Absolutely terrible property management company for hundreds of reasons. First off, they told homeowners they were no longer allowed to lease to anyone except family members. That is BS. One time my dog was eating crab apple seeds from the tree in MY backyard. They refused to let me cut down my own tree to prevent my dog or other animals/children from dying from eating crab apples. Another time I had a tenant in there and they sent a letter threatening to evict the tenant if he didn't get rid of his dog, because the dog was over the weight limit. All the other times is just they suck at communication and over bill. Terrible, just terrible experiences. read more

Redbrick Management is very unprofessional and it's beyond frustrating. Michael Carnahan and Kim Loving consistently play favorites with certain homeowners--some get violations for things that others are allowed to have with no issue. It's completely inconsistent and unfair. Communication is a mess. Emails are picked and chosen at random to respond to, and whether you get a helpful answer seems to depend on who you are and what kind of mood they're in that day. There's no transparency about when workers will be on the property, which is a basic courtesy and safety concern brought up during meetings but continues to happen with no apologies for "forgetting" to send a notice to owners. It feels like they thrive on creating division between residents instead of building a stronger community. The rules should apply equally to everyone, and communication should be respectful and reliable. Sadly, that's not the case here. Also, many renters not verified as board members own several properties this will only get worse in Cambria Subdivision, owners bring up and subject gets shut down. read more

Landscaping is terrible, my lawn is mostly mud. Snow plowing is terrible and never is done after the snow fall, always end up shoving it myself. Worst customer service I have ever experienced in my life. Staff is completely rude and inconsiderate. If you ever call them, don't expect a call back. And if they do they are very unprofessional and have no interest in helping. Their company slogan should "pay us and go away". Hopefully my HOA will fire them soon!!! read more

I'd also like to echo the previous reviews. Lawns. They do a decent job of mowing them, that's about it. The edges of the lawn adjacent to driveways are destroyed every year by plows (or in some cases with the central units of the building just idiot tenants/owners who can't figure out how to work driveways and tear things up cutting across grass) and the solution is to lay seed down that usually grows out into half-assed weed grass by August...maybe...and then is destroyed again the first decent snow. It's like a perpetual lawn hamster wheel. They also somehow released one landscaper only to hire a new one that does a noticeably worse job. Show removal...borders on non-existent. They come after a certain accumulation and if you're not out of your driveway, that's it...you missed your chance. You're shoveling yourself out. No contingency for people working odd shifts. Like maybe a second round to clean up? One and done. Grab your shovel and go buy your own salt...you got left out on the ice to die. If you're lucky enough to get your driveway done it's usually a day before anyone hits your walk with a snowblowers. And salt?...again, good luck. It's budgeted, but your walk will stay covered in ice for weeks at times as they like to save the salt in case it really, really, really snows...and then in our area it's probably 50 degrees the next day so everything melts anyway. Drainage. These were built in the early 90's and had the WORST half-assed gutter system. They were small residential gutters attached to the building with about HALF the downspouts required to properly drain the high roof. All the water would rushing down into undersized down spots with such force into the lower roof gutters that water actually blew out of the downspout elbow seams like a burst pipe. The entire length of gutter would overflow like a waterfall effect. Which might be cool if you're going for a Sybaris look but not when it's constantly washing all your mulch into the grass with each rain. After 20 years, they upgraded in 2019...all FOR FREE...until mismanagement and overruns landed ALL residents with a special assessment that depending on your unit size ranged between $2,000 and $2,500. So much for free. I've personally had damage to interior walls because of this poor drainage and that's AFTER complaining about it since 2014. One employee would say they're not undersized then years later another would admit they are and say they're getting replaced. It doesn't really matter to them because at worst they'll have minimal drywall repairs while you're stuck living in a construction zone and repainting. Even though they were negligent in repairs/maintenance, you're still out money. Antiquated fire protection system...during the "polar vortex" in early 2019, they actually had damage to nearly a dozen units from lines freezing. I somehow managed to survive that initial mess...however, the opposite end unit in my building didn't...and because of system drainage into the yard, property maintenance or their subcontractor, shut off a drain valve. This caused the upstream valves to all start leaking from their neglected valve packing and flooded my entire first floor. Of course due to the HOA's obscene deductible and loopholes it was all my responsibility, even though their staff and subcontractors are the one shutting off valves. You can bet your ass though, if the HOA snitches are out and about, you will be getting a threat of fines if your garbage can gets left out overnight...even if it's tucked up against your garage. When all is said and done it's not much better or much worse than any other Condo/Townhome HOA...but at least you usually get a decrepit pool or fitness center out of the deal...here you get a big helping of grass seed and a drained pocket book. read more

I am a resident in a fairly large townhome condominium development and have served on our board of directors. We selected this company after years of nightmares with our previous management company. We thought a smaller company could give us better service. After two years of total incompetency, we dumped these guys. Heed my warning . Stay away from these guys! read more

When you think a change in property management goes for the better BUT TURNS OUT TO BE WORSE. Having had a unit as a tenant in Des Plaines and Red $rick Management taking over at some point was a nightmare to deal with. I would like to give credit to both Michael Carnahan and John Bremner being the worst experiences on dealing with anything. There could be an asteroid hitting my property and John Bremner especially wouldn't care to save the property. For one, he has the best business voicemail I've ever heard. "If you'd like a call back allow up to a week to hear back. If you send an email allow up to 24-48 hours for a response." This guy clearly directs you to email so as not to speak to you. When he does get back to you it's a short sentence or phrase. He never takes ownership or come off with any care about your problem. He and the rest of Red $rick Management always send threatening mail about owing money as if you received multiple notices. You know how lazy and careless they are with the terrible communication. Oh, and when your neighbor is having water pipe in bathroom worked on, they won't communicate to you that your unit's piping needed attention also. They just send you the bill and you must call and find out what is the purpose of the bill. They make you do their job. They will communicate when you owe money and even then, you must contact them for that reason. Also, John never visits the property. Get off your butt and go out into field and see what is being brought up as a concern. He's very dismissive and makes you feel like you're inconveniencing him with concerns. You chose this job. You chose the money you take. Work for it. Also, they absolutely do not make the property look any better. They do enjoy raising prices. All the concrete and stairs looked horrible at our Des Plaines location. You feel and see no impact having this property management. Downright lazy and inattentive. Their records are disorganized and had to pay them something twice that I shouldn't have nor owed. They put more effort into extracting money when they took over as management rather than focusing on making the property more pleasant. Greedy. Stay away from them! Do not speak with John Bremner or Michael Carnahan. If you want a good night sleep sell your unit because then you're selling them out of your life as well. read more

Redbrick has been our property management company for over 6 years, and they are just excellent. We went through several other companies prior that were anything but good. Redbrick has truly set the standard high. They care about their clients, are responsive to problems, provide excellent guidance based on professional experience and are there when you need them. I interact with Kim Lovig more than anyone, she is really stellar at what she does. She is articulate and knows how to explain things well, she deals with lots of requests on the daily and still manages to prioritize and get things done so you feel like you are getting personalized attention (which you are). I truly feel our association would be lost without Kim and the way that Redbrick manages our property. As a homeowner, it is important that my investment in my own association is mirrored by others who feel the same. I couldn't imagine any other management company coming anywhere close in performance. This WAS a great little community of forty two units. I moved here to be next door to my father, an elderly gentleman, who would eventually need my help as time went on. During closing, I HAD to INITIAL every page of the Association Rules and Declarations, Rules and Declarations that we're supposed to keep Addison Towne Square an aesthetically beautiful community. LET'S JUST SAY, SO MUCH FOR RULES! Redbrick Property Management of Lombard, has always got an excuse NOT to manage, and make sure all RULES are followed, RULES in place to keep this community from going down the toilet. As I mentioned in my earlier post, I have thousands of reasons, all photo documented, WHY, that is if you're looking for a management company that will work for you to make sure your community is, and continues to be a great place to live. You may have noticed on other sites with reviews, a few 5 Star review or two, but look closely at the reasons. A Redbrick "Party Trailer", c'mon people, THAT'S NOT WHAT A MANAGEMENT COMPANY IS SUPPOSED TO DO! By the way, we've had Redbrick for over five years, and only once have they brought the "Party Trailer" to Addison Towne Square, HOPING the neighbors would meet and greet and become more neighborly. FACT! YOU CAN'T CHANGE PEOPLE WITH A PARTY TRAILER! Another failure by a MANAGEMENT COMPANY, who should be MANAGING, NOT ENTERTAINING. We owned a property for over three years under Redbrick management. The threat of fines due to their poor record keeping, lack of attention to detail, etc. made me regret ever buying the property. When it came time to sell, the office manager seemed clueless about everything except making sure that they gouged every last nickel out of us on the way out. RedBrick is quality management company that has saved our association thousand of dollars over the past 7 years. I am a board member and before we hired them we had property managers that didn't understand how to run a condo association efficiently and keep the property looking good and our property values up. We have been able to lower our assessments rather than having to keep raising them year after year. As a current member, and former President, of our subdivision HOA Board, I have found that the staff at Redbrick Property Management have not only saved our board money in finding the best services for what we need, Michael also shares years of knowledge in the business to help us improve the way our HOA Board functions. They do not do the work, they help us find the companies that can maintain the subdivision at the price we can afford. With the lowest association dues in our area, they are mindful of our budget whenever making recommendations. Kim in the main office is attentive and proactive when we have requested assistance or asked questions. I would recommend them to any association searching for a new management company. The relationships they build within our village have helped the association get quick results. It is very clear to me from reading any of these negative reviews that those people do not understand the job of the Association management company, which is to carry out the directions from the Association Board, they are only the messengers from the Board to the homeowners, they do not make the rules, we just ask that they take care of the important job of enforcement. So understand what you are selecting a management company to do and understand who you should be directing those negative comments to. speaking from my personal experience, I really like my unit property manager Kim. She is very responsive to my inquiry, good coordination skills, and great customer service. The managers employed by this company are horrendous. Jim Schneider has admitted on video that he failed to do his job and did not follow up as he should have regarding damage to my unit. The new manager, Inga Nemoy, is yet to respond to an email regarding the building from NOVEMBER 3rd. AND, the OWNER is cc'd on the email and clearly doesn't care that his employees don't do their jobs. For anyone living in Lombard Towers, you will also be happy to know that as of November 3rd, the Board of Directors had not even notified Red Brick of the garbage chute needing repairs. The employees of this company continue to fail to do their jobs or communicate with the residents. There's no enforcement of the actual HOA rules but they'll try to bother you about things that matter less. The condescending and arrogant tone that is given by the managers is ridiculous and clearly is their company culture because there has never been a good interaction. read more

It's reassuring to see other unsatisfied victims of Redbrick Property Management. I've had a personal run-in with them, which revealed their poor management, unprofessionalism, and corruption. I received a letter in the mail to find it say "Delinquency Notice" simply listing an amount that I need to pay before receiving late fees, which included ZERO detail or explanation in reference to what the charge is for that I need to pay. I call the number listed to inquire about the charge and just sent to voicemail and never get a call back. I get into an email back and forth with a manager who sends me a picture of a plumber's bill and how it's $70.00 of labor for 30min to do a simple task that can be done in 10min, which was not by any means a necessary or emergency job that needed to be done and in which I was provided zero notice or request about the job as I would have done it myself and saved myself the very unreasonable $70.00 I'm being charged for... The manager then provided me the association's rules and regulations, which I then cited and outlined how I am not responsible for the charge. Their ignorance and carelessness then continues to tell me sorry, that I have to pay the charge even though it's clear as day with 100% proof that I am not at all responsible. I point out my slam dunk case and they just tell me essentially they don't care and that everyone else paid the charge (as if potentially swindling many other residents to overpay for plumbing work that didn't need to be done and shouldn't be responsible for is a reason for me to have to pay...) They aren't going to budge and intend to wait for me to pay while they tell me I may start accruing late fees... Whether their negligence allowed a plumbing company to walk all over us for an extra big pay day because they are ignorant to the work that needs to be done and what is necessary along with what is a reasonable time and cost OR (speculation) it actually makes me think Redbrick Property Management might've made some deal with the plumbers, giving the association a reduced cost on their bill by allowing them to do this extra unnecessary work on many units and overcharging for it, which Redbrick doesn't care about the residents, just their own money, and as they know they could just forward the costs on to the residents knowing most would blindly pay and if not, in rare cases like me where I call it out for the BS that it is. They just ignore me, saying they listened, yet with no intention to ever remove the charge and eat the cost that they should as a result of their negligence. Again, the last part is mere speculation due to how ridiculous it is and after learning a number of other units aside from my own had this done. read more

I currently live in an neighborhood where Redbrick manages the association. I would NOT recommend this company to anyone, in fact we are looking to switch! - They try to nickel and dime you for any requests that they are legally obliged to fulfill - Poor choice in contractors, they cheaped out on us. We are constantly doing our own hedge/fixture repair in our association, even though we pay for it to be done. - Increasing price but taking away services (such as deck maintenance) - Communication is horrible! They are extremely rude in responding to any inquiries and it feels like you are wasting their time whenever you talk to them. - Very uninformed, they are unable to provide answers to simple questions - they also don't bother to point you in the right direction if they don't have what you need. read more

I have lived in Cambria for 24 years and experienced various management companies and this is the worse! You get nothing done after numerous phone calls and emails until you are forced to go into a rage. I've had a leaking gutter over my living room window which needs to be replaced but Michael Carnahan told me I need to wait until all the gutters are replaced (92 buildings). I have not had a front lawn for two years and instead of laying down sod and having a water truck come until it takes, this contractor put straw and the cheapest seed (weeds) and is asking me to water, which is Redbrick's responsibility. I pay them to take care of the of the landscaping but they hire the cheapest contractors and do not hold them accountable -- they get mud on their wheels, go over the driveways and spread mud everywhere. I think there are two HOA meetings a year but when they know you will be complaining you never get to speak since they never allow enough time for the owners to speak. You cannot contact a board member, do not have their 'phone numbers or email. It has been a nightmare!!! read more
