The downstairs sitting room was so overly cluttered, there was really no place to sit, so one has to go outside and sit on the porch. I'd imagine if the Munsters and the Addams Families had ever gotten together and opened up a B & B this would be the result of their efforts. I don't upstand all these highly rated comments from travelers, it is almost like they don't travel very much or were given some sort of Gratuity for a positive comment or review. The breakfast was marginal at best, resulting in an early lunch down the road in Historic Hyde Park. The best thing about this location is the excellent, Friendly little restaurant and bar within walking distance just up the street to the north of this locale. I don't see how anyone could ever have a tea party here, since the outside area looked folded up and dilapidated, unless it was actually for and with the Mad Hatter.

Porch was a Mish mash of old furniture, old treadmill and a handicapped shower chair. A nice older gentleman in flip flops answered, opened the door to my room and said that's where your staying. He never gave me a key so couldn't even lock the door if I wanted to go out. I get in the room and it's crammed with a king size bed and pulled out single bed and several tables. It smelled old and musty. I checked the sheets and they looked and smelled like they were from the 70's. Went into the bathroom and there was a nasty cleaning rag on the counter, blue glasses that had an inch of dust on them, whoever stayed previously shampoo and bodywash in the shower (so obviously not cleaned). Not full toiletries that were sticky to the touch and toilet paper holder that was broken. I went into the hall to find the gentleman and he could not be located. Walked across the hall to the common room and it was as rundown and nasty as the room. The hallway smelled like pot. At this point, there was no way I was staying there. I contacted the owner, Pat and explained what was going on, at first she didn't believe me then when I sent pics, she apologized and said she would refund the 200.00 in 4 days, on Thursday when she got back. I agreed. Nothing was refunded and contacted her on Friday, she did not respond. I contacted her again on Sunday and she responded with a nasty response accusing me of lying and breaking the toilet paper holder on purpose and put on the Venmo that it was for "unjustified refund". Bottom line, the place is a dump and the owner unprofessional and nasty. Stay as far away as you can.

    Hotel Tivoli is owned and operated by artists Helen and Brice Marden ( Brice passed a year ago)…read more Both artists, I believe, belong to the minimalist and conceptual era of the 1970s, 1980s... etc. I imagine both Helen and Brice spent a great deal of their time drinking and talking at Max's Kansas City or perhaps the Cedar Tavern, eventually Area, the Canal Bar, and The Bowery Bar in New York City. The design is a tribute to the mid 20th century. Art objects usually found and bought at vintage flea markets such as Brimfield can be found throughout the hotel. I like mid 20th century design very much but I do not find in very comforting. The hotel is a bit like a museum. Look but perhaps do not touch. For sure do not sit! Either way it is a very enjoyable place to spend some time. It is an old building but it is well maintained. The staff is extremely helpful and kind. The restaurant which sweeps thru the entire ground floor and outside porch is very good. The food and wine is excellent. The coffee hut towards the back of the property is a great idea. The town of Tivoli is on the outskirts of Bard college so there are a lot of student types walking around town. Not the frat boy type of kids... but more like the counter culture hippie kind of kids I was a part of in the 1960s.

We made a reservation here five days before our arrival date, and were not informed of any cancellation policy over the phone. We reserved the room with a credit card. The next day, we received an email stating that we they have a one week cancellation policy and that we were within it, and that our reservation could not be changed or cancelled. (Obviously, we made the reservation within that one week period and they didn't tell us about this policy before taking our credit card number to hold the room!) They also included a long list of bizarre policies including these: You are within the cancellation policy and therefore your reservation cannot be cancelled and/or modified. We will charge your credit card for the full stay regardless. If you cannot arrive before 6pm you must inform the office when you make your reservation or as soon you realize that you will be late. If you are arriving after 6pm you MUST submit a late check-in form which we will either email or fax to you. You can return the form to us via email, fax, or standard mail (USPS) but we must receive it before 6pm on the date of your arrival. For example, this means that you cannot call us at 8pm on the date of your arrival to tell us that you will be arriving at 11pm. If we do not receive your form, you cannot check in after 6pm. It is your responsibility to ensure that we received your form. We will reply to all emailed forms but faxed forms require you to call the office. If you do not hear from us within 24 hours after sending your form, again, you must call us. If you did not submit a late check-in form and do not arrive before 6pm, we reserve the right to rent your room to another customer and/or charge your credit card the full amount for your stay including any applicable taxes. This means that we cannot guarantee you a room after 6pm if you haven't made other arrangements such as submitting the late check-in form. To top all of this off, THEY WANTED US TO FAX THEM A PHOTOCOPY OF OUR CREDIT CARD AND A GOVERNMENT ISSUED I.D. What?!?!?! We have traveled throughout this entire U.S. and in several countries abroad and have never encountered anything like this. We immediately decided this was not the kind of place we wanted to stay, but when we called to cancel, the person we spoke with said, "You said you received an email stating our cancellation policy. I will be charging your credit card," and then hung up on us. Unbelievable. We've spoken with our credit card company who said this is all illegal and disputable, so there's that at least, but we wanted to warn anyone considering staying here. Our next step after posting this is to contact the Better Business Bureau. Beware of this place and their shady practices!

Actually, it's been there for 11 years. Perfect location. Just off the main area, but within walking distance to town. If you do stay here, try to get a room that faces the waterfall. Also, take the wooden walkway down to the base of the falls. We started out our morning doing so, and it was quite scenic. The rooms are big, but the walls are paper thin. Expect to hear chatter, like we experienced at 6am. Continental Breakfast was abundant with muffins, cereal, coffee and juice. -The Waterside Spa- My wife signed us up for a Couples Massage, in the middle of the afternoon. But we headed over early. Great place to lie out on the deck to catch some rays and relax. Take a soak in one of their small pools or try the sauna if you dare (at one point it was 190 degrees) The massages were nice, however the "Hot Stone" one was a little too gentle for me. You can actually spend all day here. They have a lot of places to nest, as well as a cafe. Just a 3 minute car ride. -Blackbarn Restaurant- Connected to the hotel, with the same stunning views and a great interior is "Blackbarn" After reading about the amazing and award winning chefs, I was excited to eat here. But disappointment quickly took over. My chicken tasted like it was marinated in vinegar, and the Vegetable Lasagna was made in a microwave. We ordered 2 desserts that we sent back. The pastry chef needs to be fired. This restaurant sucks.

Two hours later my room was still not made up. The front desk did not apologize. And the front desk person was eating and talking with her mouth full. One of my friends had no hot water. Another had a dildo on her car.

    Like more than a few families - we were here at 3 p.m. on the dot for check-in…read more The gal behind the counter suggested a specific location/room which we agreed with and... "that room isn't ready yet, just a few more minutes." She took my cell number and said she'd let us know when the room was ready and we decided to soak up the A/C in the front lobby for a bit. 3:30 p.m. and... nothing yet so we opted to hit the town to explore and when we got the text we would come back. 5 p.m. and... still no text but we circled back figuring the room must be good-to-go by now. A different lady behind the counter seemed to make it like it was on us for the delay/issue. (So not cool, let's be real.) The room? Clean. The bathroom? Clean. The beds and pillows? Comfy, all around. The TV? Kind of weird... sometimes the picture blacked out, sometimes it went haywire, sometimes it was a-okay for a spell. Okay, we can live with (all of) this. (Even if our 'view' was the parking lot and Target across yonder.) Later we decided to snoop around. Gym - clean with a few machines, a bench and plenty of dumbbells. The pool was chilly and ridiculously chlorinated. (You might think I'm exaggerating but the next day the black drawstring on my boardshorts were now brown from the amount of chemicals I was wading through. No joke.) The hot tub was... kind of warm. We hit the lobby-lounge later in the evening for drinks and they had a decent selection of beers (all "the classics") as well as Starbucks, water, soda, some snacks, the usual. Check-out the following morning was easy-peasy. I'm not against returning in the future but I do think we'd see what else is in the area first.

Clean rooms and have access to anything with your perks. The bed is very comfortable as I slept through for the night. I will definitely revisit again at times during my vacation getaway's as I'm interested of exploring the rest of the city of Kingston's and nature and meet new people.
