The agent…read more REFUGIO LUNA is sending out counter offers to multiple buyers just to see who's gonna bite with the out of pocket money, the reason i know this is true cause while i was viewing another property, i seen the same buyer that was at strawberry ln. I said hey we meet again no luck on strawberry ln no he said they sent a counter offer and no call back i said oh me too and the house was put back on the market this morning he said wow. Then later it's back off so now this morning it's back on the market jan12th. I understand the market now but don't play with people minds some of us are really trying to get a home for our kids

We paid her for services…read morewhich included finding and placing qualified, credit worthy tenants and instead we got deceived. She placed tenants that had bad credit and bad rental history but she withheld that information from us and advised this tenants were qualified. She never ran a credit report on them until almost a year later, when one of the tenants disclosed to me that she has bad rental history and "will find it difficult to find another rental.." so I had to ask Suzi for the report (which she should have provided with each new tenant packet but didn't). That same tenant is now getting evicted by us because she refuses to pay rent after being asked to leave at the end of her lease. I emailed and called Suzi to inform her and never heard from her again. Suzi caused us to have loss of rental income and eviction costs. Then she wonders why we didn't request her services now that we are selling several homes. I am going to put a formal complain to the board and her broker. She lacks ethics, professionalism and honesty. I would never recommend her or this group for their shady business practices.

Luckily I remembered to try to use the Home…read moreWarranty with First American and they had Gennaro's Plumbing come out to take a look within a couple days. I looked up reviews first and was pretty worried. When the gentleman showed up at my door he was on time within the time frame, very professional and was extremely kind to my dog which I was going to lock up to give him room to work but he had his own dogs so he was very friendly with my pup. He then checked the sink and immediately knew he had to snake it so he got his tools from his truck and ran the hot water + snake at the same time and ran the entire length all the way to the street just to make sure it all got cleared and voila! It was cleared and when he pulled out it he showed me there was dried up grease clogging up the pipe at the very end which a little bit came back out when he pulled the snake out. Overall my experience was extremely professional and extremely kind. I cannot possibly expect a better service from any company. I am very happy with the service I received!!     SCAM ALERT!!!! My…read morehome warranty company sent them out for an emergency after-hours repair. The guy from Gennaro's called me and was very nice, I asked how I should turn off the water and he assured me that everything would be fine, and they would take care of everything and the plumber was already on the way. Before the plumber came some guy with a water mitigation company showed up and he immediately began telling me that I had to file a claim with my home owners insurance, that my entire kitchen was going to have to be redone and the floors throughout my entire house will likely have to be replaced (you would think I had water gushing out of my pipes instead of a leak). I asked the guy how much would it cost for him to create an access point for the plumber to fix the issue and he said $250-$350. He is going through my house taping off portions of my wall, cabinets, and floor continuing to tell me that I needed to open a claim because he has to take my cabinets down and all of this other stuff. There is some back and forth and I am very hesitant, so he called the guy from Gennaro's to have him talk to me and that guy begins trying to convince me to let the guy start and file a claim. The entire time I have an active leak and there is no plumber. So I told him that I would start the claim, but not for all of the other work and he told me they can't do partial work once they begin working under a claim (all or nothing), so I said that I will just pay out of pocket for him to open an access point and that price jumped to $2,800. He then told me that he still requires a claim number before he can do anything. The entire time, there is still an active leak and this guy is trying to strong arm me before he will create an access point for the plumber to fix the issue and to further pressure me he tells me that the plumber is 15 minutes away so I need to decide what to do. I said fine, I'll open a claim but I am not going to agree to you doing all of this extra work, I will pay for the access point separately and will speak to my insurance company first thing in the morning about the rest. He ask if I want him to move forward with the access point, I said yes and confirmed that I will pay for that out of pocket. He went outside, got in his van and left without saying anything. When I realized he was gone and the plumber never came, I called Gennaro's a few times and they would send me straight to VM. It was a good thing that I did open a claim because my insurance company sent someone out and explained to me how the scam works.... The plumber works with a water restoration/mitigation company. They get you to open a claim, and sign the agreements before they create an access point so the plumber can do repairs, then they immediately start "restoring" your home and then will send an inflated bill to the insurance company when they are done and whatever they can't get the insurance company to pay, the homeowner is now on the hook for which is typically thousands of dollars. And if the homeowner can't pay they put a lien on your home. They literally sit there and let the water continue to damage your home until you enter into an agreement with their restoration/mitigation partner. So don't become a victim like I almost did. If they mention your homeowner's insurance, don't sign anything and tell them to have a nice day. Call your insurance company yourself and let THEM send their water mitigation and plumber to your home. You can then discuss with your insurance company if you need to move forward with a claim.
