Krista is a gem.

Originally, I thought I'd do it myself, but it is pretty daunting to try to get the attention of ANY subcontractors in this city so I gave up. I decided what I needed was a "full service" realtor who could basically do all the work for me so that we could make as much money as possible off the sale. This is not something any realtor will do, and I wasn't sure I could find it. I had received mailings from Krista and decided to give her a call. Sure enough, she has a magical rolodex of contractors who not only call her back, but do the job QUICKLY.
As soon as we signed a contract with Krista, she came up with a game plan to tackle the (considerable) punch lists for the two properties. When she told me her timeline to get the houses on the market, I think I actually laughed. "No way!" I thought. (Obviously I've had terrible luck with contractors.) Well, she continued to amaze me as the weeks ticked by. She began by gathering bids, which she provided for me with her recommendations for who to go with. All the bids were very reasonable. Then she did shopping for lights/fixtures/knobs and in many cases drove them to my house to get approval before having them installed. She has a real designers eye and I soon realized I could depend on her to make good aesthetic and period-appropriate choices.
Right around the date she had given, the houses looked amazing. Painted inside and out, new tile work in kitchens and bath, new lights, etc. All the things that really stand out and make someone fall in love with a house. To top it all off, Krista has her OWN staging that is included with her percentage and it is a perfect neutral palette that really breathed life into the homes. They both sold within a couple of weeks.
One had a sewer issue that was a real hassle. We didn't get a sewer inspection when we bought it and the new owner found out that the sewer line crossed the neighbors property. Krista had to arrange with the neighbors to get their sewer line replaced so that the new owners could replace theirs BEFORE closing. I barely heard about it because Krista took care of the whole thing.
If you are looking for a low stress sale, with an eye to detail and design, with someone who can tell you where (and where not) to put your money to help the sale, Krista is hands down the one. We literally could not have done it without her and I have doubts that many of the realtors in this city could hold a candle to the amount of work she puts in to her sale properties. You can't go wrong!
