I've bought and sold 5 houses working with rock star agents and agencies or representing myself. Redfin was absolutely awful in my opinion, and the review that follows is my opinion of my experience with Redfin. I worked with Melinda Dammel, and my experience was absolutely awful. First she tried to get me to do an inspection before the seller would even review an offer, while the seller was having an open house days later. She claimed she was representing my best interest? How, by having me shell out hundreds of dollars for an inspection without even being able to put in an offer while the seller was having an open house the next day hoping to get highest and best??? I told her the house was not going to go over my offer, as I've bought and sold real estate for years and know the values.
Then when the seller didn't get any offers at her open house she finally would accept and review my offer. Glad I trusted my own judgement instead of this so called agent who practically was just good for unlocking the door. Next we were practically mutual, except for the fact that the contract was riddled with errors and had to be re-signed by me and the seller repeatedly. I've never seen so much back and forth on a a real estate contract and I've signed probably 50-100 in my time, heck I just sold my house myself with less back and forth, my first time, literally the same day I listed. All the back and forth was due to errors that the Redfin agent claimed was due to the sellers agent.
Then when the seller had accepted my offer Melinda would not let me do an inspection all of a sudden until we were "mutual", and I signed AGAIN to a corrected contract with an escrow agents last name corrected, citing that I can't do an inspection until we are mutual. I called her on it, citing how just four days ago she wanted me to do an inspection without even being able to submit an offer, let alone be mutual. After being confronted and Melinda tap dancing around her obvious lie and trying to claim that she didn't say that I can't do an inspection until I was mutual (I sent the pics of the text chain to her supervisor proving EXACTLY that she said that and that she later denied saying that), I finally got in to do my inspection, though no thanks to the supervisor who didn't call until hours after I resolved it myself.
It got worse. When I did finally get an inspection, Melinda wouldn't put the inspection response together until a full day had passed. I had told her when I emailed her from the beginning and in the tours that I was on a timeline due to a 1031 exchange and had limited time to ID a property. I explained to her that it doesn't take a day just to send out a simple form, just call the agent and have her run it by her seller for a verbal then do the paperwork, this way I know where I stand before you get around to putting a 3 line response together....
Finally after holding her hand and babysitting her she did what I suggested and I got a credit due to conditions from inspection. I had called Redfin for her supervisor just prior to that and they didn't even call me back until my coaching and hand holding had resolved the situation already. It was about 4-6 hours later that she called, after I had already done her job for her.
When I sent the pictures of the text chain proving Melinda changed her story and lied constantly, and was basically not representing my interests at all, but more so the sellers based on her mediocre suggestions, her supervisors response was that it appears you are mutual now. YEAH, BECAUSE I TRAINED YOUR AGENT ON HOW TO DO HER JOB BEFORE YOU EVEN CALLED AT THE END OF DAY, DESPITE ALL HER LIES AND CHANGING STORIES.
Bottom line this discount brokerage is a joke in my opinion. The commission refund is not worth the hassle and frustration not to mention risk in my opinion, as the agents incompetence and lack of honesty, not to mention flat out lies almost cost me tens of thousands of capital gains taxes. I would not recommend based on my opinion and experience.
Oh, and the supervisor "Kathy" tried to tell me that they have wonderful reviews in their surveys and that other agencies don't do surveys. I called her on this nonsense, pointing out how other agencies and realtors have consistent 5 star reviews, while Redfin is mixed with 5 and 1 star reviews, with a pretty large number of 1 star reviews. What a joke. I wouldn't hire these people to mow my lawn let alone buy a house through them again.
Update: to top it off, Kathy Miller got condescending with me by telling me surely a top executive with a Masters degree like me would understand new employees need training. In what? To tell the truth? She isn't new Kathy, Melinda has worked for your agency for about 2 years, and told me she was with John L. Scott before. And you have the audacity to insult me with your personal attacks because I went to college and have a skill greater than unlocking doors. My experience with honesty and service here? lol read more
