    Nice apartment complex. Management is very friendly and the maintenance people are top notch. Highly recommended!

    Don't waste your TIME OR MONEY. IF I COULD DO ZERO STARS I WOULD!! We have been in contact with…read morethis place for over a month before we were told our move in date. First date Sherry (asst. mgr) told us was for a Thursday. Wednesday comes around and she calls (a day before) to tell us it will not be ready for awhile. Having already packed, switched over Xcel and Suddenlink, and put in a 30 day notice for our old place, we express the extreme inconvenience Sherry just put us through. She agrees that it will be done on the upcoming Saturday and that we could come get the keys and it would be ready after 2. So I do just that. I show up and Sherry acts like we haven't had this conversation. She had us sign a lease the night prior with the promise that the date on the lease was further from the day we were allowed to move in. This lady Sherry would rather fight, argue and continuously not answer any of our direct questions then admit her mistake and keep the tenants happy. These are the two main question we have for you Sherry, if we paid $412 prorated rent to move in on the 14th (like you said) why is that the same amount on the lease for the 21st? If you didn't tell us to come get the keys then why would we show up? Because you, Sherry made a mistake. She would deflect and answer my question with a question. Very frustrating Sherry! You would rather fight to the death than admit your wrongs. I would be walking out the door and Sherry would still be arguing! She knew she was wrong because she would keep calling us, saying we could get in earlier. She called my boyfriend and I individually at least 4 times each after we said we want our money back. Each time she called she would try to sound nicer. We expressed to her that she can't talk to us the way she did an expect us to want to move in. She wouldn't even let me contact the manger directly, but had no problem talking to him on the phone. Again I can't stress this enough. DO NOT WASTE YOUR TIME AND MONEY!

    Possibly the WORST apartment I have ever lived at. Where do…read moreI even start? I have lived at River Falls for almost 2 years and it has been an absolute nightmare. The first maintenance request I ever put in was over my A/C unit. It wouldn't work properly in the sense that it was an older A/C unit and wouldn't shut off once it reached the temperature I had set it at. Setting the temperature at 78 meant the unit would still constantly run, and it seemed the A/C had a calibration issue. It never got cool enough, and there were a lot of times I had to rely on my fans instead of A/C. The maintenance guy told me it was just an older A/C issue and that's how their system worked. The problem never got fixed and after experiencing two summers that has literally been a hell to deal with. Especially living on the third floor !! Fast forward to October 2025. I discovered my unit had bed bugs. I let them know the next day of the issue and they told me they could get someone sent out for inspection the following week. I am SO serious when I say this-- I have had an on-going bed bug issue for 8 MONTHS. I had let them know EACH time it happened and it never got fully resolved. I followed each and every protocol on what I was supposed to follow and I did it every. Single. Time. The worst part is they couldn't find the SOURCE. I checked everyone else I had visited and been around and they all got inspections and it was only at that apartment that had the bed bugs. There were times I would get a spray, and then management scheduled sprays to be done WEEKS later, causing a never-ending cycle. Just charge after charge when I was doing what I needed to from my end and communicating everything. Keep in mind, I had noticed that in the hallway people would leave things they didn't need anymore for other people to take. Which is extremely generous. HOWEVER. There was a time where someone had left out "mite vacuums." Plus seeing other people from my building drying things you normally wouldn't--their shoes, huge teddy bears, pillows, etc. Seeing these things made me STRONGLY question whether other units were experiencing similar issues, especially because the units are all connected in the building. After giving concern, management did not give me comfort at all. Which brings me to another issue we had in this building. Because of the connected units, there was a bad roach issue that had carried to my unit from someone below me. They had sprayed for roaches and unfortunately they just never fully went away. It was devastating-- I had an A/C issue, a bedbug issue, and now a roach issue. Even after multiple sprays for both . It was devastatingly stressful and although I had communicated everything to River Falls management, it never got resolved. On top of everything, this place is, in my opinion, a dangerous location-- I was told upon move in they had good security measures and even a security guard. That is laughable. There was once a time I went to go do my laundry in my building and there was a homeless guy sleeping in there. I feel terrible for him, but the security was lacking (anyone can enter the buildings, no cameras, etc.). Another time I took my dog out and I had seen cops in the parking lot just for another resident to let me know there was a man walking around with a gun. Which, isn't something management can control but the security and safety-ness of this location is LOW. When you do move out, just keep in mind that your security deposit will more than likely be gone. I did everything I could for that place and bought a carpet cleaner-- everything. They are still charging me way over after taking my whole deposit to replace their entire carpet for a pet stain I'm not even sure is mine. They refuse to offer documentation besides the charge and a basic description of why. Shady. Management needs to do a better job at communicating for sure. There needs to be an alert system to notify people via text plus an app you can pay rent on. Because having your water cut off for 2 hours and not being notified ISN'T good enough. Wow
