No court records. No judgement. No lock on the door? No county records. Nothing across 58 state search using same tool used by them. I checked everything. How as my furniture picked up by private movers paid with me in another State? Only my wife present? Have those records. How did I ever get passed the Department of Defense, Top Secret Clearance investigation that consumed 4 months of my life? Nothing on my record. My access limited, hands tied until cleared. And yet I cleared. I've had FBI Background checks, fingerprints, dedicated investigator. I have never been evicted, never seen a constable, never been forced out of anywhere so help me God. I just finished a lease on a Town Home in Dallas at 1500.00 per month. Could not get approved for an apartment down the street from work because of someone at the local facility compared me to having a "felony record". We offered to pay six months advanced rent. No one cares, no one listens,except to some other company (third-party) that dictates everything to do. They do not have jobs. They are custodians. No one is willing to push back. Even try to push back. Either way, I have every piece of documentation because I scan everything to digital format. Last option is Small Claims Court. My records differ from their records and yet I'm paying almost 2K a month to stay in a hotel room. Just finished a 12 month lease at 1.5K per month. Perfect track record. This was moved up the chain from 2013 to 2017, and I was called a criminal or to be accurate was told that I was not allowed to live in those apartments. Discrimination. I have all the complaint letters we filed. The 45 day notice. The month to month lease. The relenting fee agreement. I over communicated our need to leave the state and move to SC and it was out of my control and yet gave ample notice. I will pay the 480.00, not the 2800.00. Assuming my bank statements state I have not already paid this 5 year old debt. Either way, I'm paying a substantial amount of money to stay in a hotel because this apartment will not rent to me or my wife and I have DoD TOS clearance. I have every document in digital format. I have credit reports from all three agencies. Dallas County records. Rental Agreement search for all 50 states that looks for eviction. I've been in Technology for 22 years. I have no car payments. I make six figure I was told on Friday that eviction is the equivalent of having a Felony by the apartment complex located in Dallas off Zane Rd next to Methodist Hospital of Dallas. A felony. Wife was not once asked to leave because I paid for a full month and furniture was picked up on the 15th of MAY. Tony, Jacksonville, FL After experiencing Real Page/Leasing Desk Screening for the first time and also reading all of the negative reviews, I'm not sure why anyone would use this company to carry out their background screening. There's a reason why this company has been sued for millions (a quick Google search will give you that information) -- they are incompetent and incapable of doing their job probably. Recently I filled out an application for an apartment and did not foresee the hassle that I was about to endure -- one of the requirements of my job as a high school teacher and coach is that I undergo a background check every year and I've never had a problem in my 31 years of teaching. My application was denied because my background check said I have a criminal history. Other than one speeding ticket, I've never had trouble with the law!! . . . After multiple days of trying to get an answer I finally received my consumer report from Real Page Screening which says that I committed a Robbery in Georgia and served time in prison for it -- well, that's news to me!! . . . this is what happens when computers and algorithms do the screening, because any person with half a brain could simply pick up the phone and call the HR department at my school to verify that I have been in continuous employment at the same school for the last 25 years (something that would be difficult to manage while also serving time in a Georgia jail!!) . . . I also went through an extensive background check a few years ago while going through the process to receive my US passport (which I did with no problems) -- evidently the US Dept of Homeland Security did not find evidence of criminal history in my background!! . . . I am currently in the process of disputing this inaccurate information on my file, which will probably take another week or so (of not being able to speak to a human being at Real Page who can give me a straight answer). The apartment complex to which I applied is, I hope, still holding the apartment for me; however, if I lose this apartment because of incompetence and negligence on the part of Real Page, I will take action against Real Page. I hope that employers and Apartment complex owners will take the time to read the reviews on this website and reconsider using Real Page as their screening company. It's pretty obvious from reading the reviews that Real Page Screening has caused pain and distress for numerous people because of the false and inaccurate information that they provide. **I gave a one star because there was no option to give a minus star. read more

My heart sank as I read all these reviews from people having similar experiences to mine. I just received the dreaded "application denied" email from LeasingDesk Screening (RealPage), and was blown away. The leasing manager at River House, the apartment complex where I submitted my application, was kind enough to call me and give me a heads up the email was coming, and he told me it was not based on credit issues (of course not: My credit score is currently 840/850), but rather CRIMINAL background. This is absurd. I held a Top Secret security clearance up until a few years ago when I retired and I have absolutely no criminal record whatsoever. Period. What's so incredibly frustrating about this is that the burden of proof is on me. I have to somehow prove that I don't have a criminal record. The apartment I applied for is in very high demand, and I worked hard to find it. I hope and expect that LeasingDesk Screening/RealPage will work equally hard and quickly to clear this matter up. I'd prefer to avoid a class action law suit (I gather this organization has experienced this at least once in the past), but I'll do whatever it takes to clear my name, and to obtain the apartment I've chosen. UPDATE: I was contacted on the next day after my application was denied and I submitted a rebuttal of the denial. I was told that the negative information had been removed from my record as it was determined that the derogatory information pertained to another individual. When I asked what information in my file matched the file of the individual with a criminal record, I was told it was my "first and last name". My name is Mark Johnson. There are tens of thousands of Mark Johnsons in the U.S. It is utterly unfathomable that a security company would be so irresponsible as to deny a leasing application based on so little information. They had my social security number, present address, date of birth and several other sensitive data points that would have easily proven that I was not the one with the criminal record, yet they denied my application based on the fact that my first and last name match that of a convicted sex offender in Maryland (BTW, I've never lived in Maryland). I wish I knew how to make more noise and draw more attention to the totally inept, irresponsible processes employed by LeasingDesk/RealPage. Oh boy... I dont know where to start with these idiots... Horroble company and employees... Very damaging to your reputation and cause stress for no reasons... I recently went to lease an appartment in Ca and due to bad luck the property uses RealPage as their business partner to do background checks on applicants... They reported that I had criminal history when in reality I have nothing on my records... Called them to get the dispute form, gave them my info and spelled out my name and everything... A day went by and I did not receive anything... Called them back, turned out that the lady idiot on the phone misspelled my name... got it corrected and received the form. The case was assigned to someone else who misspelled my name again... IDIOTS, can you please pay attention to detail??? You are hired to provide accurate info for God sake... They told me they have 30 days to response to my dispute... they took the full 30 freaking days to finally say that they could not find anything on my records... This company is ran by IDIOTS. Your business partners pay you for accurate info not taking money from them by providing wrong info... First, you have employees that have no skills whatsoever, they dont pay attention to detail and secondly, can you please update your freaking database so you dont create work intentionally for your office people and stress good people like me out for no reasons??? RealPage Inc is such a pain in the neck to deal with...their database is outdated. So F U for putting me through crap for 30 days. Long hours on the phone and back and forth emails... If you are a property management company, I highly suggest that you keep looking at other companies if you want to be able to get good and reliable data to lease or rent your property to people rather than losing them due to bad info... This service has been the biggest pain I have ever experienced in renting. It seems it doesn't matter what the credit report says. If an item is paid in full and has been for several years, it still counts against your income? How can I pay something that has already been paid in full, and says so on the credit report? Due to this I am being denied. Even if the item says paid in full, it seems to still count against your debt-to-income ratio. When you call for help or an explanation, all the person tells you is to fill out a form on their website and they will send you the denial details. They do not explain things and leave you with the feeling of: too bad, deal with it. There is no way to explain things to this company. It seems that everything is run through a computer program that just spits out a yes or no. How about they update their algorithms to take into account paid accounts? I have applied many times to other properties that do not use RealPage and I have not been denied. Why? Because a human reviews the application and sees that accounts are paid in full. I have perfect rental history and no criminal record. This service discriminates against people who do not have a pristine credit history or were once in financial difficulties. Like what do you need to qualify? I make more than 4x the rent amount and I still get disqualified? If you are thinking of applying to any property that uses this service, I would make sure your credit is pristine. Think about using this service twice if you do not have a perfect credit record, even if that record has already been updated to say items are paid in full. I have applied to multiple properties that use this service and I get denied every time. It's not cheap either. The property charges a non-refundable $100 fee per person to run your screening. read more

RealPage software is the worst with Yardi Voyager following in at close 2nd to worst. Anything more than a couple of clicks to navigate and find the GL is a waste of time. I have no idea why a lot of companies are going to this terrible software system, except for a cheap promo to switch over. Anytime an accountant has to chase information down just proves this software is not good. You have a top level and a property level BUT you can use either one to post... No you cannot. Reconciliation is terrible. I can't line up anything in any way. I have to scroll through page after page to find my transactions, tick off the box, then click on Match. There's no way to take a transaction that should not be there and navigate back to research it. If I want more than 1 window open for review, I have to open another tab, log in yet again, go through the trouble of choosing the Top side or Property side, then hover over the menu until I find what I want or wherever I was so that I can get a side by side look at issues. You should be able to click on any item and open it in a new tab. Boom 1 click, but noooooo. To pay a bill or cut a check is a hassle and then I have to take a step further by clicking Confirm when it's all done or it will not record properly. I see all these comments by biz owners stating how nice it is - for who? Not for the accountant using it. read more

We have been a client for over 6 years with Propertyware. We have a been a great client and things ran fairly smoothly, but they made this recent change three months ago. Propertyware made a change to their system. They told us how great it would be, how it saved us money. They failed to disclose to us and prepare us for the nightmare that would follow. Propertyware did not tell us we would lose revenues, cost our clients more to use the system. They did not disclose they would increase our processing time, not decrease it. Our payment processing time more than doubled. nothing has changed on our end, only on PW side. We had to re-enter all 800 owner banking accounts and information before we could process rent to them, without any warning or notice. They also put a limit on how many accounts we could process each month. We sent them all the requested documentation, they told us it was resolved last month and wouldn't happen again. This is three months in a row of a living nightmare. It happened again this month, and today we were not able to process any rents out to our clients. Their actions have cost us so much time and money, they negligence has really hurt our business. couldn't get through to anyone to help us today. We paid three employees to be here to work and we were dead in the water because of Propertyware. read more

I am so incredibly frustrated with RealPage. i cannot fathom how inaccurate these reports are. I had gotten a simple (not criminal) trespassing summons in 2019, it was thrown out in 2020. I have zero convictions or pending criminal charges. LeasingDesk/RealPage denied me the apartment of my dreams (after paying non-refundable application fees). I promptly submitted my dispute, providing the necessary judicial documentation to clear my name and get everything sorted out so I could hopefully still get this apartment (or apply for any "back-up" apartments) I am relocating within the next month and it is imperative I find a new place ASAP. I am afraid to even apply to any other apartments before this dispute is handled... (that's if they even approve my dispute and don't deny me a second time) I've read a ton of reviews from this company and I see that a lot of other people have dealt with similar issues. I am absolutely disgusted with this whole ordeal. My uncle is a reputable lawyer in the State of Connecticut and he urged me to file a lawsuit against this company. If this dispute does not get sorted out immediately, I will be left no choice but to take legal action. I don't know how much good leaving this review will do, but it's worth a shot, even if it is just to warn others! read more

Oh you collect money for the apartments by having people apply for the same apartment. I hope no one in the 47 United States has the same name, because if they are a criminal your one too, thats according to real page. They reported a 2 page criminal history with someone with the same first and last name but a different middle name. Not only that they are in a different state and different, DOB, AS A MATER OF FACT THE DOB IS LISTED AS THE ENTIRE YEAR. So I was denied but this is not me. So i tried to dispute this 2 weeks later all in get is this false criminal record in the mail. Still no resolve. HUM HUM. I have all the time in the world. I will make it my Hobby to report HONESTLY REPORT real page business practices to every possible apartment complex. I guess what I'm honest and have facts. You sent in a criminal report that doesn't even match my rental history, state, name, or date of birth. They falsely accused me. Find out if the complex uses REALPAGE before your apply. This is the worst company I have ever had the displeasure to be forced to work with. They have no idea what they're doing and have been consistently miserable for the 5 years I've had to deal with them. I'm sure property managers don't mind, as the vendors are the ones who have to pay the $99 yearly fee and submit all the paperwork 17 times until they finally enter it into the system 2 months later. But during that time when you've sent in your paperwork 30 times and they've not processed it nor told you if anything specific is wrong with it, you won't receive a check from the property management company, since you're not "compliant." Even when it's Compliance Depot's fault! I've just sent in a renewal certificate for the 6th time and they've yet to process it and keep flooding my inbox with notifications about it. And if you ever have a special certificate, good luck to you as you'll have to jump through 300 hoops and speak to 20 people, wasting hours of your time to get it resolved, even if it's been the same way for years. In short, unless you're going to make enough money for this nonsense to be worth it, skip the job and let some other poor soul deal with these incompetent, untrained, uncaring people. read more

I wish I could give negative stars!!!!!! I am out $335 because of Real Page Leasing Desk. They are reporting that I have some terrible criminal charges when all I have are 2 minor misdemeanors, public intoxication and resisting arrest WITHOUT VIOLENCE. That stems from a incident with a American Airlines gate Agent. It was just a misunderstanding and a language barrier that escalated way too far in an airport. I have been cleared by TSA for pre-check SINCE the incident. The Federal Government does not think I am a risk but Real Page Leasing Desk does and now I have tried at 2 different apartment complex's and have been turned down. The Leasing Agents at the apartment complex's say they have never seen a couple minor misdemeanors cause someone to be declined for an apartment, they are frustrated with Real Page Leasing Desk as well!!! They also reported 4 credit accounts wrong as well. I have called them twice and filed a dispute. Also one of the apartment Leasing Agents had asked for a clarification as to why these minor misdemeanors are causing me to be declined and they can't get an answer. I'm a vendor who was requested by a P.M. company to sign up with RealPage. I wish I said no in the beginning. I paid the $200 to get my profile upgraded. Then I paid $109 to get the P.M. company listed on my account. I filled out R.P.'s outdated W-9 online, then they emailed me that they needed an "updated" W-9, not the one that is supplied in THEIR website. I submitted the new one via email, they still send emails stating that they need it... Another major negative is that after I paid $109 to get the P.M. listed on my account, the P.M. is requiring $1M liab + $1M excess liab/umbrella + $1M auto with additional riders. All totaling over $10K in additional insurance premiums over what I currently carry ($1M gen liab/$500k auto, no excess/umbrella). The job was only going to pay $8k gross, that wouldn't even cover the insurance costs, much less the time and labor. After all is said and done, I'm out of the prospect and $309 for this experience. They don't offer refunds. I turned off the auto renewal. I hope ZRS prop mgt reads this. read more

As you'll read MANY reviews on this website, and on the BBB-- this company falsely links applicants to erroneous criminal records because the company's screening software is terrible. Before I begin, I should mention that this is the first time I've felt compelled to write a review of a company because of dissatisfaction. I have been denied housing at the Wyatt in Kalamazoo Michigan due to inaccurate reporting of a criminal background. I have been dealing with directly, and providing information to dispute this to the head of their screening department, Pat Bonner for a year now, however, she has been obstinate and unable to be reasoned with. I have been forced to put my life largely on hold because of this. I am a college graduate and a commercially rated pilot who is trusted to fly planes and enter secure areas of airports, yet this company is denying me the simple necessity of a place to live. At this time, before it becomes necessary to file a lawsuit and/or a complaint with the FTC (who I know has recently filed an action against the company within the past year) to resolve the matter, that the error is corrected and I am given an approved lease and a unit at this complex. read more

I applied for two separate apartment complexes that used Real Page and both showed a judgement that I have never had before. I reached out to all the courthouses, file clerks, and housing courts in my district, and they all were stumped as to how I could have an judgement when it was never even taken to court!! WHICH MEANS FRAUD ACTIVITY IS COMING FROM THIS COMPANY, ESPECIALLY WITH THE OVERWHELMING AMOUNT OF SIMILAR CLAIMS. Especially with the influx in the year 2020. I checked all my verified credit reports and nothing populates under public records on either of them either. Apparently they were able to pull through a dispute for me but given the comments on here as well how long does that actually take when you are looking for an apartment.. It's like they are scheming to make people homeless with falsified information. I honestly do not understand how they are in business! Just like all the others, me and my husband applied for an apartment and got denied due to my husbands "criminal and public records unsatisfactory". they are falsely stating that my husband has been convicted of TWO felonies which is COMPLETELY INCORRECT and we even did a criminal history check through texas department of public safety to verify our statement. leasing office told us to reach out to realpages ourselves to dispute and if they correct it then it'll reverse the denial but lord only knows how long that's going to take!!! we are trying to find a place for us and our 20 month old baby and this is setting us behind!!! good job real pages on falsely accusing my husband of this and for falsely accusing all these other people of incorrect information!!! all they're doing is making these housing companies lose out on business and i still don't understand why housing companies are still deciding to use them. read more
