/22. The unit was newly remodeled and very nice looking compared to the rest of the run down building. However, within 24 hours of us being there it started to rain and the ceiling in the master bedroom began leaking on to the ceiling fan and master bed (which was broke). I made a call to Tropical Sands emergency number at 7:19 pm and was told this unit isn't their rental and gave me another number. I obviously knew I picked the keys up from Tropical Sands office next to Davidsons drugstore, and the emergency number was on the key envelope they gave me, but they argued it wasn't their unit. After several calls, I ended up on the phone with the actual owner of the unit (Paul). Paul seemed concerned and understanding but maybe more concerned about their mattress than our ordeal. He asked me if I could remove the comforter from the bed and wash it (pay laundry, not big enough for a king size comforter). I eventually ended up back on the phone with Tropical Sands. They sent out a restoration company at 11pm to rearrange the bedroom so the mattress didn't get ruined. They also to put 2 commercial size garbage cans, a commercial size dehumidifier (with a hose into our bathroom sink) in the middle of the master bedroom. The master bed was also moved in front of the balcony so we were unable to access it the entire stay. They wanted to put plastic on the bed to protect the mattress even though the bed was no longer near the leaking portion of the ceiling. We refused to sleep on plastic and the guy from the restoration company left. Somebody eventually came and took the comforter on Wednesday while we were not there. We have no idea when it was returned, but found it on a shelf in a black garbage bag on Friday and only found it because we realized the garbage wasn't there previously. Monday the roofer needed to get into the unit to figure out where the leak was coming from. He fixed the leak from the roof but they wanted to leave all of the equipment in the unit until it rained again to make sure it was fixed. Also, the toilet was extremely loose and wobbled when sat on, so we let them know. We were given a pretty large window Tuesday when the plumbers would be coming. My dad and 12 year old daughter came up from the beach mid afternoon and my daughter was undressed about to get in the shower when 2 men came into the unit without knocking. I was told by Cody (the manager at Tropical Sands)that they can come and go as they please as long as they give a time window...Then the plumbers drilled and cut the tile floor up so we only had one bathroom for 6 people to get showered and ready for our dinner reservations. Late Wednesday afternoon, the restoration company returned and removed the garbage cans and dehumidifier. We assumed someone would be coming by to put the room back together but no one came, so Friday my husband called Tropical Sands and calmly explained how we've been dealing with problems our entire vacation. He was told the manger would call him back and he left his cell number. Shortly after that, Cody called my cell phone. He was the RUDEST, most condescending person I have ever spoke with in my life!!! He attempted to justify and downplay every aspect of this ordeal. He was yelling at me so loudly that my husband could hear everything he said to me (from no less than 10 feet away) which upset my husband who then yelled "ask him if he has a daughter and would be okay with this!" Cody responded with the most in-empathetic and nasty thing I could have imagined. Ultimately we were refunded half of what we paid for the unit before taxes. Cody thought that was more than enough even after all the bs we dealt with. THEN a week after we left, I get an email from Lauren at tropical sands letting me know they charged me $25 for a lost key fob. I immediately called her to let her know we only had one fob in the envelope we picked up on the first day. She seemed to understand but won't respond to my emails now. We disputed it with the cc company but it's very shady! Long story short don't rent from Tropical Sands! read more

We used Tropical Sands Accomodations to book a unit at the Crescent. This is the 5th year staying at the Cresent, the first using Tropical Sands Accomodations. The conditions we have found the units in have always been exceptional, until now. The floor of the unit was full of sand, the countertops sticky, the dresser in the bedrooms with stains and cup rings, lamps and light fixtures without lightbulbs (or the bulb out), the comforter on the floor, the windows and sliding glass doors sticky with fingerprints and sunscreen. One of the shades doesn't not go down, the AC (which clearly states on the contract that it should not go below 75, was set to 68 degrees on heat. I could continue the list but I think I have proven that a ONE star rating is more than what is deserved. Never will use them again when booking a stay at the Cresent or any other property in Siesta Key. read more

Booked a trip to Siesta Key with the help of Tropical Sands. We stayed at one of the Sea Shell condo. It is perfect. It's right on Crescent Beach. The sand is like powder and the water was just gorgeous. The condo instructions as far as what to do w/ your trash, recycling and laundry can get a little confusing due to there being different rules posted. However, everything was very nice. The condo could hold a large group. We had 4 adults and a child and we never felt on top of each other. We would totally go back and stay again. read more

We have been renting a one bedroom condo in Village West on Siesta Key through Tropical Sands Accommodations for two years. We are in the final week of our stay and went in to the office in Siesta Key Village to book the same condo for the same weeks next year and were SHOCKED to find out they had already booked one of our weeks. We have been renting in Siesta Key for over 10 years and have never had a rental booked out from under us. I think this is a very bad way to run a business. Obviously they don't care about repeat business. We are done with Tropical Sands Accommodations and would not recommend them. read more

Find a different rental agent......We have been renting a two bedroom condo in the Village of Siesta Key through Tropical Sands Accommodations monthly for the past three years. Between the time I called to ask them to book the same unit for the same time next, which they said they would do, and the time I was able to stop by the office with our deposit, they had already rented it to someone else. Their remaining inventory was limited, tired and in need of upgrades. They do not appreciate customer loyalty and I will not do business with them again. There are many other knowledgeable, friendly agents nearby. read more

Booked w/Tropical Sands to Siesta Key for one week April / May of 2011. Seems turnover of staff at Tropical Sands is high - in two months there must have been 5 different people handling my reservation and in all the shuffle, people were getting confused with my (1) dates of stay (2) my deposits (3) my final payment. I was getting emails over and over again about issues that were already taken care of and it was frustrating and time consuming. Condo we rented was very nice, new and modern and had everything you needed (kitchen was equipped, plenty of towels in bathrooms, etc). Unfortunate for us we came down during the weeks that the Florida "love bugs" Invaded like a plague. They were everywhere - thousands - which I don't mind outside. It's when they were inside the condo, crawling on us while we slept, crawling on our food ... it became a problem. This condo is being sold for $2 million and is only 2 years old, however the bugs worked there way in under the front door, through the cracks in all the sliding glass doors. It was amazing - you would be sitting there watching TV and just turn and look at the bugs pouring in from under the doors. We vacuumed at least 10 - 15 times per day just to keep up with the invasion. Always nice to have to vacuum and clean like this on your only one week vacation a year :( We immediately notified Tropical Sands of the apparently faulty construction of this condo and the fact that bugs were pouring in through every crack. Their reply was "oh that's impossible - you must have left the sliding glass doors open" ! LOL - really? Oh yeah, usually when we see swarms of thousands of bugs on the deck and railings we open the doors really really wide to see how many will come in. C'mon. Get real. Due to the bug invasion, we couldn't use the rooftop pool of the unit, nor could we grill on the BBQ on the very large and beautiful outside deck. So we got 1/2 of what we paid for. A few days later it rained really hard, which then left over 2 feet of water in the street in front of our unit. We were out that day at the store and we couldn't get back to the condo because our street (and only our street) was under 2 feet of water!! The water was all the way up to the front door. After a few hours it receded a little and we were able to get back in. That very same night, the transformer on the electricity pole literally exploded and blew up, which then left us with no power. And funny enough, it wasn't the electricity for the entire block, or even one or two houses ... just our condo, lol. So we sat for hours in the dark and sweating (no power = no a/c) while we called the local utility company and begged them to send someone out to check this out. That was at 6 pm - finally around 11 pm someone came out. The electricity pole was covered in vines and the combo of the vines getting wet by the heavy rains caused the transformer to blow. With regard to Siesta Key itself, yes the beaches are beautiful. The sand is powder white (and never gets hot!) and the water was clean and blue. I have to tell you though - if you are under the age of 50, this might not be the place for you. Everyone in the town is basically 65 and up. It is very boring at night. Even in the "down town" area of Siesta Village. A couple of bars with some not so great food and lots of the local "younger" weirdo's hanging out until all hours of the night. We are from NY so not much phases us in the weirdo department but this was a real strange environment. We even saw a few hookers - lol - which really made us laugh. Things on the "Key" are also very expensive, so if you have a car, you should drive over the bridge to Sarasota for whatever it is you need. The restaurants there are better too. If you can, try Legacy Grill in Sarasota - food was great - service was amazing. We have been visiting Florida for over 20 years and have been everywhere from Tallahassee to Miami. We would not come back to Siesta Key again. If you are interested in white sands, and blue waters, go all the way down to the Florida Keys - you will have a much better experience. read more

Booked with them over Labor Day weekend at the Hyatt in Siesta Key. I did not purchase trip insurance(which I should have) but planned on going except for a hurricane. Guess what?! There was a hurricane headed there way!! And the area was under a state of emergency and flood warnings. If you dont know siesta key or the hyatt there it floods just with regular rainstorms. The contract said I could reschedule if within 30days and the same unit. I tried working with them but they didnt give me multiple dates within the 30days and then only offered a unit not directly on the beach and one with 2 stories. Neither good with 2 children under 4. I then offered to pay extra for a different unit on the weekends I was open and they refused. I tried to retract my credit card charge and was denied because they said they dont get into contract disputes!! $1600+ down the drain!!! Should have dealt directly with the Hyatt and never should have went 3rd party. Don't waste your time with these people. read more

I'm hoping Tropical Sands Accommodations assists us with our very poor experience. Upon arrival all of our linens were soiled with hair on all of the bed sheets and linens smelled very bad. I went to wash them in the washer and drier and the unit washer was broken. Upon contacting tropical sands accommodations numerous times, I was promised that the bedding would be laundered by their service. We arrived Christmas Eve so I even gave them several days to respond. No one ever showed up to help us even after calling again 12/26/2016, 12/27/2016 and 12/28/2016. The floors were not cleaned upon arrival, very sandy and slippery, we entered to several dead roaches and the refrigerator made very loud noises and the handle was broken on the refrigerator. There were paint cans left on the counters and walls half painted. We attempted to go to the upper deck and the deck had very loose boards and was unsafe. The electricity was not working correctly and lights would go all out and then come back on. The unit we stayed in was 1100 Point of Rocks. It was one of my worst vacation experiences. I have four small children and it was so dirty that we left earlier than planned. We asked for help so many times and this company kept making promises and never delivered. Now we are waiting for some refund for a percentage of the fees we paid. Have not heard back. read more
