Turns out RealPage collects information by your name and birthday and not your social security. Therefore, there is a risk that anyone's information could show up on your consumer report if you have the same information. This is terrible! It literally can slow down your process of getting the apartment you really want and risk your chances of missing out on it. RealPage needs to do better and pick a better process! Very inconvenient. I have yet to have anyone reach out from their company like the others from my review either. read more

I was denied an apartment for my nonexistent "criminal background". Was told it would take up to 5 business days to get my consumer report from RealPage and of course RealPage is unable to tell me any information. I do not have a criminal background save for a case that was dismissed close to 20 years ago. I have been working as a nurse for many years and not ONCE have I had ANYTHING come back on a background check. I need this resolved NOW, not in 5 days! When I call the provided number it is only a recording with options to press, none of which lead to a human if you are not a property employee. read more

I understand this is a Platform-as-a-Service company for property owners and that their platform is designed to make things easier for the property owners to lease/rent... but their customer service agents answering the phones are ABSOLUTELY NOT EMPOWERED TO DO ANYTHING. My husband and I have had a dispute open with the service since 3/10/21 and we've submitted the supporting documents indicating that the issue was resolved with the agency that had reported a problem. Not only have we received zero calls or emails relating to the dispute, the phone support agents we've been routed to over this entire period have ZERO insight or ability to expedite the disputes. We've been waiting on a resolution to this dispute so that we can finally move into an apartment that we ostensibly approved for, and we're running out of time. My advice for the suits up top? Hire 5x the staff. Empower your phone support people to handle disputes and phone calls IMMEDIATELY, RIGHT AS THEY COME IN. Be more transparent about your capacity and ETAs for resolving disputes electronically. Make your algorithms and searches better and more accurate. This service DIRECTLY IMPACTS people's ability to be housed. You should treat that like a doctor should treat their patients: with the UTMOST of care and diligence. Strongly recommending that any renters/applicants looking at commercially-managed apartments to avoid any location that uses RealPage or On-Site.com. Period. read more

I was denied an apartment today and decided to look up my credit report and public records I could get my hands on easily. I was reassured my credit remains excellent and the only thing I have to be ashamed of was not stopping fully at a stop sign in 1999. I then called the customer service line and was directed online to a form that was SO CLUNKY it wouldn't let me update my name from Jen to Jennifer. I'm so mad! RealPage software is the worst with Yardi Voyager following in at close 2nd to worst. Anything more than a couple of clicks to navigate and find the GL is a waste of time. I have no idea why a lot of companies are going to this terrible software system, except for a cheap promo to switch over. Anytime an accountant has to chase information down just proves this software is not good. You have a top level and a property level BUT you can use either one to post... No you cannot. Reconciliation is terrible. I can't line up anything in any way. I have to scroll through page after page to find my transactions, tick off the box, then click on Match. There's no way to take a transaction that should not be there and navigate back to research it. If I want more than 1 window open for review, I have to open another tab, log in yet again, go through the trouble of choosing the Top side or Property side, then hover over the menu until I find what I want or wherever I was so that I can get a side by side look at issues. You should be able to click on any item and open it in a new tab. Boom 1 click, but noooooo. To pay a bill or cut a check is a hassle and then I have to take a step further by clicking Confirm when it's all done or it will not record properly. I see all these comments by biz owners stating how nice it is - for who? Not for the accountant using it. read more

What a nightmare! My roommate and I were denied for an apartment due to an alleged eviction on his record. He disputed it and after a bunch of general emails from RealPage, they sent an email stating their findings were accurate based on our local district court. We went onto the district court website and discovered no filings for him, but found that his sister has an eviction. He and his sister have the same middle initial and last name and they have almost the same name, but her's has an A on the end. I'm aware that judgments are filed by name, so the judgment screening would have been done solely by his name, which makes an error the first go around understandable. However, what is not understandable is that the findings were also deemed accurate the second time when someone should have been physically verifying that the results were accurate. After calling RealPage to explain the situation, he was told to go to the court to get a letter from the court stating he doesn't have an eviction, which doesn't make sense because the court is not going to get involved in a third-party matter. I'm sure they would provide him with a copy of the civil record (it's public record after all), but the screening company can see that on the website themselves if they actually took the time to research and verify his claim. RealPage finally told us that we could provide the record from the court website and they would re-work the dispute. I find it ridiculous that he is having to do legwork for what is a clear error on RealPage's part. We got denied housing due to this. I'm grateful that we're not in a situation where we needed to move immediately because we definitely would have been in a bad situation! read more

I applied for an apartment and the leasing department is using RealPage to screen for credit worthiness. They pulled my credit report from EquiFax which came back completely perfect and flawless with perfect credit, no criminal history and no fraud alerts on my account. I spoke with EquiFax directly who assured me the report showed absolutely no indication of fraud. I then received a bogus email form RealPage stating "Thank you for your recent application. Your request was carefully considered and is approved with the following condition(s): Additional deposit of two months rent This adverse action was based on the following reason(s): Fraud alert." I have called the RealPage consumer support number multiple times and we discussed that there was no fraud on my EquiFax report. They simply state that they do not understand why it is there but they have no ability to change it. What is this bogus fraudulent company? They are ignoring the EquiFax report and placing a fake fraud alert on my account with no true customer support? Beware - avoid this company at all costs. read more

This RealPage/LendingDesk screening process is a farce and Camden Farmers Market really should consider going with another service provider, especially after reading many reviews of people in my same situation. I am another applicant that was denied because of an error when pulling my report saying that I had an eviction record although I have NEVER been evicted from a property and have excellent credit. It was likely due to someone else's record with a similar name but I won't know for at least a week at minimum. Don't waste your time calling consumer support because they cannot pull any records, they cannot give you a status update, and they cannot even help you submit a dispute or a request for a consumer report over the phone. They cannot give you a timeline of when to expect a response after submitting a dispute. All they will do is direct you online to do what you need. Maybe RealPage should cut the cost from having a call center that can't help you and invest more to improve your broken screening process. I would love it if I could get help or have my dispute expedited because the rental property I am applying for is near full occupancy and will only hold the apartment for me for a week, and I have already given 60 day notice on my current property that will lease quickly because of demand for this floorplan. This is a huge inconvenience. Update: Did more research... According to BBB press release in October 2018, this company has a government action filed against them and are paying $3MM settlement for violating the FCRA from matching up renters with wrong information. read more

My wife and I finally found an apartment that we could afford, after scraping pennies to live in hotels, and had our leasing application denied. The application fee alone will set us back a month if we can't get this resolved. We've contacted the property, they say contact RealPage, we try to contact RealPage - 3 hours and 9 phone numbers later, still can't actually talk to a person. We've requested a copy of the report, but no timeline. We can file "Dispute Form" but truthfully can't even figure out what we're disputing. There are amounts from November of this year, which was before the complex I live in began to work with RealPage. And I've already paid sewer / trash / water for that month. As a vendor I have had to increase my prices for all property management companies that use this horrible service. It adds hours of headaches and paperwork to a simple process. You may not notice it at first but any property management company will see your invoices from vendors ballon as they have to increase the prices to cover this increased cost of doing business. For example I provided a one time service and I have been working for 5 months to get paid the original invoice was for $1500. The additional work required by real page the back and forth with customer service and the additional insurance requirements have increased the invoice to over $3500 at this point. I am writing in hopes that there is an immediate urgency, on this manner as this is absolutely, ridiculous. I received a rejection letter from the leasing desk-Transunion, stating I had "unsatisfactory" credit. Before sitting down, with the Millennium at High Street, I let them know that I had already paid off my balance from a previous property in the event it showed up on my report. I also, gave them the receipt for proof. The same day, which was 5/2, I filed a dispute and worked for the greater half of last week following up and letting them know the urgency. I was supposed to move on 4/30 - and since then have been homeless waiting on the approval letter from leasing desk. After calling the Richardson location, I was told by a manager that they have escalated the situation and would be notified once it has been handled. However, was unable to give a specified time as it could take days, weeks or months for an update. That is unsatisfactory, as I have already stressed that I am currently without a home. Furthermore, both Experian and credit karma have both updated that the account is a $0 balance, as well as Transunion. So, I am bit frustrated as to why Transunion has not reported it to Real Page. I need this to be handled within 24 hours, as the apartment complex cannot hold the unit any longer, Help PLEASE! read more

I am so terribly frustrated. My husband and I both have great credit scores, and have applied to apartments in multiple occasions and never had a problem. Of course this is the first time the leasing company is using RealPage and we get an email saying we are denied due to Rent History? We have never been evicted or been late. In fact, one time we even didn't have to pay deposit because of our great rental history. I tried calling today and turns out I have to wait for business hours to try getting an explanation and getting everything resolved. Hello All, Needless to say I feel defeated. I applied for an apartment knowing that I have everything I need to qualify. I have work for the State of Florida School Board for over 20 years as well as run a youth basketball travel program. I have lived in the same location for over 13 years. I have no negative things on my credit and never missed a mortgage payment. Additionally, they stated that I have a criminal record. In the one court case I had over 10 years ago adjudication was withheld and the case was closed. No charges, No convictions. Income wise, I make more than 3 times the rent and I have no debt. I'm still baffled as to why I was denied. Most of the information is inaccurate and now I have to start my search all over again, soon I may not have a place to go. read more

*BELIEVE THE REVIEWS* I wish when applying for an apartment you knew ahead of time who would be doing the background checks. Myself and my partner applied for an apartment last month. We were required to pay a HEFTY deposit which neither of us could understand why, nonetheless we agreed because we really wanted the apartment. We both of course requested our consumer reports as we wanted to see what was used to determine the outrageous deposit that we had to pay. We just got our reports back and they are the furthest thing from the truth. Mine says that I have serious delinquencies and collections, but none are present on the report. I have 4 accounts and they are ALL in good standing. My partner has a negative collection account that doesn't even belong to her. The report clearly states that medical and educational accounts are not taken into consideration when in actuality they are. I have a lot of student debt, however the account is in PERFECT standing! Now we have to dispute the inaccuracies which I know will be a headache within itself. My job as a consumer should not be to double check a COMPANIES work. Not to mention I have TWO inquiries from Leasing Desk on my credit now when I only applied once. They deserve negative stars and their business shutdown. We both have jobs with government agencies that require good credit so how is it that we were qualified conditionally for an apartment is beyond me. I attempted to lease a new apartment but got screened by Realpage, saying that I had a collections on my report that I was unaware of. I paid the collections company and had to get in touch with Realpage to further process validation. I contacted Realpage by submitting a "paid full" dispute to clear this, and also called Realpage number two days in a row but have not gotten anywhere with this issue. They never gave me a timeline or if even my case was being looked at. I have been stuck renting an expensive hotel while I helplessly wait. I have had the same checking account for 30 years, and i was rejected for NSF? Then i was told that i "had" to go run down either money order or cashiers check. i could not use personal check or re-enter my information. I spent 90 minutes of my precious day doing this. i was hit for NSF fees plus late fees from my apartment. i re-entered my account info and did a test fire for $1. Again rejected. My apartment complex uses RealPage to make payments online. I've always paid on time by check but was going out of town for work for a couple of months so thought I'd use this service. This service is deceptive in that they show the amount you owe but it may not be the true amount so charges begin to accumulate that you're unaware of. I discovered a month later, that I'd accumulated about $400 worth of late charges. I always paid the amount that was shown in the portal. I had to go to my apartment manager and plead my case. They said they'd reimburse me but I've seen nothing yet. I'm moving out next week so maybe I'll see it then. I already reached out to RealPage. They said the issue was resolved... it wasn't. Please take caution. Regardless of what the amount due is and what the relevant transaction is, RealPage seems to charge 3% on total potential charges for the month. That is to say, if I paid my rent through check, but still had roughly $72.00 due for utilities, I could get charged a convenience fee that is actually larger than the amount due (say $90 convenience fee). How is the convenience fee larger than the amount due in the transaction? In a competitive market place, this business model should not survive. I can't just pay my 3% on my $72.00 amount due? Jeez. Do I need to sue now? Because that is an option. **In regards to contacting my property directly, they said to contact RealPage. It's unbelievable that RealPage is standing by this. Obviously for future reference, paying utilities through a check or through a bank account is the way to go as there is no fee, but for individuals who are using RealPage for the first time, there is absolutely no differentiation between making a payment with a credit/debit card for a small amount and the full amount of your rent and other charges. You will be charged the convenience fee for the full amount of 'all possible charges' even if they aren't relevant to the transaction. I already learned from my mistake the first time. It was a 'gotcha moment.' It won't happen again and I stand by my belief that I should be reimbursed for the difference between the amount I paid for the convenience fee on the amount due and the convenience fee for 'all possible charges.' I'm trying to rent a new apartment found out the apartment complex uses this company. I've already paid $270 in fees to the complex just to have Real Page decline me saying my equifax credit score is lower than what Transunion reported and that I have a criminal record. I have never had my credit score decreased because of sidelining when the other accounts are utilizing credit at under 8% and are paid in full each month. I have never had a criminal record and have two other background and credit checks done by my employers in the last 6 months to prove it. This company is grossly negligent in the way they run these background checks and cause people to lose money due to their negligence to verify information before sending it to apartment complexes. We're in a global pandemic and I am one of the lucky few to still be employed but now cannot find a place to live due to Real Page's negligence. I warn everyone to avoid this company if possible. Will soon be reporting to BBB and AG if not resolved because I know if they providing FALSE information on me, I can only imagine how they are treating those less fortunate than myself. UPDATE: Be prepared for them to say they will be in contact you then not contact you. Luckily, the apartment complex saw these people were negligent and approved me but beware those less fortunate than myself who may not have the means to prove their clean record. read more

Update: Well, that was a fun anxiety filled week. I got them to remove the criminal history from my record (it was a single traffic ticket). Paige reaching out definitely helped, but it took a full 5 days to get traction anywhere. I'm thankful that things got cleared up, but I'm stunned this even happened in the first place. Maybe it's me, but I feel confusing a traffic ticket for a criminal conviction is something that shouldn't happen. This is the result when algorithms and illiterate humans are put in the position of decision maker. My rental application was denied due to inaccurate criminal background of a co-applicant. Looks like it is time for the FTC to sue Real Page again. 3 million dollars in 2018 wasn't enough to get their attention. Their process has obviously not improved one bit. **UPDATE** Paige contacted me and the issue was resolved in 24 hours!! Thank you so much Paige! I'm so upset that the apartment complex that I applied for uses this verification company. I am moving to another state in less than two weeks, and who would have ever thought that it would be this hard to get an apartment...especially with decent credit and finances to pay the rent. I submitted my application to an apartment that I really would like to rent from and was denied. Turns out I had a balance from a previous apartment that lived in three years ago that they never notified me about. Ok, fine. So I pay what was owed to the collection agency in full, they send me documentation that is paid in full, zero balance, and will be removed from my credit report in ~90 days. I call the apartment the next day to let them know, because why wouldn't they take my proof of payment and zero balance and approve me? Simple, right? WRONG! I was told that I had to call leasing desk and provide the proof, no problem! Called and had a representative that had a bit of a language barrier and gave me incorrect information. Called the apartments back because I'm obviously confused at this point (never even had to use a third party to rent an apartment...ever) and was told that I needed to call leasing desk back to file a dispute. Dispute what?? The debt was mine, I paid it in full, and here is proof! Called leasing desk and was told that the investigation could take up to 30 days! I need a place to live when I move from another state! I don't have 30 days! And why would it take 30 days if I have already submitted proof that the balance is paid in full???
