    I waited 30 Days to post this review to give Benjamin the benefit of the doubt, to give him a…read morechance to prove his word as a property management company but here is the proof that he is a SCAM artist. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

We appreciated the constant communication during the process of finding a tenant, as well as his frequent check-ins once the tenant moved in. Would absolutely recommend him!

Simple question how to pay maintenance with a diff method then we previously used. She was quick to add late fee & put my $ for HOA fees towards assessment. When fig out what happened & the fact that i did not have to pay by a due date monthly, rather I had the 6 mo. i believe it was to complete monthly payments or pay all, our choice. I needed help to set up acct to use this method. Normally i just paid with old maint co. by check & mailed it in. simple. Tracey claimed they aren't disorganized CCM was disorganized. Tell me why I have a whole folder for them & had a small envelope with a coupon book from prev mgmt co. We never had 2 consecutive assessments & 2, will be 3 as they are planning another increase. Ppl don't have the $ rite now. Yes we have to do a 40 yr inspection, which i thot the most ever increase we had was covering some of that, ...especially since it was completed Oct last yr. & no 1 has yet to see any breakdown of what we need to do. Been here 28 yrs & we only seen less then a half doz.. usually small increase at that.. we have had already increase each yr in HOA & assessment last yr & a huge 1 coming that ppl can't afford. This is worst mgmt co. would prefer to go back to previous. We shouldn't be spoken to the way she does , with sarcasm & disrespect. Not looking forward to meeting the 1 who treats us like crap .. but we have to get to stop this million dollar loan from passing. We can't afford it & somethings will have to go on hold.. concentrating on the priorities that are required to satisfy insurance co. for inspection to pass. 1 star only because 0 is not available.

Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Lease up was very simple and they take care of monthly tenant interaction. Their software is also very easy to use for both tenant and landlord. They also have great maintenance and contractors if something goes wrong. I would highly recommend them!

    One of the worst and incompetent companies I have worked with in my entire career. Made huge…read moremistake and accounting error that cost a community of theirs money and the manager owner could not comprehend a simple matter to fix it. We just gave up explaining it. I have never seen such thing. Also was Terrible at responding to emails, blamed the past company for not sending them all they needed when they took over and the past company had to help and explained they had everything and couldn't understand why they kept being blamed. Biggest fiasco I have ever been a part of and I do a ton of business. I even mentioned the company name to a fellow agent and they started laughing and said they had multiple ridiculous experiences with this company. Highly do not recommend.

    My development has used PHP for our property management as long as I have been here (at least 4…read moreyears). Maryann P is our property manager and she has, whenever possible, responded quickly to development and owner concerns. She had a roofer and clean-up crew here almost immediately after Irma last year. And other repairs occur timely. The offices are located just east of University on McNab which is convenient for us but I understand she manages 35 developments so I'm not sure where the others are located. As I had a "mega" property management company at my last development in NC, I don't know how they compare to others in the area but this being a smaller company, the hours are a little limited (9 - 5 M - Th with lunch from 12 - 1, closed Fridays). If I need assistance during the week, calling needs to occur during their hours but Maryann is responsive to email. If you are looking, give them a call.
