When we put our house in the rental market, it was just coming off of the sale market during a down turn and was completely with new flooring, carpet, and paint. The move in home was flawless. We were obviously incredibly concerned about the right tentents and were assured by John himself all the ways they screen tenants. When they told us they found a tenant (and turned down others that were not "qualified") we felt excited about the whole process. Over the course of the next 5 years (our tenants renewed the lease) we made the unfortunate mistake of believing Reeves was living up to its promises that it claims on their website about making sure properties are managed and values maintained. We didnt live in the area and fully expected our paid management company to make sure our property was well taken care of. When the tenants moved out, we were left with 17K in damage - every bit of flooring in the home had to be replaced, some down to the sub flooring. The amount of dirt was incomprehensible. They left us a dumpster and a half full of items in the house that had to be cleaned out. Fans were broken, outlets broken, even the stove had a fire behind it that was undisclosed and wires had to be replaced. When we asked for inspections over the years, Reeves clammed up. We were told "next week" "next week" and we were trying to figure out how to property file against the tenants for damages. Reeves decided that it was because we want to sue them and refused to turn over or talk about our property through our contact. Once my husband got into touch with John, we felt better and that he was going to chat with us and that they would help us file against the tenant. Once again, there were no calls back, and when my husband called him again to discuss it, john HUNG UP on my husband and said "my attorney said not to talk to you." I have videos, pictures, and long list of required things we had to clean up on the home. If you care about your property and need a rental agency that will VALUE you and make sure the tenants are maintaining the property as well as support you when there are issues, this is NOT the company for you. If we can save even one family from having to experience the poor level of management and customer service we have, then I feel better. I will be adding video of our home online as well so people can see how bad it really was. The pictures do not even do it justice. The 3rd party inspector said it was the "worst he has ever seen". The most unfortunate part of this has been their customer service. Hiding behind an attorney rather than talking about where they failed is a sure sign of a company that will not take your assets with care. read more

as a property owner making this review I can only warn future residents. STAY FAR AWAY FROOM REEVES. This company is absolutely terrible, they have no desire to do THEIR jobs. I have been dealing with them on several situations for over a year now and not one of the issues have been resolved. They insist on communicating over email but never respond and when going to speak with them in person they have the nerve to argue when the fault falls on them entirely. Poor customer service, lack of empathy, they honestly have made the whole experience worse. Would give them negative stars if possible. read more

My husband sister and I have been trying to rent through Mr reeves we put in an application a few weeks ago for one house everything went fine they said we where approved but sadly the house was rented to someone else so we applied to another property checked up with it as much as we could all of a sudden they are having issues verifying my sisters income we sent in bank statements screenshots and pdf showing the cash deposits (same thing we did to prove my husbands income that we had no issues with )which they verified is what they needed while on the phone then called back claiming they they could not verify her income at all we offered to bring tax forms and that was not good enough they said due to the nature of how she makes money they could not verify her income at all ( my sister is a dancer) and they would only be willing to rent to us property's that Mr. Reeves owns himself for double the deposit + rent upfront and these places are absolutely awful we have great credit scores and my sister has rental history with no issues if you are looking for a house RUN away from reeves rentals the experience has been such a headache and so stressful these people are some over the HARDEST PEOPLE TO WORK WITH!!!!! During our search for a rental home in Mobile, I visited a couple of properties that Reeves Rentals owns. The receptionist was very friendly and helpful, and I liked that all of the properties and details were listed online. That is where the good stops. Both properties we looked at were in terrible condition. One was an adorable duplex in a nice intown neighborhood, but the toilet had clearly overflown all over the floor and not been cleaned up. There was mold growing on the ceiling (the fuzzy kind, not mildew). The walls were in terrible shape, obviously beat up and repaired poorly. The other property was a townhouse, and it was in slightly better condition, although it was dated and a bit dirty. In the storage closet off the back, there was mold all over the wall from the ceiling down, indicating a water leak problem. I just got a very bad vibe from both homes and felt that if they were not well cared for upon viewing, there was no way my maintenance requests and such would be handled properly if we lived there. I mentioned some of this to the receptionist, and she wasn't really surprised. I got the impression that that's just how they do business. I guess if you need a place to live that's one or two hundred dollars a month less than the nicer places in town, this is where you come. Me, I'd prefer to pay a little extra to be comfortable. read more

Wish I could mark zero stars. As a property owner, I can say that Reeves Rental mis-managed our house by leasing to three different groups who turned out to be losers. The first group had to be evicted physically and they still owe us several thousand dollars. They second got behind in rent, and just left without any attempt to clean up or repair after themselves. The third group left the house totally trashed. The worst part was that Reeves personnel didn't give us the full deposit to clean and repair all the damages left. For example, they didn't even give us back. the cost of carpet cleaning and light bulb replacement. We have spent thousands repairing and restoring our home. Do NOT let these folks manage your property! They talk a great game but don't deliver! read more

Warning to all active duty military these people claim to be MILITARY FRIENDLY but they are NOT. The owners father may have been active duty once upon a time. They will not honor separation orders unlike many other companies. They're also awful at getting back to tenants, they have a very lackadaisical attitude toward service once you are in a lease with them. Beware and don't buy their military friendly bit. I only rent through Reeve's because the Property Manager I was renting through gave all his rentals to Reeve's. When I tell you I HATE this company it is an understatement. I called to have my garbage disposal unclogged the day before Thanksgiving and it took them OVER A WEEK to even acknowledge my request. They not once sent someone to my house to unstop my sink, I finally had to buy something to have it done myself. They did however send someone to my house to fix my daughters closet shelf that fell as well as fix my back gate and the guy told me he would be back to put a handle and lock on it, that was over 6 months ago. I still have a bungee cord holding the gate shut. I have asked for a print out of rental history and was told the Property Manager would get back with me, that has yet to happen. I am telling you if you have another realty company that you can use then use them, avoid this company at all cost!!! I wish I could leave no stars! read more

I went to see a property which was absolutely disgusting. There was still food in the cabinets and furniture from where I assume a family was evicted with no notice, which in and of itself is pretty morally bankrupt. The first key they gave me to go look at the property did not even unlock anything. The yard had foot high grass, and the neighbor across the street had no teeth. The duplex is split with a zig-zag wall which makes absolutely no sense and caused the closets to literally be bigger than the bathroom. If you're trying to save money and make something of yourself, don't go to Reeves Realty. They will never be able to rent out this house, so I hope the real owner of the home knows he has the worst property manager in the city. They can't even keep a property clean and definitely won't find a renter. read more

Owner Review -- Property Owner beware! Reeve's lacks business leadership and what a professional management company should be and do to ensure a property is maintained. My feedback of Reeves is from the owner perspective. Anyone researching Reeves will see a consistency in a lack of follow up on both the owner and renter side, regardless of the issue, Property owners will find this to be consistent throughout the "management" process. One will also find that there is a lack of accountability or business ownership by John Reeves and staff when it comes to managing a property (just look at some of John's own responses to reviews). Every bit of information provided to me as an owner, whether it be regarding tenant search, late payments, contract renewals, or lease termination was the result of me having to ask them and follow up constantly for answers. There was no proactiveness on their part whatsoever to inform me of anything. The rental manager always seemed to be "on vacation' or "out of the office" when I called during normal business hours and often took days to respond back to messages and emails. This is further demonstrated by Reeves taking the "Quiet Enjoyment" law to the extreme; meaning they will not enter the property the entire time a tenant is living there even at lease renewal. The result of this can be heavy damage to the property (as noted in Trisha H's comments). Reeves primary mission seems to be collect rent and take their 10% with as little effort beyond and they often fail at that without prompting. I never once saw them collect a late fee in 4.5 years I utilized them and there were at least four occasions in which my tenant was late. I had to ask why they were late each time before they pursued the tenant. My tenant had a dog in the home (which was allowed per the tenant contract) but Reeves never collected a pet fee, even after having been informed by me of the matter multiple times via phone and email. I scheduled most of the contractors for repair requests (often my choice) but when I did ask Reeves to schedule contractors they did not follow up with the contractor to ensure the work was completed. I was never informed of the costs associated but was billed for the repairs through my monthly statement. Upon lease termination of a tenant after 4.5 years we discovered $17K+ worth of damages. When I spoke with John Reeves about the matter and the lack of management of the property and follow up by his staff he said he would discuss with his rental manager and get back to me the next afternoon (I specifically asked when he would return my call before hanging up). My requests in the call were for them to assist with going after the tenant for damages and to discuss a potential refund on some of my management fees (totaling $7K+ over 54 months) for a lack of service provided. Two full weeks past and still no answer. I contacted John back and he said his lawyer told them not to speak with us further and hung up on me. I asked for his attorney's name and got no response. This epitomizes the lack of professionalism, accountability, and follow up that Reeves will bring to the table if hired and is backed up by many of John's own negative (borderline rude) responses to others reviews. Would give no stars, double priced deposit, every time boyfriend called to fix townhouse appliances the owners would wait weeks to do the transaction, rats in home ate all our food and scratched wood cabinets. Water heater wasn't repaired for three weeks, had to boil water on stove that barely work to bathe. Place is in bad condition, management awful, just one bad experience after another. Water constantly leaked into the hallway could not walk around in socks or we would have wet feet the entire time. Management is terrible, hair brained and not put together at all. This realty company is the most unprofessional devius company that I have ever came across. They walk around the office seem to be in sleep wear. But let me get into my rental situation. I rented from them 1 year and 3 months. For starters, the house first was unclean and had things left in it by the former tenant. I had to call them to request to have the house clean and the removal of the items. As soon as my family and I moved in, there were constant problems....AC, dishwasher and water heater stopped working and the heating element in the stove. The water heater was over 30 years old. Despite all the recurring problems, rent was always paid on time. Surprisingly after our departure, these folks had the audacity to keep most of our deposit. They falsified lies to recoup the charges that they had to payout for repairs and new appliances. My husband and I cleaned the house still through water that was on the floor due to the busted water heater. I should have listened to my husband, he said that this company gives me an uneasy feeling, lets just rent an apartment...I wished i would have listened. I would not recommend you use Reeves for property management if you are an owner. They do not make regular (not even annual) inspections, nor do the care if the property is being maintained by the tenants as the lease states. As an owner, when I was appalled at the appearance of the property upon driving by and complaining to Reeves, they seemed unconcerned and unwilling to take any steps to warn or insist the tenants live up to the lease agreement. Although they promised to have someone inspect, an inspection never occurred. End result, I got my home and property back in horrendous condition with expensive cleaning, repairs and yard/landscape work to be done. I was told by Reeves my expectations were too high! read more

These people are in charge of our HOA and they are horrible.We never get financial statements,We have no idea how much money we have or what is being done with it.When we call for assistance we are directed to the developer Mitchell Homes,who are no help either.Our subdivision has been a construction zone for seven years now.I can't wait til we get enough home owners to kick these people out of our HOA. read more
