The seller had asked that I not "nickel and dime" him to death but they would repair anything major found with the house. Chris Ehlman did the inspection and sent me a report . It was easily broken down into three sections: Major, moderate and minor concerns. Under major there were only 2 items: ductwork was wet and waste discharge pipe was leaking. These were zero problems in negotiating repairs with seller. I moved in on September 27, 2024...the day Hurricane Helene hit. It was on this day that I discovered that almost none of the windows opened. There was one in the front of the house I could get open a bit. I had no power for 12 days and no windows that could open. It was miserable, not to mention dangerous if there had been a fire, tree fall on the house, etc. This was the first thing of many I would discover that had been missed by Ehlman Property on the inspection. Soon after I had a chimney company come out to clean the chimneys. The inspection report stated nothing about the chimneys except a green check mark noting "okay" with the wording "chimney should be cleaned and inspected by licensed chimney sweep before first use". It was a shock then to find out that the mortar on both chimneys was ancient, crumbling and that the flashing was missing or defective allowing water into both the attic and the crawlspace with water damage and moisture on the wood in both areas. It was this company that told me there was a hole and a sump pump in the crawl space under the house. The cost to fix the chimneys was around 2000.00. I gave grace because I thought maybe the chimneys weren't within the realm of inspection but certainly the wet, damaged wood should have been reported. It got worse. During the course of these repairs it was reported by a contractor that there was a large amount of water under the house and that there was a pipe under the house that was not connected which most likely was resulting in the water under the house. Water under a house is bad especially in the south. I had a plumbing company come out immediately and inspect the house. The sump pump was not working and not only was not working was not up to size or code needed. The discharge pipe for the sump pump wasn't big enough. The pipe that wasn't connected and dumping water was easily located (see picture) and most likely responsible for the water under the house. It was also noted at the time that a portion of the bathtubs were not framed and in danger of falling through to the crawl space. They also found some pipe under the kitchen sink that wasn't up to code or working correctly. None of these items were on the inspection report. Plumbing repairs cost 3800.00 and the bathtub frames were 2400.00. Ehlman property was contacted immediately and a request was made for reimbursement for repairs that were missed on the inspection report. Ehlman Property replied to my request after 6 weeks stating that the only thing they would do is offer 825.00 towards the missed items. The reasoning was the service contract states they are only liable for 1.5 times the cost of the inspection so that adds up to 825.00. To receive the 825.00 I would have to sign an agreement to not say anything negative about the company. I've spent almost 10,000.00 on repairing major items on this house and still finding things that will cost more money to repair. If the inspection report had been correct and thorough the seller would have paid for these items. My advice is read the service agreement with a fine tooth comb. Find out if they have insurance because I was never offered info on an insurance company to make a claim. Be present! I lived out of state and couldn't be there and don't use Ehlman Properties for your inspection

Shortly after moving in multiple things kept being found, from rotted out subflooring (visible without moving anything), gaps in the vinyl at every window, buckling drywall from water damage, substantial termite damage, and misdiagnosed source of water in crawlspace. After spending our time to resolve these issues a friend mentioned to reach out to the inspector to inform the company of how much was missed. We closed on January 27th, and I contacted premier on February 3rd with pictures and details of the multitude of issues. Jeff Young had an excuse for every single thing I listed. Instead of considering his missing a multitude of issues, he ended up blaming me as being dishonest. Since his company asked 3 times for a review, I left him one on Google. He replied to the review saying I was a unrealistically expectationed customer and that he did everything in his power to resolve the situation. His company only sent me one email. They never called, they never came out to look at all I found, they never even expressed concern. I am extremely discouraged by the fact that they will claim they did everything in their power to resolve the issue. Instead, it makes me question how honest this company is and how many other people they may be manipulating.
