This company is hands down one of the worst systems we've ever dealt with as a property management partner. Once you submit an invoice, you're completely locked out, no edits, no corrections, no flexibility whatsoever. What's even worse is that their system allows you to enter incorrect information (like letters in an invoice number) without any warning, only to reject it later because they require numbers only. By that point, it's too late to fix. Because of this, we were forced to resubmit over 30 invoices and pay duplicate fees, something that could have easily been avoided with basic validation or the ability to edit submissions. Slowest company ever to exist! Take up to 30 days to verify a balance has been paid when you send ALL proof with the dispute. How long does it take to make a simple phone call to verify a balance has been paid? Ridiculous you have to change your move in date, pay EXTRA FEES to live somewhere else because a RENTAL SCREENING COMPANY cannot perform a simple task that takes less than 15 minutes. You can provide the contact information, the letter, and all other items and their investigations team cannot perform this task. If they can't do this task - it's scary they are advising if a tenant should be approved or not. UPDATE: This was halfway resolved. Heads up for anyone else, if you're on a lease with someone else, they have to dispute their portion also. So, this means going through this painful process AGAIN that takes too long for something that should be resolved within 15 minutes-48 hours max. No idea why communities use this company as it takes so long to resolve. UPDATE 2: Just plain stay away from any apartment that uses this service. They work extremely slow, have no idea what's going on - and lastly, can't update notes or look for emails! In 2025 if you can't update notes properly or find a simple email that was sent over a week ago then they are just plain incompetent. I would highly recommend finding out what screening company the apartments you apply for use, and avoid any that use realpage. We applied for a unit almost two months ago and was originally denied due to an inaccurate rental report from our current apartment. They said to resolve this we needed to file a dispute and wait for them to investigate. They did and it came back the same, we explained we didn't owe anything and this was wrong so they said to file again and our current apartments needed to send them an email starting our ledger was cleared. We did so and they said it was resolved, and that the new place would have the update. They didnt so they called real page and were told our current apartments needed to send them the email again. This process repeated multiple times over the course of weeks. This part was finally 'resolved' they have said, but it had been past 30 days so the application was closed and the new complex manager needed to call and re open our screening. She attempted to call and do so and they wouldn't let her for xyz reasons. Another week goes by of her waiting for the realpage supervisor to get ahold of her no answer. I called them today and was told realpage told them quote unquote "this is all their faults, and their apartment landlords took too long to get back to us. If they want to open the screening back up they need to pay the application fee again and we can re run it, it should come back cleared" We're in a tight spot where all we can do to move right now is hope this works out and keep chugging along. We paid the fee again today which I fully believe we shouldn't have had to do, as we and our current complex actually communicated very very much with realpage and others over the course of all of this. Fingers crossed it comes back cleared the way it should this week and we can finally move on from all of this. I'll definitely update this review when all is resolved. read more

Unreal how difficult it is to get these people to perform a simple task such as verifying a rental debt has been paid. I literally sent them documents from the credit agency that very plainly lays out how they would go about doing this from the credit agency's website. This is something that should take their "escalation team" 15 minutes maximum to do. I am being delayed from moving into my apartment by 2 weeks at this point because these people cannot seem to sit down and perform a simple task in order to resolve my dispute. The leasing agent has called several times, I have called several times over a 10 day period and the same girl answers the phone every time. She is so reserved and vague on a timeline and how to move the process forward that I'm convinced there is no actual "escalation team" working behind the scenes resolving disputes. If there was this would have been handled days ago. This is costing me so much headache and financial strain having to sit around for an indeterminate amount of time waiting on these people to simply follow the instructions in the documentation I sent them. Credit agencies are familiar with disputes, and this is why they have a very easy and accessible method for others to verify the debt has been paid. I can only imagine what these people are actually doing during the workday. I have called so many times and done everything I can to lead them to the solution that is sitting right in front of them, and they simply refuse to actually just do their job and resolve the dispute so that I can move on with my life. I can't imagine why any rental property would choose this company to perform their screenings as it ultimately costs the property potential tenants due them delaying the process and forcing that tenant to look elsewhere. I legitimately never write reviews and much less negative ones such as this, but I am at my wit's end. This is such an egregious lack of efficiency and effort being displayed from RealPage that I have to voice it someway somehow. I will start looking for another property to move into this weekend due to them refusing to move forward with my dispute resolution and the very first question I will ask the leasing agent during this process will be "Do you use RealPage?" Mean-spirited customer service reps. The Realpage software produces utility bills that include a customer service number. You would think that if you had a question about the bill, you would call that number. When I asked about the amount, the "service rep" told me to call my management company. That's okay but when I tried to ask a different question, she just hung up on me. I called back to see if I could get help from a different rep but was disconnected before I got to say hello. Outdated, inaccurate information, spanning everything from past and current addresses to debts. Real pages appears to collect information on renters from sources on the level of People finder and has just as many cross referenced errors associating your information with people you have likely never met. As a result, you will be denied approval for an apartment regardless of your income or credit score meeting requirements and Real Pages will not even make a recorded inquiry on your credit report when doing so. My experience with RealPage has been very bad! I would not recommend signing up with them to assist manage your business. I've been using them at my apartment community for over a year and we still do not know all of their features that are offered, what were paying for, and how to benefit from the services they offer. The property manager before me that signed us up on a 3 year contract (UGH!) was sold a bill of goods. I've connected with their representatives to get assistance and it's been nothing less than a frustrating and time consuming mess. After a year and 4 months, I still cannot tell you what we are paying for and if we're getting the services. We've tried to break our contract; they tell me that we need to pay out the 3 years! I think we will do it anyway. I'm tired of calling them and spending over an hour getting transferred around to someone else "who can help" who can't actually help. read more

The reality is that realpage is far from the best, they're just the largest. Sure they offer "everything" at a price but 99% of the departments are unproductive and your staff will spend more time managing the things they mess up or cannot do. Their customer support is actual hell on earth to deal with. Their worst departments are Online Payments, their outdated payment processor and the people they hire in the Chargeback solutions team. The system allows a lot fraudulent payments and they do very little to recover funds. I don't think realpage has the industry's best interest at the end of the day. Very difficult to cancel rent reporting subscription. Realpage on-line subscription management has an e-document you complete, sign and submit. This does not cancel your subscription. You must call. Also, they will not refund any payments. You are told to contact your financial institution and request yiur payment be reversed. This is a scam. My fiance and I are applying for an apartment and were denied because another person with the same name as my fiance's (different middle initial) had felonies and they put it on my fiance's report. I have started a dispute, found all the court records, and even went to PeopleFind to show there is more than one person in the area with the same name. We called, the following week, to find out what the status was on getting the misinformation taken off the report and they told us that it could take up to 30 days to remove the information THEY put on my fiance's report. We are now going to be homeless in 6 days because of this. If it was just me and my fiance it would be annoying, but not as big of an issue. My 75-year-old mother with dementia is also moving in with us. This has cost us a lot of money and is continuing to. RealPage is a vendor credential service enlisted by one of the property management companies that has requested our repair services. We, together with our three different insurance companies (Auto/Worker's Comp/Liability) have been sending over requested Certificates since May. Unfortunately, this "software" doesn't have common sense and it's difficult to get a "real person" to understand the complexities of having multiple insurance companies for different policy types. My agents are getting extremely frustrated with the constant change in requirements, it doesn't seem that everyone at RealPage is on the "SamePage". We have dealt with several different credentialing service companies over the past 20+years in business and have never had such a difficult time it what should be a very simple process. When the lady called me she stated because my rent went up they are basing my processing fee of that. Apartment forgot to add our pet rent to our initial amount so I went online to pay. Didn't realize this but even for something as simple as that you get charged a "convince fee" that is worth 3-10% of your regular rent. So instead of paying $35 I ended up paying $70. No one informed us about said convince fee and when I called the company all they could do was say sorry and that I was sol on my money. I have been denied from a apartment community due to false information. Realpage leasing desk reported false criminal history. I have never been arested nor been to jail and they turned in a possession with intent to deliver from a totally different city and the person had a totally different name. When reached out to leasing desk to dispute it has already been 10 days and nothing. I was able to spend 2 hours and 30 minutes and got a certified letter stating that the background reported was not mine. I work as a nurse and if i had a background would not be able to work. My fiance and I applied to our dream apartment and were notified that his background check had come back flagged with felonies THAT HE DID NOT COMMIT! He has NO criminal history as we've confirmed with TDPS through online portals and via phone as well. He has a common name but we found that this individuals record and my fiancé's was matched by PARTIAL information matches only!! They didn't even match his FULL name or birthday which seems entirely negligent. We've now since submitted a dispute but have received no information and when I asked how thorough the reinvestigating would be I was told "they (the investigation department) has their ways" and nothing else! Individual employees seem to have no idea what is going on let alone how to fix major dispute concerns when contacted. I am absolutely tired of the run around on a situation that is SO easy to fix if only this information was cleared with an actual person before being submitted to landlords and company's. This information cannot be correct as I hv been here at the same residence for past 3 years with impeccable rental history. I submitted an application earlier this week for an apartment that I was well qualified for and received a letter of declination for *unverified information* with no further detail. I submitted a request for the full report which I did receive and it contained no explication for the denial or anything in the report that would prevent me from being approved. I have sufficient income, great credit, renters history, and a clean criminal background. I have called this company several time and none of the customer service representatives were able to assist or provide information in any way. I've applied for this apartment 2 weeks ago and had a balance which was taken care of with a paid in full receipt and was denied of course. When given the paid in full later while filing a dispute and getting it taken off my credit it took DAYS and they have no update even though they've " expedited it plenty of times.
