Oh goodness, so many bad things to write about this place its hard to know where to start…read more 1. Don't believe the good reviews about this place, I know some residents are bribed with gift cards for leaving good reviews. 2. This is not luxury living. They put in two stainless steel appliances and over charge what this apartment is worth. The floor boards are falling apart. AC doesn't work. Leaks happen in the apartment. The washer/dryer combos don't wash/dry. There are water marks and cracking ceilings. To pay $1700 for that? A rip off 3. The smell of weed and smoke is everywhere. Neighbors smoke weed/cigarettes and it seeps into your closet and makes your clothes smell bad. Even when you light candles and clean like crazy you can never get rid of the smell. 4. There is dog poop everywhere since no one wants to clean up after their dog, and management does nothing about it. I can't tell you how many times I've stepped in dog poop. 5. Unsupervised kids run around lawlessly. They try to get hit by cars and never move out of your way. They cuss, hit your cars with balls, and pick fights with other residents and each other. They scream at all times of the night. It is awful. 6. There's never enough parking. I know they tried to stop that but it still doesn't work. 7. Management is super unprofessional. Her e-mails are riddled with spelling and grammatical errors. On top of that, she nickels and dimes you for every thing even when she shouldn't. we cleaned the kitchen and fridge when we moved out. I have 5 witnesses. Yet she's saying we didn't and charged $75. I asked for proof but she didn't provide it. I know probably one of the maintenance guys went in and made a mess as they normally do when they come in. I also talked to several other residents and she did it to them too. So unprofessional. 8. Also, it seems they only have one maintenance guy so it takes forever to get any thing done and poor guy always seem stressed and overworked. 9. In the winter, they don't keep the really big hill salted on plowed. So if you live up the hill good luck getting up there without damaging your car. 10. There's always broken glass and nails near and around the dumpster which is not only dangerous for their residents but also for their dogs. This place is not worth the price and the company will charge your for things you didn't even do. DO NOT LIVE HERE. See attached pic of "luxury" living.

The apartments themselves are very large and spacious. Things inside are very well maintained and…read morethe appliances are newer. Big kitchens, a separate laundry room in each place and central air conditioning. Plenty of parking. Very quiet and a good price for what you get. Management tries hard and seems honest but needs reminders to stay on top of things but if you send them an email, things get done. There are also deer that like to come and graze in between the buildings which is fun to watch out your window.

At first Mona looked cooperative and nice and she said I was a really nice tenant and never complained, she is sad that I am leaving... due to the fact that I had to pay the rent till end of the lease I decided to help to find a tenant. I found 2 potential tenants, sent them to Mona, and Mona said they wanted other apartments!!!! I got back to them they said Mona told them my apartment is not available anymore!!!! You know why? cause she had empty apartments she was too lazy to find tenants for and she was stealing applicants from me, after all, I had to pay the rent till end of the lease. After consulting with my lawyer, and contacting the landlord, they backed off, and rent it out to the applicant I sent. I pass the fact that Mona was so insulting and rude during the whole process she sent me insulting emails. I returned the apartment very clean and nice, the maintenance men thanked me, and told me this was the cleanest apartment has been ever returned to them that even Mona sent me an email and thanked me for that. But they said I lost my deposit cause I broke the lease, again I consulted with my lawyer and he said I could sue them. Unfortunately I didn't have time to stay in Cincinnati and go to court for that. Additional issues I had there: Although you get a big apartment for the price you pay, but maintenance is a big issue here. They simply put you on a list and god knows when they will take care of it. You have to constantly call and send them emails to get it done. Other issues: dirty stair ways (Mona says there is someone to take care of it, but the girl never cleans it right), and most of parking spots here are under trees; oh god I hadn't had this experience before, birds s*** all over your car, and you basically won't have a clean car. I pass the fact that there is absolutely no isolation between walls here, I knew the exact schedule of the neighbor over my head, every morning he woke me up by jumping out of his bed over my head!!!! I mean I lived in other complexes before and I never had this issue! My advice, save your money and time.

As good as it gets! The highest recommendation!…read more We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. John returned my online inquiry within about 15 minutes. He was personable and easy to talk to. I had a hundred questions and explained everything was new to me. He answered everything in detail; you just get the sense from talking to him that he's an expert in his field. ET is local, which is huge for us. Some of the other companies are regional with offices in Michigan. We worked with John through the on-boarding process. He is awesome to work with. Always ahead of the problem. He had the house up and listed quickly and the property was rented within a couple of weeks. The high-level of service hasn't stopped there. John is available to answer all of my questions (I'm still new... so I still have a ton) and provides the same helpful detail that he did when I was still shopping for management companies. I honestly couldn't think of a better scenario if I tried. Simply exceptional managerial work from top to bottom for about 5 months now.

The also will insist on putting electronic locks on the doors that anyone with access to their system can open and they will refuse to provide details about how this data is protected and stored. Very shady company and their employees will try to bully you into submission. They do not have a direct line to call and the robotic answering machine is incredibly frustrating. I also think it's important to consider how their rating on Google is solely due to landlords reviewing how much they love their management. Avoid at all costs!!!!

documentation for court made today; "04-12-2021, 1515 hours PST…read moreAs a follow up, we contacted Duke Energy @ 1-800-644-6900 at 1455 hours, the number and address stated in the welcome letter provided UNSIGNED by Sunset Property Solution for the apartments located in Little Rock, AR, SPS manages. Spoke to C/S Morgan.  we related the letter we received to establish electricity at 1016 McGowan Street Little Rock , AR property for establishing eclectic account and to transfer service into tenants name as required in the email regarding the lease start date of 07-01-2021. Morgan related to me, Duke Energy does not provide electric service at all to the State of Arkansas and could not even look up the service address as it's not within thier contract for electrical services. Thus, from a preponderance of evidence provided above by Duke Energy, the letter received by Sunset Property Solutions, subject to a chargeback fee of up to $250 would be considered false and defective upon it's face as the contents within are in accurate and false. This is to establish a paper trail for civil redress later to show the contents of the letter, (now twice is incorrect) and in fact would be considered false and a threat to access a $250 "chargeback fee" to the tenant of record; for the effective tendency date. As such, we are hereby notifying your firm, SPS partners aka: SPS management group LLIC of our thirty (30) day notice to sue notice for false and misleading advertising to wit, forcing tenant to succumb to false tactics by such entity to force such tenant to purchase Electricity by such trick and device when in fact such "electric" service is not even deemed necessary in the written contract as electricity at said location is "included" in rental contract.  Thus the threat of a chargeback fee is also deemed threatening due to such trick and device. By incurring time, and effort to counter such false claim(s), one can reasonably conclude tenant can be said to incur out of pocket  costs to defend herself/himself which will amount to nominal damages (nevertheless damages to perfect a valid tort claim) incurred to prove the elements of a tort claim against the corporation, management, and it's officers of SPS." Thus, to all prospective tenants, beware of SPS corporation, as this example shows that SPS management and its corporate officers, presidents BOB GURR and JOSH SILONI, co-presidents of SPS Management Group LLC are absolutely clueless and have no idea what is going on below thier belt in terms of operations management supervised by MORGAN WRIGHT, who plays cleanup on isle 5, being the Director of Marketing at the 3051 Corporate HQ located in Cincinnati. Therefore, I contend that prospective renters and tenants be advised, as the first rule of investigations is that for every 1 complaint file, there are usually 10 others that are swept under the rug by "gatekeepers" so that corporate officers do not have knowledge and/are insolated from such incompectance. Being a previous law enforcement officer and investigator for the State of California, and moving to go to law school back east, I do not take such incompectance lightly, even BEFORE I even move into a property managed by SPS. Thus prospective tenants be forewarned. Frankly, I did not want to have to right this, but the incompectance and being lied too (twice) saying this was an accident, gives me no alternative but to sue for redress against such incompectance and act(s) for alleged false and misleading information that can lead to "damages" a requirement to show a valid tort claim, thus as ABA Paralegal and I have personally have filed over 500 criminal and administrative actions, so know what elements to prove and can successfully show such damages if needed to do so, a required element for tortious conduct by said corporation.
