Where to even start... Cider Mill and Sun Communities is a scam. Employed by crooks that dont look at people as people, but as money and allow families to be homeless for extended periods of time. As if they dont get enough from us. We listed our home in March. We immediately had interest! It was great! But the office continually lost applications or said they never recieved them from multiple applicants that wanted to buy from us! It would happen multiple times to the same applicant, so they would in turn say they didn't want to live in a community that operated like that. I dont blame them. A few months later we entertained the idea of selling back to the park just to get out. We were told getting what we owed on our mortgage would be "No problem at all!" When we finally HAD to sell back because all of our deals were basically sabotaged (no one will admit it, but we know it from talking to the realtors of those applicants.) They came back with an offer $16k less than what we owed!! We had to pay $16k to finally get out when we were told no problem. Wtf?! Who has that kind of money just laying around while also putting a down payment on a new house?? Not us I'll tell you that. My sick mother had to take money from her retirement to help us. We were under contract on the new house and running out of options. We couldn't get a hold of anyone at corporate as they don't have a phone number. You can't get in touch with anyone higher up! That's a great business strategy. My husband went to their corporate office to try and talk to someone. No one was really there lol. We finally got a call from Danielle Stark. Promising to help us. To submit a counter offer. She said she did, she didn't. She just really never reached out again. She left it all on Jeff to figure out. We would wait weeks at a time to hear back from them. Jeff would try, but hes the low man on the pole and really can't make decisions without their ok. I feel for him I do. Because I think deep down he wanted to do the right thing and tried too, but his hands were tide. We finally got the money, agreed to pay the $16k only if they would do a wire transfer, as you have to move out immediately and have no occupancy. They wanted to send certified checks via mail. Im sorry what decade is this corporation in?! Its because they dont send their half of the money! And claim it must have been lost. I have talked to many past tenants of sun communities that are still trying to sue for back mortgage and are getting no where. They have a legal team that creates this crazy wall that no one can get through. They are safe guarded in stealing from people. We finally got them to agree to the wire transfer. My husband sent out money and it cleared same day. We knew we would be displaced with our 3 children, dog and my ill mother for a couple days. So we set up at our campground and figured we would be OK for 2 days. It was off season so there was no running water other than the bath house. We ended up there for over a week!!! I had to call and email and basically stalk them on wtf was going on. Jeff then said he didn't have the account # for the wire. I then sent him the closing paper WITH HIS WRITING THAT HAD THE ACCOUNT # AS WELL AS THE ROUTING #!!!!! ALL IN HIS HAND WRITING!!! It was once again a stalling tactic. We were at the closing of our new house, and they almost didn't let us close because 10 days after we moved out, our mortgage was still active from funds they had not sent yet!!! The amount of stress, tears shed, anxiety, guilt as a parent this all caused i wouldn't wish on my worst enemy. I wouldn't wish it on Jeff or Danielle even though they played a huge role in it. The moral of the story is, do your research!! Anything sun homes is a scam for people who already can't afford to own a home. The lot rent is insane!! If you can afford to live here, you can afford a house with land you own!! Without the rules and without the shady ownership. Run as far and as fast as you can. They take no accountability for anything. The water recently was YELLOW!! Not just cloudy but straight up YELLOW!! NO ACCOUNTABILITY!! My heart aches for the friends I have that still live there. My advice is to get out as soon as possible. If you need more proof there are FB pages of people that similar things have happened too. -We the people keep getting screwed by sun communities 625 member -sylvan crossing/sun communities = SCAM 50 members. (These are only a couple I found and connected with people on) There are groups that are trying to help people like me and dont have the money. -Center for civil justice - Paul at MHAction They may not be able to get you through everything, but they can help. This entire corporation needs to be sued and taken down by all those that they have done wrong. If you are wondering if this place is a well kept, high end community the answer is NO. Its a run down, nasty trailer park just like the test of em. Lots are the size of the house plus like 10 feet. No yards. Water is abhorrent. Neighbors are loud and let their kids run loose with NO SUPERVISION. Just go tk the facebook page. there are tons of people complaining about loose children damaging their property. No adults are supervising. It's almost like the parents just send the children out so the whole neighborhood can watch them. And the houses themselves are not well kept whatsoever. They don't even paint them before people move in half the time. Porches have disgusting nasty stains on them from 15 years ago that they don't repaint when people move in. they let people keep dog feces in their yard without cleaning it up. So it literally becomes a toxic waste land. Just save your money and go somewhere else buy a home do anything but move there. read more

This place is a joke. Lived here for four years, had issues the whole time. Never felt appreciated as a renter because all they care about is money and where they're going to get the most of it. Good luck trying to get maintenance to your house if you're a renter. The houses are not worth what they are asking for. Just don't do it. I'd give this place a zero if I was able. read more

Whats up with these water/sewer bills !!!!! One bill is $66 and the next is $118 ?? The next bill is again $66 ! Lets start with the fact that the water itself is un-drinkable. The water is so hard the glass shower is grey. Cleaners can't put a dent in the stains. Now the BILL.............I asked Mang'd for an explaination. I live alone and pay $66 a month for undrinkable water? INSANE . Why did my bill double i asked? The reply was as if i were born yesterday. NONSENSE upon NONSENSE. Does your toilet run??? IF that were the case, then how could the bill be $66 then $118 then back to $66 ??????????? Basically, they have robbed me of 66 dollars with no explanation. Love it. I didn't take the one star reviews seriously. Everywhere has people mad about something. I should have listened. There are multiple reviews complaining on the unprofessional attitudes of staff here. They are right!! I cannot believe how CMC treats it's residents!! They treat renters like scum! Also, the reviews thay say maintenance doesn't fix anything are not lying. Every time we'd call maintenance to fix something, they'd come and it wouldn't get fixed but less than a day later we'd have eviction violations on our door that the maintenance man reported to the office. ANYTHING, even a few dishes in the sink or a hamper of unwashed clothes was a reportable offense. There are 5 people in my house and we both work full time. Things aren't always done immediately. Mid-summer 2020 after paying rent, they would add a charge of $200 in the middle of the month. We didn't know if existed until we got an eviction notice for non-payment for it. We called the office and asked and they wouldn't tell us what it was for. The next month they did the exact same thing but the office still wouldn't tell us why.. The next month they tried it *again*, but I was watching for it and caught it and paid it. They didn't do it again. I am convinced they were trying to trick us into non-payment so they could evict. Also... We were harassed by Mercedes. She showed up at my house randomly saying we had a required inspection & she needed to be let in. We have never received notice of this, but she said she had put it in the mailbox. There was never anything in our mailbox. This was early January 2021. The first thing she did was complain about my Christmas tree still being up, and take pictures of it. She also complained about my children's things in their room - I have THREE toddlers. She told my husband we were likely going to be evicted for these things and also called CPS the same day. The CPS worker closed the case the next day and told us he'd call her. Mercedes then told us we could stay if we accepted an agreement to have a monthly inspection, which we did. We never received another inspection. What we did receive were suddenly a ton of violations for dumb stuff - the location of my trash can, the status of my blinds (I have THREE toddlers and a dog!!) and other inconsequential things like that. They told us immediately they were filing for eviction and that they were not giving us the option to rectify this. We have never missed paying our $1400 rent in almost 2 years but they were not interested in working with us at ALL. We asked for everything we were being evicted for and never received it. Early March 2021 (at the time of writing) we tried to pay rent and they actively refused our money saying they were not accepting it because we should have been evicted by now. We haven't received ANY mail regarding an eviction and they tried to blame that on me until I told them I have Informed Delivery sent to my email and have a record of every bit of mail sent to my address - pictures. Then they changed. Even if CMC didn't want to evict and turned around saying that they wanted to work things out so we could stay, we are no longer interested. No beautiful community is worth the harassment and belittling that occurs here. We are renters. I am completely convinced that they are trying to force us out so that a buyer can move in. I pray for whoever moves here. Just under two years with rent always paid and they are chasing us off because we are too "poor" to be here. And no one from the office will have a polite, cordial conversation to fix it. They've won. I no longer care about CMC. read more

Contacted them on market place. Took a day off to go look at 4 different trailers. Said we were approved and asked us for w2s, pay stubs, ran our credit which was an inquiry on my credit report,asked for all of our income,ID's, a letter from our landlord,a verification of work. Alot of things that I had to go through hoops for. We were emailing back and forth. All of the sudden everything stopped. I've sent emails asking what's going on and nothing. Even if we didnt get it let me know. I got everything they asked for multiple times. I waited and nothing. Our lease is over the end of November so we need something ASAP. They left us hanging. I guess they dont want our money. So unprofessional. I'm pissed. I can see why it has so many bad reviews on yelp. Something they cant control. read more

I would never recommend anyone to live in this dump, poorly managed trailer park with rude nosy neighbors and inconsistent rules. They are putting up new trailers monthly to sell. They are nice but. The lot rent goes up every year and it makes it very difficult to enjoy your home when the cost of living keeps rising there. Buy a "real" home don't waste your time and money on a depreciating asset. read more

Water is terrible & they charge you for it, office people are rude, they jack up lot rent every year, takes months to fix stuff, they want to charge you $ 10 to pay your rent. They pick on people , give out violations for stupid stuff while they let other stuff that needs to be taken care of go by. They will tell you what you want to get you to sign but once you sign a lease you see they truth. read more

Management is always a problem here there's been issues with people that have bought their homes and the management telling them that they only rent the land that the home sits on I have contacted corporate and have tried to call them directly and left messages and no return phone calls from them we purchased our home we received no walk-through no no additional warranties no warrantees on our refrigerator stove dishwasher furnace hot water heater nothing we've asked for them we've even ask for the paperwork and nobody has anything that they can give to us or direct us in any other way they are adding on to the community and we are on a corner lot and our yard is drove across by trucks and we've ask about that and they just tell us that it's not our property and we just have to deal with it until they are ready to fix it so in the meantime our home is sitting on the lot that they own and have no say in and looks like crap along with people walking their dogs and letting them go to the bathroom in our yard.
