This place I have to say is above average when compared to all the available apartments in the…read morearea. Cost is not the lowest but fair. There is alot that is offered in my opinion. The maintenance staff are fantastic and friendly, always willing to go the extra mile. The size of the apartment is excellent with a one car garage. This complex could not be more conveniently located at US23 and M59. The office staff is pleasant and helpful as well. The only complaint I have is the grounds keeper and his poor attitude. He seems to like to pick on women in my opinion. He has talked to my wife like she is a child, in fact at one point the garbage men came up to her and asked if everything was ok. You will never meet a more kind and giving person as my wife yet this bully thinks its his job to intimidate her and others including children. He yelled at her to slow down, she was behind me and I was doing 10mph lol. I do not know what his problem is but he wont even look at me when confronted..... Other than the grounds keeper this place is excellent you cant beat it cost wise. Don't let my spouting off about the grounds keeper keep you away he is afraid of men and hes gonna run into the wrong wife one day that surely will set him straight... Sometimes it's used broken toilets, sometimes it fridges with rotten food, and of course dishwashers and dryers/ washers - its disgusting and a health hazard. The pics are over an entire year, so it's not a rare occurrence. We rarely get the parking lot plowed, and the sidewalks rarely get shoveled. But don't worry, the office will have its sidewalk shoveled and salted for you to come to the "gym" that is only open M-F, 9-5, because no one that wants to exercise has a job, right? The siding is falling off and broken everywhere on our buildings and garages. Our water is so bad we only use it for showers. We often smell sewer gas in the bathroom. Half the problems I put in maintenance tickets get ignored. We have had a squirrel living in the ceiling of our apt and the neighbors all year, they received multiple tickets from 2 tenants about it - its still there. We have had snakes, mice and every bug known to man enter our apartment. The windows and doors are so leaky, they are almost pointless. The complex created dangerous holes and "ledges" next to the parking area and sidewalk that someone is going to get hurt on - we had 2 delivery vehicles get stuck in them in the last 3 months but the maintenance people see them everyday when dumping all the appliances, and have done nothing about them. There are no Fire extinguishers or CO detectors! The pool is only open about 4 weeks a year, and is usually green. You cant leave your garbage can outside or you will get fined - the office has 4 cans outside everyday, along with other various garbage.

Employed by crooks that dont look at people as people, but as money and allow families to be homeless for extended periods of time. As if they dont get enough from us. We listed our home in March. We immediately had interest! It was great! But the office continually lost applications or said they never recieved them from multiple applicants that wanted to buy from us! It would happen multiple times to the same applicant, so they would in turn say they didn't want to live in a community that operated like that. I dont blame them. A few months later we entertained the idea of selling back to the park just to get out. We were told getting what we owed on our mortgage would be "No problem at all!" When we finally HAD to sell back because all of our deals were basically sabotaged (no one will admit it, but we know it from talking to the realtors of those applicants.) They came back with an offer $16k less than what we owed!! We had to pay $16k to finally get out when we were told no problem. Wtf?! Who has that kind of money just laying around while also putting a down payment on a new house?? Not us I'll tell you that. My sick mother had to take money from her retirement to help us. We were under contract on the new house and running out of options. We couldn't get a hold of anyone at corporate as they don't have a phone number. You can't get in touch with anyone higher up! That's a great business strategy. My husband went to their corporate office to try and talk to someone. No one was really there lol. We finally got a call from Danielle Stark. Promising to help us. To submit a counter offer. She said she did, she didn't. She just really never reached out again. She left it all on Jeff to figure out. We would wait weeks at a time to hear back from them. Jeff would try, but hes the low man on the pole and really can't make decisions without their ok. I feel for him I do. Because I think deep down he wanted to do the right thing and tried too, but his hands were tide. We finally got the money, agreed to pay the $16k only if they would do a wire transfer, as you have to move out immediately and have no occupancy. They wanted to send certified checks via mail. Im sorry what decade is this corporation in?! Its because they dont send their half of the money! And claim it must have been lost. I have talked to many past tenants of sun communities that are still trying to sue for back mortgage and are getting no where. They have a legal team that creates this crazy wall that no one can get through. They are safe guarded in stealing from people. We finally got them to agree to the wire transfer. My husband sent out money and it cleared same day. We knew we would be displaced with our 3 children, dog and my ill mother for a couple days. So we set up at our campground and figured we would be OK for 2 days. It was off season so there was no running water other than the bath house. We ended up there for over a week!!! I had to call and email and basically stalk them on wtf was going on. Jeff then said he didn't have the account # for the wire. I then sent him the closing paper WITH HIS WRITING THAT HAD THE ACCOUNT # AS WELL AS THE ROUTING #!!!!! ALL IN HIS HAND WRITING!!! It was once again a stalling tactic. We were at the closing of our new house, and they almost didn't let us close because 10 days after we moved out, our mortgage was still active from funds they had not sent yet!!! The amount of stress, tears shed, anxiety, guilt as a parent this all caused i wouldn't wish on my worst enemy. I wouldn't wish it on Jeff or Danielle even though they played a huge role in it. The moral of the story is, do your research!! Anything sun homes is a scam for people who already can't afford to own a home. The lot rent is insane!! If you can afford to live here, you can afford a house with land you own!! Without the rules and without the shady ownership. Run as far and as fast as you can. They take no accountability for anything. The water recently was YELLOW!! Not just cloudy but straight up YELLOW!! NO ACCOUNTABILITY!! My heart aches for the friends I have that still live there. My advice is to get out as soon as possible. If you need more proof there are FB pages of people that similar things have happened too. -We the people keep getting screwed by sun communities 625 member -sylvan crossing/sun communities = SCAM 50 members. (These are only a couple I found and connected with people on) There are groups that are trying to help people like me and dont have the money. -Center for civil justice - Paul at MHAction They may not be able to get you through everything, but they can help. This entire corporation needs to be sued and taken down by all those that they have done wrong. It's almost like the parents just send the children out so the whole neighborhood can watch them. And the houses themselves are not well kept whatsoever. They don't even paint them before people move in half the time. Porches have disgusting nasty stains on them from 15 years ago that they don't repaint when people move in. they let people keep dog feces in their yard without cleaning it up. This is the worse apartment I have ever leased…read more The water is disgusting!! My hair and skin will never be the same. All tenants told me to NOT USE THIS WATER!! There is little if any insulation. The cold permeates the entire 500+square feet. The slightest wind blows through outdated windows some of which are cracked with missing glass pieces. The parking area is either a dust bowl or mud pie. It is dangerous and I was told if I wanted the sidewalk to the apartment door cleared of snow the tenants would have to "get off their fat asses" and do it themselves. The owner is seemingly a personable guy who is eager to take your money with little return. Not a slum lord but most certainly a crum-lord. After being questioned about outrageous electric bills for 6 months he lied straight to the face of a women who was battling breast cancer that her high electric was due to the refrigerator when in fact, her electric was also feeding the hot water heater which supplied 5 apartments including all the outside lights for the building itself. After being found out he took over the electric but now keeps the hot water just about room-temperature. I still have not received a lease signed by him even though I have sent in my copy early September. The caretaker takes being slacker to a whole other level. Lots of blah, blah, blah with little action. I count down the months until I am outa here. If you are a complete drunk you would do well here. Afterall, WHO CARES?!!!
